Sector 106 is one of the Gurugram sectors that the Dwarka Expressway runs through. Its homes are mostly high-rise group housing of recent years. Paras Dews has six towers of 24 floors, ready since July 2021 according to Square Yards. Godrej Meridien lists possession from January 2025, and Elan The Presidential is still shown by its developer as a new launch, so occupied towers and active building sites share the same roads.

That mix shapes moving day. A tower handed over recently often has families still doing interiors, and carpenters and painters queue for the same service lift you need. Further along, the road may be busy with construction vehicles. We ask your estate office for a lift window, then fix the packing plan around it.

The road map matters too. In January 2026 Swarajya reported that the sector roads between 103 and 106 and between 106 and 109 were still not connected to the expressway because a green-belt strip had not been acquired. So the shortest-looking route is not always open to a loaded truck, and we check the approach before the day. Moving within the corridor? What Makes a Sector 106 Move Different?

New towers, building work next door and roads that are still being joined up. Here is how we handle each one.

On the ground in Sector 106 New Gurgaon & Dwarka Expressway

  1. Next door to our head office

    OpenStreetMap places Sector 106 directly west of Sector 110, where our head office is. The crew starts close by, so an early lift slot is easy to meet.

  2. Lifts shared with fit-out crews

    In a recently handed-over tower, the service lift may be busy with interior work. We book a fixed window with the estate office and pack so loading fits inside it.

  3. The approach road

    Some sector roads here did not yet join the expressway when last reported. We pick the way in from the side that is open, and tell the driver before he sets off.

  4. Construction traffic

    With new projects still being built in the sector, we wrap furniture fully for the walk from tower to truck, so dust and grit stay off polished surfaces.

  5. Ready by nightfall

    For a nearby move, beds are refitted and kitchen cartons opened at the new flat the same day, and we take the empty boxes away with us.

Finding your way

Which Roads Lead a Truck Into Sector 106?

Sector 106 lies on the expressway, yet the last kilometre to a gate runs on lower roads. These are the stretches we check first.

  1. Sector 103/106 dividing road

    In June 2023 GMDA approved rebuilding this 1.8 km road, with its drains and footpaths, because it feeds expressway traffic. If a section is under repair on your date, we bring the truck in from another side.

  2. Service lanes under the elevated deck

    The expressway's main carriageway is elevated, four lanes each way, so society gates open onto the lanes below. In March 2024 The Tribune reported state approval for service roads on both sides, with two years set for the work. Where a stretch is unfinished, the driver may have to turn further along and double back.

  3. Yashobhoomi and the airport tunnel

    Northbound, the expressway meets NH 344M at Yashobhoomi in Delhi, and part of the Delhi section runs through a 3.5 km tunnel under the airport runway, according to Wikipedia. That gives a direct run to Dwarka's sectors for a move into Delhi.

  4. Kherki Daula cloverleaf

    Southbound, the road ends at a cloverleaf interchange near Kherki Daula on NH-48. An outstation truck bound for Manesar or Jaipur joins the highway there without crossing the older city.

Homes we move

Flat Sizes, Low-Rise Homes and New Handovers in Sector 106

Godrej Properties lists Godrej Meridien with 1, 2 and 3 BHK homes, so two doors on the same landing can hold very different loads. A one-bedroom often fits a small vehicle and a short lift booking; a three-bedroom with a full kitchen and wardrobes needs a bigger truck and a longer slot. We size each job from a video walk-through rather than from the tower name.

Not every project here is a high-rise. A July 2025 advertorial in The Tribune describes MRG Crown as a low-rise gated community with private terraces. A low-rise home trades the lift queue for stairs: big pieces such as a three-seater or a tall fridge go up the staircase by hand, and terrace planters and outdoor furniture add to the load, so we send extra hands and lifting straps.

Square Yards' sector overview lists projects under construction and new launches next to ready ones. If you are among the first families in a block, snag repairs may still be under way inside the flat, so we suggest keeping glassware, artwork and electronics in their labelled cartons until the workers have finished.

What Sector 106 Societies May Ask Before a Move

  • NOC and crew details

    Guides to Gurugram RWA rules, such as this one from Box N Move, say many societies expect the NOC request at least a day early, plus ID for every crew member and a pass for the vehicle. Send us your society's form and we return it with names and the vehicle number.

  • Water before unpacking

    A Tribune story of June 2024 found about 200 societies along the expressway were being squeezed by tanker suppliers. Ask the estate office how your tower gets its water before move-in, since cleaning and kitchen set-up need a running tap.

  • Power faults on the day

    If the new flat's supply trips while the crew is fitting lights and appliances, DHBVN takes complaints on 1912 and through its online services. Keep the consumer number handy when you call.

When to move

Monsoon, Heat and Handovers: Timing a Sector 106 Move

July to September carries the most risk. On 31 July 2025 rain left the service roads near Sector 104, a few sectors along the corridor, under several inches of water, Curly Tales reported. NHAI blamed run-off from nearby colonies, and GMDA said HSVP was still building the main drain spine for Sectors 81 to 111. If a downpour is forecast for your date, shifting by a day costs less than soaked cartons.

Summer is the other hard stretch; a May 2022 report logged Gurugram at 48.1 °C (Tribune). For a Sector 106 move in May or June, the crew arrives at dawn so wardrobes and the fridge are on the truck well before noon. With towers still being delivered in the sector, handover months can crowd the service lift, so book the lift and our crew together, two to three weeks ahead.

Our head office is in Sector 110, which adjoins Sector 106 on its east side. By OpenStreetMap's sector outlines the two sector centres are roughly two kilometres apart in a straight line.

It can be, because interior crews often use the same service lift. Ask your estate office for a slot as soon as your date is fixed and share it with us. We plan the packing so loading starts the moment the slot opens.
