Sector 106 societies do not post their shifting rules online, so the hours, lift slot, fee and gate pass for your move come from the estate or facility office of your own society, and in a sector where some towers received occupation certificates only in 2023 or 2024, the first thing to confirm is that your tower may take residents at all. Around that office sit rules with dates on them: tenant verification with the police, the city's no-entry hours for goods vehicles, and, for any truck heading into Delhi, a BS-IV grace period that ends on 31 October 2026, followed by Delhi's winter curbs from 1 November.
Our packers and movers in Sector 106 Gurgaon page explains how crews work the lift window and the approach roads. Prices and crew time are in the Sector 106 costs guide, and rents, schools and the PIN in the Sector 106 newcomer guide. This post is only about permission: who signs, what binds you and which dates to plan around.
Which Sector 106 societies publish their move rules?
None that we could find on 30 October 2026. What the public record shows, and whom to ask:
| Society | Public record, October 2026 | Whom to ask | Posted move rules |
|---|---|---|---|
| Paras Dews | Ready to move since July 2021, RERA 118 of 2017, 13.76 acres (Square Yards); six towers of 24 floors | The estate office; ask whether the developer's team or a residents' body signs | None |
| Godrej Meridien | Occupation certificates for towers in March 2023 and September 2024, per Godrej's submissions to HARERA | Godrej's facility office for your phase and tower | None |
| MRG The Skyline | Affordable group housing under the 2013 policy (HARERA); 12 towers of 26 floors | The maintenance office; ask whether the developer still runs it | None |
| CHD 106 Golf Avenue | Nine towers of 18 floors, listed as ready (Houssed) | The estate office | None |
| Elan The Presidential | Under construction on 12.767 acres (Elan) | No move-ins yet; neighbours should ask about site traffic at the gate | Not applicable |
"None" means only that nothing was posted where the public could read it. Offices often hold a printed circular; request it as a photo or PDF so you can show it at the gate.
Whose rules bind a tenant and the movers?
The society's, through a state law from 1983. Section 24(1) of the Haryana Apartment Ownership Act makes the Act, the building's declaration and the association's bye-laws binding on owners and equally on their tenants, staff and any other person using the building. A lease that is silent on lift bookings exempts no one, movers included. The wider legal picture, including who may form an association, is covered in our Sector 69 rules guide.
Has your tower received its occupation certificate?
Check before you give notice anywhere, because in Sector 106 the answer differs from tower to tower. The Indian Express reported on 28 October 2026 that Godrej Meridien was launched in May 2018 on 15 acres, that buyers' agreements promised Phase I by 30 September 2022 and Phase II by 30 September 2023, and that Godrej had told HARERA it obtained occupation certificates for towers in March 2023 and September 2024. In orders of 29 September and 8 October 2026, the regulator refused to let the developer use the Covid-era extension where agreements were signed after the pandemic began.
Those orders are about compensation, not moving day, but they show why one date for "the project" is not enough. A separate HARERA record for Godrej Meridien Phase III, read on 30 October 2026, shows an application for registration with a deficiency notice, so more building may follow on the same land. Before booking a truck into any newer tower here:
- Ask for the occupation certificate date of your own tower.
- Get a possession or handover letter that names the first day goods may come in.
- Ride the service lift to your floor and run a tap in the flat.
- Ask which gate a moving truck uses while any part of the site is still being built.
If the old home must be vacated first, goods can wait in our warehouse until the letter arrives.
Who signs approvals at an affordable society such as MRG The Skyline?
Possibly the developer, for now. HARERA's record shows MRG The Skyline was licensed in December 2020 (licence 43 of 2020) as affordable group housing on 10 acres in Village Babupur, Sector 106, under the state's 2013 policy. The policy notification sets two terms that matter on moving day:
- Maintenance. The developer looks after the colony for five years from the date of the occupation certificate, after which it passes to the owners' association formed under the 1983 Act. Ask the office for that certificate date; it tells you which of the two should be signing your gate pass.
- Parking. No car parking is allotted to flat owners, each flat gets one two-wheeler space, and leftover space may be kept as free visitor parking. Ask where a moving truck may stand, because there may be no allotted bay near your tower.
What does the gate office check, and what can it charge?
Three things, in most Gurgaon societies: your right to be there, the agreed time, and whether you owe anything. MyGate put numbers on it in a survey published on 16 July 2025: 72% of the communities it asked reported frequent trouble with moves, most often from missing paperwork (68%), shifting outside approved hours (64%) and money still owed (60%). The desk's questions differ by direction:
| Moving in | Moving out |
|---|---|
| Possession letter or sale deed if you own; signed lease, and usually the owner's consent, if you rent | Proof that maintenance, power and water bills are paid up |
| Approved date, hours and lift, ideally in one message | The same approval, from the office at this end |
| Crew names and the truck number for the guard's register | Return of access cards, car stickers and remotes |
Charges are set by each society, not by law. In a guide dated 18 September 2026, NoBrokerHood gave approximate Gurgaon ranges: an administrative charge of roughly Rs 500 to Rs 2,000 that is not returned, a move fee in some places from about Rs 1,000 up to Rs 5,000 or beyond, and, where one is taken, a returnable sum of Rs 5,000–25,000. Ask what your society charges, what could be deducted from a deposit, and when the money comes back.
Which police station takes a tenant's verification?
The one covering the flat, which the published lists do not settle for Sector 106. Gurugram Police's West district list, read on 30 October 2026, gives the Bajghera station Sectors 109 to 115 and New Palam Vihar, and places Village Daultabad, beside Sector 106, under Rajendra Park; none of the four district lists names Sector 106 itself. Under the steps on the police verification page, the owner completes the tenant form, lodges it at the relevant station and passes a copy to the RWA president; the same page allows online filing and has a tool for finding which station covers an address. Write into the lease who will file, and run your tower's address through that tool.
When may the truck use the roads?
In the gap between Gurugram's two no-entry periods. Goods vehicles may not use designated city roads in two daily windows, one from 8 to 10 in the morning and one from 5 to 9 at night, according to a traffic police explainer on the Digi Pass scheme that GMDA hosts; we read it on 30 October 2026, but it is undated, so look again close to your date. A loaded truck should therefore reach the gate after 10 am and be off the main roads by 5 pm, with your society's own window fitted inside that.
Two more limits shape the day. Our office is closed on Sundays, so a society that allows moves only at weekends means a Saturday. And two sector roads touching 106 were still unjoined to the expressway when last reported, which the costs guide covers; they can add a loop to the drive.
Which dated rules apply around 1 November 2026?
Mostly the ones that govern trucks going into Delhi, which lies about a kilometre from the sector:
- 31 October 2026. WION reported on 30 September 2026 that since 1 November 2025 Delhi has admitted goods vehicles from other states only if they run on CNG, LNG or electricity or meet BS-VI, while BS-IV trucks got a single year's leeway. That leeway expires on the day this guide is published, so from 1 November a BS-IV truck cannot carry your goods in.
- 1 November 2026 to 31 January 2027. For these three months, the winter plan Delhi announced on 28 September 2026 restricts entry for outside-registered vehicles that do not meet BS-VI.
- GRAP. CAQM put the whole NCR on Stage I on 21 October 2026, according to All India Radio; up to 30 October we saw no report of Stage II or above. Under the revised schedule WION described, Stage III would add curbs on BS-IV light and medium goods vehicles and Stage IV on heavy ones.
When booking a Delhi job, have the mover name the vehicle and its BS class in writing. Entry timings and papers on the Delhi side are explained in our Delhi house shifting guide.
What should be on your list before you book?
- To do: Your tower's occupation certificate date and a possession letter with the first move-in day
- To do: The name of whoever approves moves now: developer's facility team or owners' association
- To do: Written timings, lift and loading spot from the office at each address
- To do: The society's charges and the deposit refund rule
- To do: Paid-up maintenance before a move-out
- To do: At MRG The Skyline, an agreed standing place for the truck
- To do: The tenant form lodged with the station that covers your tower
- To do: A truck slot inside the 10 am to 5 pm gap, any day but Sunday
- To do: For a Delhi leg from 1 November 2026, a BS-VI, CNG, LNG or electric truck named in the booking
When the two ends allow different windows, the narrower one sets the day. Our household shifting page describes the packing and setting up.
Do society rules make the move cost more?
Rarely by much; they change the timing more than the bill. For a move to another part of Gurgaon, the owner's indicative October 2026 figures on our Gurgaon page run from Rs 4,500–7,000 at the one-bedroom end through Rs 8,000–12,500 (two bedrooms, as in a Skyline flat) to Rs 12,000–15,000 with three. Bigger homes are priced after a survey. What lifts a quote within its band is usually a tight lift slot, a long carry from the permitted truck spot, or the need for a BS-VI vehicle on a Delhi run.
Key takeaway
No Sector 106 society we checked publishes its move rules, yet Section 24 of Haryana's 1983 Act holds tenants and anyone using the building to the bye-laws. Confirm the occupation certificate for your tower, find out who approves moves (perhaps still the developer at MRG The Skyline), take the timings and charges in writing, settle dues, run the truck between 10 am and 5 pm, and from 1 November 2026 use only a BS-VI, CNG, LNG or electric truck for Delhi.
With the society's reply in hand, share both addresses with us and we will put the quote in writing.
Read this as general information, not legal advice. We consulted the sources listed on 30 October 2026, and any of the bodies named here, from your society's office to HARERA, the police, CAQM or the Delhi government, may revise its rules, so recheck in the week you move.
