Sector 70's societies keep their shifting rules offline: we could not find one that posts them, so ask your own society office to put the hours, the lift slot and the gate pass in writing. The public record is thin but useful: it tells you which buildings are long settled, which affordable towers are still under the developer's five-year maintenance clock, and which sites next door are still being built.
Below, each record carries its date, the blanks are named as blanks, and the questions to send close the guide. If you are comparing movers, our page on packers and movers in Sector 70 Gurgaon explains how we bring a truck off the Southern Peripheral Road (SPR) and into a society gate.
What is on the record for Sector 70's societies?
Mostly developer pages, property listings and one government letter. We looked at Tulip's project pages, the Square Yards listings for the sector, the competing pages for this search and news reports in October 2026. HARERA's website would not open from our connection on 24 October 2026, so no regulator's order on a Sector 70 project is included here.
| Society or site | What the record says | Source and date | Who approves a move |
|---|---|---|---|
| Tulip Orange | Eleven 3 BHK towers, A1 to A3 and B1 to B8; about 500 families | Tulip's page, read Oct 2026; Square Yards gives possession as 30 Mar 2014 | Not published; ask the office |
| Tulip Ivory | 48 villas and six 4 BHK towers; occupation certificate obtained | Tulip's page, read Oct 2026 | Not published; ask the office |
| Pyramid Altia | 818 flats on 5.56 acres, tagged affordable housing; possession Sep 2024 | Square Yards, read Oct 2026 | Likely the developer's team (see below); check |
| Pyramid Infinity | 684 flats on 4.33 acres, tagged affordable; possession Sep 2025 | Square Yards, read Oct 2026 | Likely the developer's team (see below); check |
| Shree Vardhman Victoria | 592 flats in nine towers; possession Dec 2020 | Square Yards, read Oct 2026 | Not published; ask the office |
| Krrish Florence Estate | Seven towers; possession Dec 2018 | Square Yards, read Oct 2026 | Not published; ask the office |
| Tulip Crimson, Tulip Melrose | Five 36-floor towers due 2031; four 39-floor towers due 2032 | Wikipedia list, read Oct 2026 | Building sites; no residents yet |
Listing sites are not regulators, and their figures disagree from page to page, so use the table to know which office to call, not as a fact sheet.
Who runs the gates at Tulip Orange and Tulip Ivory?
The record does not say. Tulip's Tulip Orange page describes the towers and the families living there, and its Tulip Ivory page announces the occupation certificate. Neither names a maintenance agency or a residents' association, and we found no news report or published order that does. A society that took possession around 2014, as Square Yards dates Orange, may well have moved from builder to residents by now, but we could not confirm it, so ask.
One detail matters on the day. Tulip's own page says the Ivory villas stand across the main entrance road from Orange. Two societies facing each other on the same road means two gates, two sets of guards and, quite possibly, two different rules. Three precautions:
- Name the right society on everything. Write the society's name, your tower or villa and the gate to use on the booking, the pass and the driver's slip.
- Get the pass from your own office. A pass issued by Orange will not open Ivory's barrier, and the reverse.
- Ask a villa question at Ivory. A villa with a basement and two floors above it is a different job from a tower flat. Ask whether a villa move needs its own pass and hours, and where the truck may stand without blocking the towers' traffic.
Who approves a move in Sector 70's affordable towers?
In the early years, the developer, under a published state rule. Square Yards lists two Pyramid projects in Sector 70, Altia and Infinity, and tags both as affordable housing. If they were licensed under Haryana's Affordable Housing Policy 2013, clause 5(v) of that policy applies:
- for five years counted from the occupation certificate, upkeep is the coloniser's job and residents pay nothing for it;
- when those years end, an owners' association set up under Haryana's Apartment Ownership Act of 1983 takes the colony over;
- from then on the coloniser cannot hold on to maintenance, whether itself or by way of an agency it controls.
Square Yards dates possession at Altia to September 2024 and at Infinity to September 2025. If the occupation certificates are about that recent, both would still be inside the five years in October 2026, and the developer's maintenance office would be the one to approve your move. That is an inference from listing dates, so ask the office for the OC date and for who signs move approvals today.
Two practical points follow. Flats here are small; Square Yards gives sizes from 368 to 742 square feet, so many households may share one service lift on a weekend. Book the slot early and ask how long it lasts. And if you are a tenant, ask whether the office will accept a pass request from you or only from the owner. For a wider look at how the 2013 policy and RERA divide maintenance between builder and owners, see our Sector 68 rules guide.
Which building sites share the roads?
Several, and more are planned. A Wikipedia table of Gurgaon's tallest buildings lists Tulip Crimson in Sector 70 as five 36-floor towers due in 2031 and Tulip The Melrose as four 39-floor towers due in 2032. Further ahead, the state's environment appraisal committee issued standard terms of reference on 17 May 2024 for a proposed group housing colony under the transit-oriented development (TOD) policy in Sector 70, by Tulip Infratech with landowners, listing 720 homes and 127 EWS flats. Terms of reference are an early step, not a building permit.
Concrete mixers and material lorries use the same sector roads as moving trucks. Ask your office whether site traffic passes your gate and at which hours, and plan loading outside them.
What if the road to the gate is blocked?
It has happened next door, and the report shows whom residents turned to. On 14 April 2023 The Times of India reported that the only approach road to Peaceful Homes in Sector 70A had been dug up. Residents complained to the district administration, the police and the Municipal Corporation of Gurugram, and the road was filled in the next day after the police stepped in. Another approach road had already been closed by a landowner in a dispute with the developer.
That was a Sector 70A society, not a Sector 70 one, and it is three years old. The lesson still holds: ask the office the day before whether the approach is open, and keep the society's own contact for the guards at hand if the truck finds it shut.
On the SPR itself, GMDA opened bidding on 1 October 2026, Swarajya reported two days later, for an elevated road's opening stretch: 4.23 km from Vatika Chowk to the Dwarka Expressway cloverleaf. Bids close on 18 November and the builder gets 30 months once the work is awarded. GMDA says it will ease seven junctions in Sectors 69 to 75A. No diversion had been announced when we checked, so look for traffic police advisories in the week of your move.
At what time can the truck reach the gate?
Two clocks run, and Sector 70 has printed neither.
The gate's clock. Your office sets it. Ask it to write down the permitted hours, the Sunday and holiday position, a lift booking's length and any deposit.
The road's clock. Peak-hour bans on goods vehicles cover Gurgaon's main roads; our Sector 68 rules guide quotes the traffic police note we found, with its date. If the goods are going on to Delhi, our Sector 70 costs and access guide explains the rules for older trucks. A date between July and September deserves a look at our Sector 70 monsoon guide, since water collects on the roads around the SPR.
Which questions go to which office?
About a week out, put these to the office at the old address and the new one:
At Tulip Orange or Tulip Ivory
- To do: Who approves moves: the developer, an agency or a residents' association?
- To do: Which gate takes a goods vehicle, and where can it stand?
- To do: For an Ivory villa: is the pass and the hours the same as for the towers?
- To do: Which lift takes furniture, for how many hours, and against what deposit?
At an affordable tower such as Pyramid Altia or Infinity
- To do: What is the OC date, and is the developer still maintaining the colony?
- To do: How far ahead must a weekend lift slot be booked?
- To do: Can a tenant request the pass, or must the owner apply?
Anywhere in Sector 70
- To do: Do construction vehicles use our gate, and at what hours?
- To do: Must dues be cleared before the guard lets goods out?
- To do: Is the approach road open this week?
New to the sector? Our Sector 70 newcomer guide covers tenant verification and the forms a family needs after the move.
What if the office has not said yes by moving week?
Then keep the goods off the road. Should the pass, the keys or the OC paperwork lag, we store the packed load in our warehouse and drive it to Sector 70 once the door is open. Share the replies and both addresses on our contact page and the crew size and truck are chosen to suit them.
Every source above was opened on 24 October 2026. Read this as general information for planning; it is not legal advice: handovers happen, road works start and offices change their rules, so check again with yours shortly before the truck is booked.
