None of the Sector 68 societies we checked publishes its rules for moving house online, so the rules on your moving day come from whoever maintains your building, and the national and state rules decide who that is. Ask that office in writing for its hours, lift booking, deposit and gate papers, and check the traffic police's truck timings separately, because a society's permission does not cover the road.

Who sets the moving rules in a Sector 68 building?

It depends on what kind of project you live in and how far it has got. Wikipedia's Badshahpur article lists Sector 68 among the areas under Badshahpur, on the Sohna Road side of the city, and most homes here are in group-housing projects of different ages and types:

"None" means we found nothing online. Your office may still have a circular for residents, so ask for a copy rather than relying on what the guard remembers.

What does RERA say about who runs a new tower?

The national real estate law answers the question of who is in charge before residents take over. Under Section 11(4)(d) of the Real Estate (Regulation and Development) Act, 2016, the promoter must provide and maintain essential services, at reasonable charges, until the association of allottees takes over maintenance. Section 11(4)(e) makes the promoter enable the formation of that association.

Section 17 then deals with the handover. The promoter must hand over the common areas to the association, and where no local law sets a period, pass on the documents and plans for them within thirty days of the occupancy certificate. The Act's definition of common areas in Section 2(n) includes the staircases, lifts, lift lobbies and common entrances and exits.

For a move, this means two things:

  1. Before handover, the developer's facility or maintenance team is the body that books the service lift and lets a truck through the gate. Write to it, not to a residents' group on a messaging app.
  2. After handover, the association runs the lifts and gates, and its rules apply. If you are unsure which stage your tower is at, ask the office directly who approves moves.

What changes in an affordable-housing society?

Projects built under Haryana's Affordable Housing Policy 2013 follow a fixed timetable. The policy, notified on 19 August 2013, lets the developer keep a small commercial component so it can maintain the colony free of cost for five years from the occupation certificate. After those five years the colony passes to the association of apartment owners formed under the Haryana Apartment Ownership Act, 1983, and the developer may not keep the maintenance, directly or through an agency.

Three parts of the policy bear on moving day:

  • Who to ask. In the first five years, it is the developer's team. After that, the owners' association decides on any agency it hires and on what terms.
  • Parking. The policy provides parking at half an equivalent car space per flat, earmarks one two-wheeler bay for each flat, and says no car parking is allotted to any owner. Spare space may be used for visitors' cars. A moving truck has no guaranteed place, so agree the loading point before the day.
  • Buying a resale flat. The policy bars transfer or sale of an allotted flat for one year after possession, with a penalty of 200% of the selling price for a breach. If you are moving into a flat you bought from the first allottee, make sure the sale was allowed before you book a truck.

Not every affordable project in this belt is finished. RERA Gurugram revoked the registration of all five Mahira projects, The Tribune reported on 20 March 2024, and in September 2025 ThePrint described Mahira and Ocean Seven projects in Sectors 68, 69 and 109 as incomplete. If you are an allottee there, wait for possession in writing before you fix a moving date.

What papers might the gate or office ask for?

These are not published Sector 68 rules; they are the papers societies commonly ask for, so have them ready and check with your office:

  • Proof that the flat is yours to occupy. A possession letter or allotment papers for an owner, or the rent agreement and the owner's written consent for a tenant.
  • Tenant verification. It is one of the citizen services on the Gurugram Police website. If you rent, ask your landlord whether it has been done, since some offices want a copy.
  • A clear dues statement. When moving out, the office may want maintenance and utility dues settled before it signs a gate pass.
  • Truck and crew details. The vehicle number and a contact number for the supervisor, sent a day ahead.

Electricity is separate from the society's permission. If the flat has its own meter, a new connection or name change is applied for on the DHBVN e-connection portal; if the society bills power itself, the estate office handles it.

When can the truck come in?

There are two clocks: the society's and the city's.

The society's hours. No Sector 68 society we checked publishes move hours. Get yours in writing, including whether Sundays and holidays are allowed. On the M3M side of the sector, the developer lists St. Angel's Global School about 0.16 km from Sierra68, so we keep loading clear of school arrival and departure times there.

The city's hours. A January 2020 reply from Gurugram Traffic Police on X set out daily no-entry hours for heavy vehicles in the morning and evening peaks, longer on Mondays and Fridays. It is old and refers to heavy vehicles, so check whether it applies to the truck booked for you. Event days bring stricter curbs. For Republic Day 2026, the traffic police kept medium and heavy goods vehicles out twice, each time from 5 pm until 1:30 pm the next day, starting on the evenings of 22 and 25 January, according to Millennium Post, with local heavy vehicles diverted at points including Sohna.

Road works. The 2-km road dividing Sectors 68 and 69, meant to give residents a direct route to the Sohna highway near Badshahpur, had its tender in the final stages in April 2026. While it is built, the gate a truck can use may change, so ask the office the week of your move.

What should you ask your society before booking?

Send these questions to the office at both your old and new address, about a week before the move:

  • To do: Who approves moves here: the developer's facility team or the residents' association?
  • To do: Is there a move form or gate pass, and what is the lead time?
  • To do: Which hours and days may goods move in or out?
  • To do: Which service lift, and can it be booked for the whole slot?
  • To do: Where should the truck park, and how low is the basement ramp?
  • To do: Is a refundable deposit charged against damage to lifts or lobbies?
  • To do: Must dues be cleared first, and will the guard need a receipt?
  • To do: For tenants: must the owner sign the request or send it?

Keep the replies on your phone. On the day, a written answer settles more arguments at the gate than anything else.

What if the two buildings give different windows?

Then the move is planned around the tighter one. We often pack on the first day and load early on the second, so unloading fits a later window at the new address.
