Sector 70 suits a family that wants a large flat or a villa in a finished gated society, and a renter who is happy with a studio or a three-bedroom tower flat, as long as both can live without a metro for now. Most homes belong to the Tulip societies off the Southern Peripheral Road (SPR), two schools sit in or beside the sector, and the nearest hospitals with a round-the-clock emergency are a drive away on Sohna Road and Golf Course Extension Road.

Which homes in Sector 70 can you move into now?
Three Tulip projects are finished, two more are still going up, and next door in Sector 70A there is a low-rise option. The developer's own project list gives a quick picture of who lives where.

The Tulip project list marks Orange, Ivory and Aqua as completed. On its Tulip Orange page the developer says around 500 families already live there, so this is a settled society rather than a half-empty one. The Tulip Ivory page sets out its villas as three rows of sixteen, each over three levels with a basement. Melrose is expected in 2032 and Crimson in 2031, going by the completion years in a Wikipedia table of Gurgaon's tallest buildings, so treat both as future addresses.
For low-rise living, BPTP's April 2025 post on Astaire Gardens describes a Sector 70A township off the SPR that mixes plots, independent floors and villas. A floor there usually means stairs rather than a tower lift, which matters for anyone with elderly parents or a heavy piano.
One warning for renters in brand-new buildings. A September 2025 ground report by ThePrint described buyers in a Sector 70A affordable project receiving homes whose water and sewage systems did not yet work. Before signing a lease in a recently delivered tower, open the taps, flush the toilets and ride the lift.
How do you get around from Sector 70?
By road, almost entirely. The SPR is the sector's main artery: The Tribune described it in January 2026 as a 16 km corridor running from the Gurgaon–Faridabad road to NH-48, with Sector 70 among the sectors along it. From the sector, a commuter has three practical ways out:
- Towards Golf Course Extension Road, through the Vatika Chowk underpass. The Tribune reported its opening in November 2023: 0.822 km long, built to ease traffic between the SPR and Golf Course Extension Road.
- Towards Sohna Road and central Gurgaon, via Badshahpur Chowk.
- Towards NH-48 and Manesar, along the SPR's western end.
A shorter route to Sohna Road is planned. The Tribune wrote in April 2026 that GMDA already held most of the land needed for a 2 km Sector 68–69 road and that its tender was close to being awarded. That was the position six months ago; check whether work has begun before you plan a commute around it. Until it opens, try the commute at rush hour, once, before signing anything.
Is there a metro near Sector 70?
No station runs near the sector today. For now the nearest stop in service is Sector 55–56, the southern end of the Rapid Metro, the city's only operating line according to Wikipedia's Gurugram Metro article.
A line along the SPR is on paper. On 30 June 2026 the Hindustan Times reported that the draft plan for a 36 km Sector 56–Pachgaon line had 28 elevated stations, among them Vatika Chowk, Sector 69 and Sector 70. The project report was then still to go to the state government for approval, and the network table in Wikipedia gives 2029 as the planned start of construction. Check its status before paying more rent for a home on the strength of it.
Which schools are in or near Sector 70?
Two schools give a Sector 70 address, and a third is one sector away.

The CBSE affiliation record for Kunskapsskolan shows an affiliation period running to March 2029, and the school's own site lists its CBSE, Cambridge and IBDP streams. For Shri Ram Global School we found only a directory listing, so ask the school directly which board it follows and up to which class. VIBGYOR High is a short drive west along the SPR.
Mid-year admission depends on seats, so call before you fix the moving date. Keep the transfer certificate, birth certificate and recent marksheets with you in the car rather than packed with the books.
Which hospitals should you save in your phone?
Two outside the sector, since we did not find one listed inside Sector 70. Two with an emergency department are within reach:
- Park Hospital, Sector 47. Its contact page lists a 24/7 emergency number for this Sohna Road hospital in South City 2. From Sector 70 you reach it through Badshahpur Chowk.
- Marengo Asia Hospitals, Sector 56. Its Gurugram page lists emergency and trauma care at its Golf Course Extension Road campus in Sector 56. The Vatika Chowk underpass is the direct way there.
Save both numbers in every family phone on the first day. Anyone on daily medication should bring several weeks' stock and the prescriptions, because registering with a new doctor takes a while.
Where can you buy groceries and essentials nearby?
In the Tulip shop blocks of Sector 69, and online, until you learn the area. Tulip markets two blocks next to its housing: Tulip Street, with shops from about 218 sq ft facing a 60 m road, and Tulip Avenue-2, which the developer says lies within walking distance of both the SPR and Sohna Road. Both pages advertise shops for rent, so ask your neighbours or the facility desk which ones are actually trading before you walk over.
For the first evening, pack a box that travels with you: drinking water, tea, snacks, a kettle, paper plates, toilet rolls, phone chargers and a torch. Check on day one that your grocery and medicine delivery apps cover your tower and gate.
Which forms and registrations come first?
It depends on whether you rent or own.
- Tenant verification. When we checked on 12 October 2026, Haryana Police's services page showed an online Tenant/PG verification request with a Rs 50 fee, open to the landlord or the tenant. Fees and forms change, so check the page before you apply, and keep the acknowledgement.
- Society registration. Ask the facility office for its resident, vehicle-sticker and domestic-staff forms on the day you collect keys.
- Owners taking a newly built flat. Keep the possession letter to hand, and test water, power and the lift before choosing a moving date.
What does the move into Sector 70 involve?
A planned approach off a fast road. As our Sector 70 page explains, we load inside the society or on a sector road rather than on the SPR, use a smaller vehicle to shuttle goods if the gate is tight, and can store your goods if the flat's services are not ready. The owner's indicative within-Gurgaon ranges, dated October 2026, are:
