Moving to Dwarka Sector 22 usually means a cooperative society flat about 0.67 km, as the crow flies, from Dwarka Sector 21 metro station, with your CGHS wellness centre just over the boundary in Sector 23. On NoBroker's listings for October 2026, a three-bedroom society flat here rents for Rs 45,000 to Rs 75,000 a month, and from 1 November 2026 a truck bringing your goods from Gurgaon must be BS-VI, CNG or electric to enter Delhi.
This guide is for the weeks after the keys change hands: the address, the doctor, the commute, school, shopping and the lease. Moving-day planning for the society gate, the lift and the truck is covered separately, under packers and movers in Dwarka Sector 22. Unless a line says otherwise, we read each source on 29 October 2026, and every distance is a straight line from the point OpenStreetMap gives as the sector's centre, on map data of 28 October 2026. Real walks are longer.
What address and PIN should go on your forms?
Use PIN 110075. The South West district directory prints "New Delhi-75" at the end of Mount Carmel School's Sector-22 address, and India Post's data links that number to two offices that deliver mail, Dwarka Sec-6 and Amberhai.
The PIN is the easy part. The society name and the plot letter do the real work, because several numbered plots in Sector 22 are shared by two or more cooperatives. A courier given only "Plot 15" may stop at the wrong gate. In the DDA pocket, write the pocket, the category and the flat number instead. Put the same full line on your bank, Aadhaar, gas and school forms so that they all match when an office asks for address proof.
Which CGHS centre and hospitals will you use?
The CGHS centre is a short walk away. In a notification dated 12 February 2019, the CGHS North Zone office placed Dwarka Sectors 15 to 26 under the new Sector 23 wellness centre, D-100, and left Sectors 1 to 14 with D-36A in Sector 9. On OpenStreetMap the CGHS clinic is about 0.68 km from Sector 22's centre.
So a family arriving from a lower-numbered sector, or from Gurgaon, has a card to move. Ask the D-100 centre what it needs from you before the current prescriptions run out (check the present process with CGHS).
Hospitals are further. The map names none within 2 km; these are the nearest:
| Hospital (map label) | Straight line |
|---|---|
| Indira Gandhi Hospital (Delhi government) | 2.47 km |
| Ayushman Hospital | 3.36 km |
| Manipal Hospitals | 3.93 km |
| Aakash Healthcare Super Speciality Hospital | 5.29 km |
In the first week, save the route to the government hospital and to one private hospital, and ask your health insurer which of them admits patients without upfront payment.
How will you get to work, the airport and Gurgaon?
Most households will lean on Sector 21 station. These are the mapped stations within 2.5 km:
| Station | What runs there | Distance |
|---|---|---|
| Dwarka Sector 21 | Blue Line (its western end) and Airport Express | 0.67 km |
| Dwarka Sector 8 | Blue Line | 1.22 km |
| Shahbad Muhammadpur | Indian Railways | 1.34 km |
| Yashobhoomi Dwarka Sector 25 | Airport Express | 1.48 km |
| Dwarka Sector 9 | Blue Line | 1.95 km |
| Bijwasan | Indian Railways | 2.43 km |
Wikipedia's entry on Sector 21 describes it as an underground interchange, so an office commute into Delhi and a dash to the airport start from the same station. If you work in Gurgaon, the Dwarka Expressway is the usual road; how its tunnel and the nearby underpasses behave in heavy rain is in our Sector 22 monsoon guide.
Two smaller things for car owners: the map shows a Bharat Petroleum pump about 0.23 km from the centre and an Indraprastha CNG station about 2.14 km away. The Dwarka Bus Depot is about 2.35 km off.
Which schools are nearby, and what do they charge?
Several are within a kilometre, so many children can walk:
| School (map label) | Straight line |
|---|---|
| Mount Carmel | 0.30 km |
| A government school | 0.37 km |
| Mount Carmel Junior Wing | 0.45 km |
| Paramount International School | 0.64 km |
| The Indian Heights School | 0.68 km |
| Delhi International School | 0.70 km |
| Basava International School | 0.81 km |
For fees, UniApply's Sector 22 page lists two schools for the 2026-27 session, both CBSE and both running from Nursery to Class 12. It shows monthly fees of about Rs 8,200 to Rs 8,400 at Mount Carmel School and about Rs 13,100 to Rs 13,200 at Prudence School. These are a portal's figures, not the schools' own notices, so ask each office for its fee sheet.
Joining mid-session from Haryana or another state? Phone the admissions desk before you sign the lease. Find out if your child's class has a vacancy, what the transfer certificate needs, and whether the school bus stops at your society gate.
Where do you shop, bank and find the police?
Close to home. On the map, Manish Global Mall is about 0.27 km from the centre and Pacific D21 Mall about 0.59 km. For daily groceries there is Sector 23 Mall at 0.80 km, Rajmandir at 0.87 km, and Aap ka Bazar and Kisan Mandi at about 1.04 km each.
The nearest bank branches are Punjab National Bank at 0.20 km and HDFC Bank at 0.31 km, with State Bank of India at 1.06 km and ICICI Bank at 1.42 km. Dwarka Police Station is mapped about 0.78 km away. For open space, the Sector 23 Narrow Park, a central park and a DDA district park all lie between about 0.48 and 0.56 km from the centre.
What will a flat rent for?
NoBroker labels its Sector 22 figures October 2026. On 29 October they read:
| Flat | Society listings | Typical monthly rent | Maintenance and deposit |
|---|---|---|---|
| One bedroom | 4+ | Rs 10,000–18,000 | Rs 500 a month; deposit Rs 10,000–24,000 |
| Two bedrooms | 4+ | Rs 14,000–50,000 | Rs 2,700 a month; deposit Rs 14,000–1,35,000 |
| Three bedrooms | 10+ | Rs 45,000–75,000 | Rs 2,000–6,000 a month; deposit Rs 90,000–2,25,000 |
The one-bedroom and three-bedroom pages sit alongside the two-bedroom one. Read them with care: the lists are short and take in homes in Pochanpur, near Sector 21 station and in Sector 23's Pocket 1, which pulls the low end down. The three-bedroom band is the steadiest, since all ten-plus listings are society flats. Square Yards showed 29-plus three-bedroom listings, and the first ones asked Rs 45,000 to Rs 60,000.
Deposits ran as high as two or three months' rent, so agree the amount, the refund date and any deductions in writing. Ask who pays the society's maintenance bill and whether the society takes a fee or papers from tenants; our Sector 22 rules post explains what the cooperative rules allow. To weigh the sector against its neighbours first, see Dwarka sectors compared.
Which Delhi truck rules apply if you move in this winter?
Several, and two of them turn on 1 November 2026. As published by 29 October:
| Date | Rule | Source |
|---|---|---|
| From 21 Oct 2026 | GRAP Stage I applies NCR-wide; Delhi's AQI had reached 244. No higher stage was reported by 29 October (check on the day) | Akashvani, 21 Oct 2026 |
| Until 31 Oct 2026 | CAQM's amendment of 17 October 2025 kept some non-BS-VI goods vehicles coming in; that window then closes | WION Drive, 23 Oct 2026 |
| 1 November 2026 until 31 January 2027 | Outside-registered vehicles short of BS-VI are barred; electric and CNG vehicles keep access | The Hindu (plan of 28 Sep 2026) and WION Drive |
| All year | Trucks driving in no-entry hours must carry a No Entry Permission; apply on the website for three months or a year, or write to DCP Traffic (HQ) for seven days at most | Delhi Traffic Police FAQ, checked 29 Oct 2026 |
Gurgaon trucks normally have Haryana registrations, which puts them squarely under the winter curb. When you book, ask for its emission class and fuel, and keep a copy of its registration with you. Permits and paperwork are set out in our guide to house shifting in Delhi.
As for cost, the owner's October 2026 bands for a move from Gurgaon, also printed on our Delhi packers and movers page, quote a single-bedroom flat within Rs 7,000–8,000, a two-bedroom flat within Rs 10,000–13,500 and a three-bedroom flat within Rs 14,000–16,500. Delhi-to-Delhi moves have no band; they are quoted once surveyed. For Sector 22, the closest of our offices is the Dwarka branch in Sector 12 Dwarka: Shop No. 204, Kartar Nagar, 110078.
What should you do in your first month?
- To do: Use PIN 110075 with the plot letter and full society name on every account.
- To do: If anyone holds a CGHS card, register the new address with the D-100 centre in Sector 23.
- To do: Note the way to Indira Gandhi Hospital and to one private hospital.
- To do: Load a metro card and try the Sector 21 walk at office time.
- To do: Confirm a school seat and the bus stop before term restarts.
- To do: Get the deposit terms, maintenance share and notice period into the rent agreement.
- To do: Ask the society office which committee member handles tenants and new members.
Key takeaway
Dwarka Sector 22 suits families and renters who want Sector 21 station about 0.7 km away, six schools within a kilometre and a CGHS centre one sector over. Use PIN 110075 with the plot letter, budget roughly Rs 45,000 to Rs 75,000 a month for a three-bedroom society flat on NoBroker's October 2026 listings, and make sure any truck coming from Gurgaon after 31 October meets BS-VI or runs on CNG or electricity.
Once the lease is signed, contact us with both addresses, the floor of each flat and whether each building has a lift.
This is general information, checked on 29 October 2026 against the dated sources above. Rents, school fees, CGHS allocations and Delhi's vehicle orders can all change, so confirm what matters with the landlord, the society office, the school, CGHS or the department concerned.
