Moving to Dwarka Sector 23 usually means a flat in one of the 17 societies listed on its numbered plots or in a DDA pocket, with two metro stations, Yashobhoomi Dwarka Sector 25 and Dwarka Sector 21, each about 1.3 to 1.5 km from the sector's centre. Rents on NoBroker in October 2026 put a society 2 BHK at Rs 14,000 to Rs 26,000 a month, and the sector has its own CGHS wellness centre, which serves Sectors 15 to 26.

What kind of home will you be living in?
Most of the named buildings here are cooperative societies, and the type of building decides who you deal with after the keys change hands. We checked the Dwarka Homes society list, its DDA list for the sector and DDA's RWA registers on 27 October 2026:

The "23" versus "23B" split is worth getting right on every form. Golf Link is in 23B, while the society plots and DDA Pocket 1 are in Sector 23 itself, so write the letter B wherever it applies.
Which PIN code should you use?
There is no single answer in the public records, so confirm it at the building. The South West district school directory, read on 27 October 2026, writes "New Delhi-75" after Basava International School and The Indian Heights School, but "New Delhi-77" after Delhi International School, all three in Sector 23. DDA's RWA register writes "Dwarka-77" for the Golf Link flats in 23B.
India Post's data explains part of the split. On 27 October 2026 it tied 110077 to delivery offices at Bagdola, Bharthal and Dhulsiras, while 110075 belongs to the Dwarka Sector 6 sub post office among others. Look at an electricity bill or a parcel label from your own block, or ask the society office, before printing a PIN on a bank, school or Aadhaar form (check).
How will you get around?
By metro, with a short walk or ride to the station. These are straight-line distances on OpenStreetMap, measured from the sector's mapped centre with data of 26 October 2026; the sector is about 2 km across, so your own walk may be shorter or longer:

According to Wikipedia's page on the station, Sector 21 opened on the Blue Line on 30 October 2010 and on the Airport Express on 23 February 2011, and the Blue Line ends there. On the Airport Express its neighbours are IGI Airport one way and Yashobhoomi Dwarka Sector 25 the other. Blue Line trains towards central Delhi and Noida therefore start their run at Sector 21, and for the airport either station will do.

Where do you go for health care?
Start with what the sector itself has. A CGHS notification of 12 February 2019, issued by the scheme's North Zone office, opened Wellness Centre D-100 at HAF Pocket-1, Sector 23. It covers Dwarka Sectors 15 to 26 and the villages of Pochanpur, Amberhai, Bharthal, Bamdoli, Shahbad-Mohammadpur, Bijwasan and Kapashera, among others. Sectors 1 to 14 were left with the Sector 9 centre, D-36A.
That split matters if a parent or spouse holds a CGHS card. Moving from, say, Sector 10 to Sector 23 crosses the line, so ask CGHS how to shift the card to D-100 before the medicines run out (check the current process with the centre).
For hospitals, OpenStreetMap maps none within 2 km of the sector's centre. The nearest are further out, in a straight line:

Which schools are close?
Four sit inside the sector by the district directory's addresses, and two more are within about a kilometre on the map. OpenStreetMap distances from the sector's centre:

Neither source gives fees, boards or open seats. Visit or call each school, and ask three things: whether a transfer certificate from another state needs countersigning, whether the bus enters your society gate, and when entry-level forms for the next session open.
Where are the shops, parks and banks?
Close by. On OpenStreetMap the nearest mapped grocery stores are Rajmandir at about 0.14 km from the centre, Kisan Mandi at 0.23 km, Aap ka Bazar at 0.38 km and a Mother Dairy outlet at 0.49 km. Manish Global Mall is about 1 km away and Pacific D21 Mall about 1.4 km.
A State Bank of India branch is mapped about 0.3 km from the centre, with HDFC Bank and Punjab National Bank at about 1 km. For open space, the map shows a DDA District Park and a "Sector - 23 Narrow Park" within about 0.7 km, plus smaller society parks.
What will rent cost, and what goes in the agreement?

The 3 BHK maintenance range is wide because society charges differ so much. Before signing, ask for the latest maintenance bill, who pays the lift and generator share, and whether the society asks tenants for a deposit of its own. Put the answers, and the notice period, in the agreement.
How should you time the move in?
Fix the date with the society office first, then check the truck against Delhi's rules. As of 27 October 2026:
