What should you know before shifting in Sector 23?

Most of the sector's flats are in group housing societies, each on a numbered plot. Philips Apartment on Plot 3 is one example. Its directory listing describes three and four-bedroom flats with lifts, reserved parking and round-the-clock security. Airlines Apartments is another name on the sector's roads. In Sector 23B, the DDA Golf Link flats in Pocket 8 are listed near Pochanpur village and a CNG station. A tower with a lift and a guard desk calls for a booked slot; an older DDA block may mean carrying everything by hand.

The ground itself needs watching too. In July 2025 a Dwarka local news site described roads and blocks near Sector 23 as built at lower levels, a factor in monsoon waterlogging. In August 2026 the same site reported an open stormwater drain, five to six feet deep, near Metro Dharamkanta in Sector 23, with only temporary barricades. When a truck reverses or parks along that stretch, a crew member walks it in.

Sector 23 is also close to Dwarka's newer landmarks. Yashobhoomi, the convention centre in Sector 25 that opened in September 2023, has its own Airport Express terminus, and the Dwarka Expressway leads south from here to Gurgaon. For our other Dwarka pages, start at packers and movers in Dwarka.

  1. Plot societies with lifts

    Towers like Philips Apartment have lifts and a security desk. We ask you to book the lift for the day, then pad its walls and cover the lobby floor before loading starts.

  2. Golf Link DDA flats, 23B

    The DDA flats in Pocket 8 of Sector 23B are a different job from the society towers. Tell us your block and floor, and whether there is a lift, so we can size the crew.

  3. The open drain stretch

    With a deep drain reported near Metro Dharamkanta, our driver does not reverse blind there. One crew member guides the truck in and out, and goods are never set down at the drain's edge.

  4. Monsoon days

    Low-lying roads can flood after heavy rain. In the monsoon we plan an early start, wrap everything in plastic and keep a backup date ready.

  5. Near Yashobhoomi

    Event days at the Sector 25 convention centre can bring extra traffic to nearby roads. Tell us your moving date early and we will check whether a big event is on that day.

Finding your way

Sector 23 Landmarks That Set the Moving Route

Sector 23 lies between a busy metro interchange and the new convention district. These are the points we plan around.

  1. Four school gates

    The district school directory lists Delhi International School, Basava International School (Site No. 1), Paramount International School and The Indian Heights School in Sector 23. With four schools, we plan loading for the middle of the day.

  2. Sector 21 interchange

    Dwarka Sector 21 station has served the Blue Line since October 2010 and the Airport Express since February 2011. Commuter traffic on the roads to it can be heavy at office hours, so we keep the truck off them at those times.

  3. UER-II junction near Yashobhoomi

    The Dwarka Expressway meets UER-II, NH-344M, near Yashobhoomi. For moves to Rohini or north Delhi, that link can take a truck round the city instead of through it.

Society Plots and DDA Flats in Sector 23

The Dwarka Homes list shows 17 societies on plots 1 to 13. They include New Kanchanjunga on Plot 1, IFCI Apartment for IFCI staff on Plot 4, Indian Airlines Workers Apartment on Plot 5, Green Tower for Union Rehabilitation Ministry staff on Plot 7C and Dwarka Dham on Plot 13. Plots 6 and 7 are split three ways, so give us the letter too.

Sector 23 also has DDA housing: Pocket 1 is listed with MIG and expandable flats, separate from the Golf Link pocket in 23B. In an expandable block, two flats on one floor may differ in size, so we look at yours rather than guessing from the floor plan.

Society towers like Philips usually mean a lift booking and a guard desk. A DDA walk-up means more hands on the stairs. Both change how long loading takes, and we plan the crew for whichever you have.

What Sector 23 Societies and Owners Ask For Before a Move

  • Lift time from the committee

    Rule 102 of the Delhi Co-operative Societies Rules, 2007 makes the committee responsible for running the lifts and keeping security. Ask the office for a fixed loading slot, and get the time in writing for the guard.

  • Occupancy papers

    Rule 103 tells the committee to keep a record of owners and tenants and to take a copy of each occupant's entitlement. Bring your rent agreement or deed when you first visit the office.

  • Tenant verification

    New tenants must be verified by the police through their landlord. In November 2025, Delhi Police booked 250 people in North district for skipping it, so have your ID papers ready.

When to move

When to Move in Dwarka Sector 23

Before the 2026 monsoon, the Lieutenant Governor told the DDA to finish anti-waterlogging work by 15 June at 11 sites, and The Tribune named Sector 22 and 23 among them. With low roads and the open drain near Metro Dharamkanta, we keep a backup date for July to September moves.

Yashobhoomi's own events list showed six events in September 2026 alone, including SEMICON India from 17 to 19 September. Send us your date early and we will check it against the calendar.

Summer brings water trouble as well as heat: Dwarka City listed Sector 23 among sectors with low pressure and erratic supply in July 2025. October to March avoids both, and is usually the smoothest time for a move here.

Yes. Societies such as Philips Apartment and Airlines Apartments have their own committees and gates. You arrange the lift booking and any move-out permission with the office; we send the truck details they ask for.

Only in the details. Sector 23B includes the DDA Golf Link flats in Pocket 8, near Pochanpur village. We confirm the pocket and block so the driver does not end up at the wrong gate.
