Sector 13 has far fewer housing plots than Sector 6 or Sector 10, so the whole list fits in a paragraph. On the DDA side there are three pockets: Netaji Subhash Apartment in Pocket 1, with MIG and expandable flats; Rosewood Apartment in Pocket A; and Metro View Apartment in Pocket B. The cooperative societies, listed by Dwarka Homes, run from DJA Apartment on Plot 1 through Ayudh Vihar (the Ordnance Factories society) on Plot 3 and White Rose on Plot 7 to Sarvottam Residency on Plot 8.

The Dwarka Sector 13 metro station has served the Blue Line since April 2006. It stands opposite the Radisson Blu hotel, has an exit by Metro View Apartment and is about 350 metres from Abhinav Global School. Pragati Public School, founded in 2001, is also in the sector. All this means foot traffic and drop-offs at school and office hours, so we usually load mid-morning or early afternoon.

Moving Day in Sector 13

A small sector with a busy station at its centre. Here is what we keep in mind.

On the ground in Dwarka Sector 13 South West Delhi

  1. Avoid the school run

    With schools and a metro station close together, mornings and late afternoons are crowded. We aim to load between the peaks.

  2. Metro View and the station exit

    Metro View Apartment sits by a station exit. We agree in advance where the truck will stand so it does not block passengers or autos.

  3. Expandable flats in Pocket 1

    Netaji Subhash Apartment includes expandable DDA flats, so room sizes vary. A quick survey of your home gives a firmer quote.

  4. To Gurgaon by the Dwarka Expressway

    The expressway's Delhi section runs from Shiv Murti to the Sector 21 road under-bridge and on to the Haryana border, opened in August 2025. It is the direct road to new flats along the Dwarka Expressway.

Finding your way

Sector 13 Landmarks Between Two Busy Stations

Sector 13 is small, with a station of its own and busy neighbours on both sides. These are the places that most often change our plan.

  1. MR Vivekanand Model School

    The district school directory lists MR Vivekanand Model School in Sector 13, which makes three schools with Pragati and Abhinav. Pragati's own listing reads "Sector-13, Ph-II", a reminder that some addresses here carry a phase.

  2. The Vegas mall side

    A long-time resident told Dwarka City in July 2025 that garbage near the Vegas mall area in Sector 13 was not cleared regularly and stray animals scattered it. If your gate is on that side, we put a ground sheet down before any carton or mattress touches the kerb.

  3. Sector 12 and Sector 14 stations

    The stations on either side, Sector 12 and Sector 14, both opened on 1 April 2006. The first faces City Centre and the second serves Vegas and Eros Metro malls, so the roads to both carry shoppers as well as commuters.

  4. UER-II for north Delhi moves

    Phase I of Urban Extension Road-II, about 75.7 km from Alipur to IGI, opened on 17 August 2025 and passes Najafgarh and Dwarka. For a move from Sector 13 to Rohini or Narela, it can keep the truck off the inner city roads.

Homes we move

Sector 13 Homes: DDA Pockets, Society Plots and Lifts

Sector 13 has three DDA pockets and about nine society plots, and which one you live in matters on the day. In a DDA pocket the truck often has to stop at the pocket gate, so the crew carries each piece along the internal path as well as down the stairs.

In a society tower, the truck usually stands closer to the building, but the lift and the gate are run by the committee. We ask you to book the lift with the office, and we bring corner guards and floor sheets for the lobby.

Moving into Metro View? Residents told Dwarka City in July 2025 that they had complained for weeks about clogged drains and mosquitoes. Check the balcony and bathroom drains in the new flat before unpacking, and we keep cartons off any damp floor.

What Sector 13 Societies and DDA Pockets Ask Before You Shift

  • Occupancy copy for the committee

    Rule 103 of the Delhi Co-operative Societies Rules, 2007 requires a society to keep track of owners and tenants and to take a copy of each occupant's entitlement, such as a lease or sale deed. Give the office that copy before the move-in day.

  • Maintenance paid up

    Rule 102 of the same rules lets a society bill maintenance monthly or quarterly and recover arrears through the Registrar. Paying the final bill ahead of time keeps the move-out simple.

  • In a DDA pocket, tell the neighbours

    Netaji Subhash, Rosewood and Metro View are DDA pockets, not cooperatives, so there may be no office to book through. A note to the residents' association, where there is one, and a word with the block's neighbours keep the stairs and the path to the gate clear.

When to move

When to Shift Home in Dwarka Sector 13

Delhi's 2026 summer vacation for Directorate of Education schools ran from 11 May to 30 June, Careers360 reported. With three schools in Sector 13 and more next door, those weeks fill quickly with family moves, so fix your date early.

The monsoon reaches Delhi at the end of June or in the first week of July and ends by early October, says the city climate record. Clogged drains near Metro View were a complaint in July 2025, so in this season we pack upholstery in plastic and keep a spare date.

November to February brings dry roads and no school-holiday rush, though winter fog can delay an early start.
