How does a Dwarka society flat move work?

Dwarka is being developed under the DDA's sub-city project and is organised into numbered sectors, with cooperative group housing societies as its main homes, as its Wikipedia entry puts it. A typical society has a boundary wall, a guard at the gate and a lift in each block. That makes a Dwarka move tidy in one way and fussy in another. The truck has a proper place to stand. But the society usually wants to know who is moving, on which day, and whether the flat's dues are clear.

The sub-city runs from Sector 1 to Sector 29. The Blue Line crosses it with stations named for Sectors 8, 9, 10, 11, 12, 13, 14 and 21, where it meets the Airport Express, and Dwarka-Kakrola is the change for the Grey Line to Najafgarh. Yashobhoomi, the India International Convention and Expo Centre, stands in Sector 25. Sectors 6, 7, 10, 12, 13, 14, 19, 22 and 23 have pages of their own; this one covers Dwarka as a whole and moves from one sector to another.

So we start with the society office, not the cartons. We ask you what your managing committee needs for a move-out, which hours it allows and how the lift is booked. Then we fix the packing day around that slot, line the lift car with sheets and keep the corridor clear for your neighbours.

Many Dwarka families move a short way, to Janakpuri or Uttam Nagar, or south to Gurgaon, where our head office is. Either way it is a short drive with a long checklist, and we work through both. What a Dwarka Society Move Involves

Group housing brings its own routine. These are the steps we plan with you.

On the ground in Dwarka South West Delhi

  1. Move-out permission

    Many Dwarka societies ask residents for a written move-out request, and some check that maintenance dues are cleared before goods leave. Ask your society office early. We give you our vehicle number and crew count for the gate register.

  2. Lift slots and move hours

    Societies often allow moves only in set daytime hours and may want the lift booked in advance. We plan the packing so loading fits inside your slot and the lift is not held longer than agreed.

  3. Protecting common areas

    The lift walls get padding and the lobby floor gets sheets before the first load goes down. Common areas belong to everyone, and a scratched lift is the quickest way to annoy the committee.

  4. The Dwarka Expressway to Gurgaon

    For moves into Gurgaon, the Dwarka Expressway (NH-248BB), open end to end since its Delhi section was inaugurated in August 2025, links Dwarka with Kherki Daula as an alternative to NH-48. Inside Delhi, goods vehicles need No Entry Permission to run in restricted hours, so we plan the departure around them. After heavy rain on 4 September 2026, waterlogging slowed traffic in an expressway tunnel, so in a monsoon storm we check the road before the truck sets off.

  5. Sector, pocket, tower

    A Dwarka address has several layers, and a large society may have more than one gate. We confirm the sector, society, tower and gate on both ends, so the truck reaches the right entrance first time.

  6. Peak hours at the exits

    A ThePrint ground report in September 2026 found Dwarka's entry and exit points jammed bumper to bumper at peak hours, and a Sector 11 resident said getting from one sector to another now takes hours. Where society rules allow, we load and leave outside the morning and evening rush.

Finding your way

Which Dwarka Roads Close to Trucks at Rush Hour?

Delhi Traffic Police orders name several of Dwarka's roads by number. These are the ones that decide when a loaded truck can move.

  1. Road No. 201, Palam flyover to Dwarka Mor

    Under a Delhi Traffic Police notification of 29 April 2014, heavy, medium and light goods vehicles may not enter, ply or wait on this road in the morning and evening peak. The order calls its western end Kakrola More. It is the usual way in from the Palam side, so a truck from central Delhi has to arrive outside those hours.

  2. Roads 202 and 205

    The same 2014 order covers Road No. 202, from the Dada Dev Mela ground to the Sector 13/14 crossing, and Road No. 205, from the Sector 22 crossing to the Judicial Academy. A move between sectors that needs either road is easiest to fit into the middle of the day.

  3. Road No. 208 and the Drain Road

    Road No. 208, between the Sector 21 metro station and the Dwarka North police station, is on that list too, as is the Drain Road from Dabri crossing to Madhu Vihar crossing. A family heading out towards Dabri or Madhu Vihar meets the second one early in the drive.

  4. New Palam Road and the Pankha Road approach

    Older orders cover the roads leading in. One of 7 February 2006 restricts goods vehicles at peak hours on New Palam Road from the Mehram Nagar roundabout to Dwarka, and one of 28 September 2005 does the same from Palam Fatak along Old Gurgaon Road and Dabri Road to the Pankha Road T-point.

  5. Expressway main carriageways

    A Delhi Traffic Police order tells its officers to enforce NHAI's notification of 11 January 2024, which keeps motorcycles, three-wheelers including e-carts, tractors, non-motorised vehicles and quadricycles off the main carriageways of the Dwarka Expressway and UER-II. A three-wheeler loader sent for a few cartons has to keep to the service lanes.

  6. The Dwarka underpass

    On 20 August 2026 the Dwarka underpass went under water along with Airport Road, and the underpasses on the airport stretch saw bumper-to-bumper jams, Republic reported. A truck bound for NH-48 on a wet morning needs a second route ready.

Homes we move

New DDA Flats Are Still Changing Hands in Dwarka

The DDA is still selling flats in Dwarka. Its Premium Housing Scheme 2026, which took registrations until 20 February 2026 and planned to declare e-auction results between 2 and 5 March, listed 14 MIG flats here of 119.66 to 129.98 square metres, along with Janta and EWS flats and one self-financing unit, Outlook Money reported. If you bought one, fix the moving date only after the DDA has handed over possession.

One scheme can hold very different homes. An MIG flat of about 120 square metres and a flat in the Janta or EWS category, which sit at the lower-income end of DDA housing, are not filled the same way. Before moving between the two, measure the larger pieces and decide what goes into storage or to relatives.

What to Settle Before a Truck Enters Dwarka

  • One clock for goods vehicles

    A Delhi Traffic Police circular of 1 July 2024 passed on a Delhi Gazette notification of 21 June 2024 that put every goods-vehicle restriction in the city on the same timings. Peak-hour bans, such as the one on Dwarka's numbered roads, now run from 7 to 11 am and from 5 to 11 pm; day-time bans run from 7 am to 11 pm. Check the current timing when you book.

  • Moving on to Najafgarh

    A notification of 29 June 2018 keeps heavy and medium goods vehicles off Najafgarh's Phirni Road from 7 am to 11 pm, and light goods vehicles other than three-wheelers off it at peak hours. Chhawla Road and the Bahadurgarh Road stretch into Najafgarh carry the same peak-hour limits, so a move there is easier at midday.

  • Valuables on the Metro

    For a relative taking jewellery or documents by Metro from a Blue Line station, DMRC's limits as reported in 2019 were one bag of up to 25 kg and 80 × 50 × 30 cm, with no bundles, and 32 kg and 90 × 75 × 45 cm on the Airport Express; check the current rule on the DMRC site before relying on it. Those limits come from a Housing and Urban Affairs Ministry notification of 27 August 2019, Swarajya reported.

When to move

When Is a Good Time to Move in Dwarka?

May is the hardest month for a loading crew. On 20 May 2026 All India Radio reported that the Palam weather station had reached 43.5 °C, with an IMD yellow alert for heatwave running to 25 May. A dawn start helps, but on the numbered roads the truck must be clear by 7 am or wait until 11, so the plan has to fit the heat and the clock together.

The monsoon floods roads quickly. Palam measured 63 mm of rain in the day up to the morning of 9 July 2026 and Dwarka was among the waterlogged areas, The Free Press Journal reported. A date in July or August is safer with a spare day held behind it.

The booking has to come from you, because societies deal with their own residents. We tell you the date, the hours we need and the crew size, so you can fill in the society form in one go.

It varies by society. Some Dwarka societies want a written request or a no-dues note from the office, and most log the vehicle at the gate. Check with your managing committee a week ahead, and pass on anything they need from us.

For a 2BHK, packing and loading usually take most of the first half of the day, and the drive itself is short. Unloading and placing furniture can often finish the same evening. A bigger flat may need packing the day before.
