Area overview

Why does a Sainik Farm move start with a survey?

Sainik Farm lies south of Saket, beyond the Mehrauli–Badarpur Road, in the southernmost part of the city. It began in the 1960s as a cooperative society for defence staff and is now an affluent area of farmhouses and large independent homes, as its Wikipedia entry records. Houses sit on big plots along internal roads, usually with gardens, staff rooms and a great deal of furniture, and some lanes have a gate and a guard where they begin. A ThePrint ground report from August 2026 counts six RWAs across its blocks and adjoining pockets, among them Defence Services Enclave, Anupam Garden, Neb Valley and Forest Lane, and describes the tree-lined, high-walled homes of Western Avenue.

For a home that size, guessing does not work. The first step is a survey. We walk every room, the terrace, the store and the garden. We note the heavy pieces, the fragile ones and the ones that need to come apart. From that we work out how many trucks, how many packers and how many days the job needs, and all of it goes into your written quote.

Many families leaving Sainik Farm head to Gurgaon, which is close by. Our own office is in Gurgaon, so moves into its towers and sectors are everyday work for our crews. What We Plan For in Sainik Farm

A large home move is won or lost in the planning. Here is what the survey covers.

On the ground in Sainik Farm South Delhi

  1. The survey, step by step

We list every room, measure the largest pieces, check doors and stairs, and mark what is fragile and what goes to storage.

  2. Truck count and crew

The survey tells us how many vehicles and packers the job needs, so the day is not stretched by one truck too few.

  3. Lane gates and guards

Entrance gates are guarded and there are security checkpoints along internal lanes too. Tell the guards the date and our vehicle numbers in advance so the trucks are not held at a barrier.

  4. Packing over two days

A big house is often packed over one or two days and loaded on the last, so each room gets done properly rather than rushed.

  5. Stores, terraces and staff rooms

Store rooms and terraces hold more than people expect. We count them during the survey, not when the truck is already at the gate.

  6. Across the border to Gurgaon

Gurgaon is a short drive, but the route runs on Delhi roads first, and a commercial vehicle needs No Entry Permission from Delhi Traffic Police to use them in restricted hours. We pick a loading time that keeps the truck outside those hours.

Finding your way

Which Roads and Gates Lead Into Sainik Farm?

Most routes in start from Mehrauli–Badarpur Road or IGNOU Road, so these are the points to name when you give directions.

  1. Gate No. 2 on MB Road

Delhi Traffic Police's advisory for 15 August to 14 September 2026 placed metro portal-beam work for the Tughlakabad–Aerocity corridor between pillars 40 and 37, from Sainik Farm Gate No. 2 to Asian Market. One carriageway of MB Road from Khanpur to Saket Metro was closed, with traffic in both directions sharing the other, India.com reported. Commercial and heavy vehicles were told to keep off the stretch, so ask whether the works still narrow the road outside Gate 2 when you book.

  2. IGNOU Road and the Z-turn

A Delhi Urban Art Commission study of IGNOU Road, dated December 2020, says most farmhouses in Sainik Farm and parts of Neb Valley are reached from IGNOU Road, because the Sainik Farm road is too narrow and choked. Over the first 856 metres from MB Road to a bend the study calls the Z-turn, the usable carriageway was 12 metres, with the rest of the road taken up by parking.

  3. Saket station and Westend Marg

The same study describes Westend Marg, which starts at Saket metro station, as wider than IGNOU Road, at 16 metres or more for most of its length, and used mainly by residents, shopkeepers and visitors to the Garden of Five Senses. The station end is a clear meeting point for anyone joining the crew by metro.

Big Plots and an Unsettled Legal Status

Sainik Farm is still outside Delhi's scheme for regularising unauthorised colonies. When the 2019 bill to give residents of those colonies ownership rights went to Parliament, 69 colonies classed as affluent were left out, Sainik Farms among them, ThePrint reported in November 2019. On 13 August 2025 a Delhi High Court bench of Chief Justice D K Upadhyaya and Justice Tushar Rao Gedela said everybody was trying to pass the buck and that residents had been hanging fire for years without being able to lay a brick for repairs, The Week reported. We found no later published decision regularising the colony, so check the position yourself before you buy or rent.

The plots are large. ThePrint's August 2026 report says the 2006 K.K. Mathur Committee grouped Sainik Farm with Mahendru Enclave and Anant Ram Dairy as colonies of the affluent, with more than half of their plots above 350 square metres. With new construction barred by the Delhi High Court since 2001, a gate or a doorway cannot simply be widened for moving day, so measure the narrowest one before deciding what has to be taken apart.

What to Settle Before a Truck Comes to Sainik Farm

  • Miss the midday crush on IGNOU Road

The DUAC study found that choke points on IGNOU Road's first stretch lasted from 12 noon to 5 pm, driven by schools and coaching institutes, and that Sainik Farm residents use the road as an alternative route in the evening. Ask for the truck to reach your gate in the morning, before that window opens.

  • Permission renewed year by year

No Entry Permission for goods vehicles is issued for a calendar year. A Delhi Traffic Police circular of 29 December 2023 extended that year's stickers only to 31 January 2024 while the 2024 applications were being checked. Because the permission and the restricted hours can change from one year to the next, check the current timing when you book.

  • The detour when MB Road narrows

During the 2026 metro works, the traffic police sent vehicles from Khanpur T-Point along the BRT Corridor to Sheikh Sarai and Press Enclave Road instead of MB Road. If a closure like that is in force on your date, allow extra time for the detour on the way out and on the way back.

When to move

When Is a Good Time to Move in Sainik Farm?

Plan around the monsoon first. On 6 August 2026 waterlogging was reported from Sainik Farms, and congestion and waterlogging from IGNOU Road, on a day when Safdarjung recorded 56 mm, The Federal reported. The DUAC study notes that IGNOU Road is at its lowest where it leaves MB Road and that its low-lying first stretch is mostly flooded in the monsoon, so the way out can be under water even when your own lane is dry.

June heat is hard on a farmhouse move. On 11 June 2025 The Tribune reported that the Ayanagar station had touched 45.5°C and that the IMD's red alert, running to 12 June, told people to limit outdoor activity. A large house means long carries across lawns and driveways, so in a week like that the loading is best finished before noon.

Pricing guidance

What decides your moving cost in Sainik Farm

For a Sainik Farm home, the survey sets the price: the number of trucks, the size of the crew and the days on site. Distance plays a smaller part.

Number of trucks
A large house may need two or more vehicles, or repeat trips, which the survey confirms.
Days of packing
Packing a big house over two days keeps the crew on site for longer.
Heavy and fragile pieces
Chandeliers, marble tops and large mirrors may need crates and extra hands.
Where you are going
Within South Delhi or to Gurgaon, time and vehicles drive the price; another city adds the road distance.

FAQ

Moving in Sainik Farm: Questions

Still have a question?

Call or WhatsApp us and talk it through with our team.

Because the volume of a large Sainik Farm home is too large to guess. The survey fixes the number of trucks, the crew and the days, so the price you get is the price for the job, and the move is not cut short on the day.

Not always. A ThePrint report describes lanes that are narrow and potholed, with water tankers just about squeezing through, and drivers from Khanpur, Sangam Vihar, Neb Sarai and Chhattarpur cutting through to dodge main-road traffic. On the survey we drive the route from your gate to the main road and, where needed, shuttle goods out in a smaller vehicle.

Yes. It is one of the most common moves from here. We time the loading around goods-vehicle hours on the way out of Delhi and around the lift and entry rules of your new society.

Yes. Have an electrician take the chandelier down first. We pack its parts in padded cartons and crate large mirrors and marble tops so they travel upright.

Yes, and for a large house we usually suggest it. Day one is packing; day two is the rest of the packing, loading and the drive. For farmhouses in nearby Chhatarpur we plan the same way.
