Sector 12 is a dense mix of housing. The Dwarka Homes list shows 27 cooperative societies, from Nav Sanjivan on Plot 1 to Sunny Valley on Plot 27, among them Kunj Vihar on Plot 19 and Classic Apartment on Plot 24. Its DDA list runs through eight pockets: Gangotri, Dwarkadheesh, Indraprastha, Shubham, Dwarka Kunj, Rainbow, Rehayashi Welfare, and Golden Heights with Suryodaya in Pocket 8. Blocks differ in height and in whether they have a lift, so we ask about yours first.

Sector 12 Moves, Pocket by Pocket

Cooperative plots and DDA pockets bring different paperwork and different stairs. These are the points we settle with you.

On the ground in Dwarka Sector 12 South West Delhi

  1. Which block, which pocket

    Sector 12 has eight DDA pockets and 27 society plots. We write down the pocket or plot, the block and the floor, so the crew is matched to stairs or a lift.

  2. Walk-up blocks

    Where a DDA block has no lift, everything goes down by hand. We pack in smaller, lighter cartons and bring extra hands so the stairs are not blocked for long.

  3. The Sector 12 red light

    A July 2025 Dwarka City report calls the Sector-12 red light a critical junction for waterlogging. In heavy rain we route the truck around it where possible.

Finding your way

Sector 12 Junctions and Landmarks We Route Around

Our branch is in this sector, so these places are part of our daily drive. Each one changes where a truck can safely stop.

  1. City Centre, opposite the station

    Wikipedia notes that City Centre stands just in front of the Sector 12 metro station. Between shoppers and commuters, that frontage is never a place to park a loaded truck, so we come in from the residential side.

  2. KM Chowk

    In February 2025 a car fell into a pit in Sector 12 near KM Chowk after the slab over a drain gave way, The Tribune reported. Our drivers keep the truck's wheels off drain covers around the chowk, especially with a full load.

  3. Road No. 203

    The district directory lists Life Line Hospital at B-47, Road Number 203, Pocket 8, and an epilepsy clinic on the same road in Block A. For moves out of Pocket 8, we plan the truck's stop so it does not hold up anyone heading to the hospital.

  4. Ashirwad Chowk and the hospitals

    VPS Rockland Hospital is listed at HAF-B, Phase 1, Sector 12, near Ashirwad Chowk, and Ayushman Hospital at Plot No. 2, Pocket 3. Hospitals near both junctions mean ambulances and patients' cars, so we give them a wide berth.

  5. More school gates

    Along with Bal Bharati, the district lists Bal Bhavan International School, Dwarka International School, SAM International School and Adarsh World School in Sector 12. We avoid the morning and early-afternoon school traffic on those roads.

Homes we move

Society Plots and Eight DDA Pockets in Sector 12

Sector 12's cooperative plots include Vidyut Apartment on Plot 2, Sahyadri on Plot 5, Ashoka (Defence L&CS) on Plot 8 and Highland Towers on Plot 22. Ashirwad (Universal Apartment) on Plot 11 and KM Apartment on Plot 12 share their names with the two chowks above, which helps when you give our driver directions.

Addresses here can be long. The district listing for one hospital reads "HAF-B, Phase 1, Sector 12", and SAM International is listed in "Sector-12, Phase-II". Send us the full line, including pocket, block, phase and any HAF letter, so the truck reaches the right gate the first time.

In a lift tower, the work goes as fast as the lift can be shared. In a walk-up DDA block, the floor sets the pace, so a fourth-floor flat with no lift may need a second loading team on the stairs.

Paperwork Sector 12 Societies and Pockets Ask For

  • Occupancy proof for the office

    Under Rule 103 of the Delhi Co-operative Societies Rules, 2007, a society keeps a register of owners and tenants and must hold a copy of whatever entitles each resident to occupy the flat. For a renter, that is normally the rent agreement.

  • Tenant verification for rented DDA flats

    If you are letting your Sector 12 DDA flat after moving out, verify the new tenant with the police. Delhi Police booked 250 people in North district in November 2025 for missing this step.

  • Power bill at the Janakpuri office

    BSES Rajdhani's Dwarka division office is at C-2C, Pocket 12, Janakpuri, not in Dwarka itself, according to its list of divisional offices. If an owner wants a final paid bill, request the reading early.

When to move

When Is a Good Time to Move in Sector 12?

Water is the summer worry here. In July 2025 Sector 12 residents told Dwarka City about diverted supply and children skipping baths. If your move falls in May or June, store water for cleaning and for the crew, and we load before the midday heat.

Many leases here are drawn for 11 months, because the Registration Act requires registration of any lease longer than a year. Count back from your agreement's end date and book the truck a few weeks ahead, especially if that date falls in the school holidays.

From October to March the weather is easier and school terms are running. Fog can slow early mornings in December and January, so for those months we may start a little later.
