Moving to Dwarka Sector 12 puts you beside Dwarka's busiest metro station, in one of 27 cooperative society plots or eight DDA pockets, with two schools, a hospital and a cluster of pocket markets all mapped within about 450 m of the sector's centre. In October 2026, NoBroker put a typical 2 BHK here at Rs 21,000 to 40,000 a month, so it is not the cheapest sector, but a great deal of daily life is within walking distance.

Our Delhi branch is in this sector, at Shop No. 204, Kartar Nagar, and the stairs, lifts and gates of its blocks are covered in the overview of our packers and movers in Dwarka Sector 12 service. This guide is about everything after the truck leaves: the kind of home you will live in, the commute, schools, doctors, shops and the rent.

Society plot or DDA pocket: what will you be living in?

Sector 12 splits into two kinds of housing, and the difference shows up in who you call when something breaks. Dwarka Homes keeps two lists for the sector, one of society plots and one of DDA pockets; read on 26 October 2026, they give these names:

DDA pocket Name Society plot (sample) Name
Pocket 1 Gangotri Apartment Plot 1 Nav Sanjivan
Pocket 2 Dwarkadheesh Apartment Plot 3 The Vimal Apartment (Ruchi)
Pocket 3 Indraprastha Apartment Plot 10 Brindavan Apartment
Pocket 4 Shubham Apartment Plot 16 Park View (Agarwal) Apartment
Pocket 5 Dwarka Kunj Plot 19 Kunj Vihar Apartment (The Plazzio)
Pocket 6 Rainbow Apartment Plot 22 Highland Towers (Bharat Jagariti)
Pocket 7 Rehayashi Welfare Plot 24 Classic Apartment
Pocket 8 Golden Heights and Suryodaya Apartment Plot 27 Sunny Vally Apartment

The 27 society plots each have a managing committee and an office, which is where you register as a tenant and ask for a gate pass. A DDA pocket works differently. There the residents' welfare association, not DDA, looks after routine upkeep, common lighting and any lift, paying from a fund the residents collect; that is the split DDA set out on 6 May 2019 in its General Principles of Maintenance of DDA Flats. In the list of RWAs registered with DDA, as it stood on 15 February 2022, the only Sector 12 entry is the association for Shubham Apartment in Pocket 4. If you are renting in one of the other seven pockets, ask your neighbours who collects for lights, cleaning and any lift, and keep their number.

Lifts are not a given. Among NoBroker's October 2026 listings, a 2 BHK in Dwarkadheesh was advertised with a lift, while a 1 BHK in Rehayashi was listed without one. If you have elderly parents, a pram or heavy furniture, ask about the lift before you ask about the rent.

Which PIN code goes on your forms?

Start with 110078 and check it. Wikipedia gives the station's address as Block B, Sector 12 Dwarka, New Delhi 110078, and OpenStreetMap's place search returns the same number for Pocket 5. The district administration, though, lists Bal Bharti Public School with "New Delhi-75". The surest answer is a recent electricity or water bill for your own flat; use that PIN for the bank, the school and your Aadhaar update so every proof of address agrees.

How do you get around from Sector 12?

On foot to the metro, in most cases. All distances in this guide are straight lines on OpenStreetMap, measured from the middle of the sector's mapped boundary using data of 25 October 2026. By that measure the Sector 12 station is roughly 300 m off, while the neighbouring stations, Sector 13 and Sector 11, are about 0.9 km and 1.2 km away.

The station is elevated, with side platforms: eastbound services for Noida Electronic City and Vaishali stop at Platform 1, and westbound services for Dwarka Sector 21 at Platform 2. Wikipedia calls it Dwarka's busiest station, with City Centre directly in front and e-rickshaws easy to find, so expect a crowd on the station road at rush hour. If your block is at the far end of a pocket, an e-rickshaw for the last stretch is the usual answer.

Which schools and colleges are near Sector 12?

Two schools sit almost inside the sector, and several more are within a kilometre. Using the same OpenStreetMap centre point and data date:

Name on OpenStreetMap Straight-line distance (km)
Adarsh World School 0.14
Bal Bharati School 0.24
Dwarka International School 0.54
SAM International School 0.55
Venkateshwara International School 0.68
Chandra Bhushan Singh Memorial Speech & Hearing Institute 0.90
NK Bagrodia School 0.92
IIHMR Delhi 0.97
MRV School 0.98
Kendriya Vidyalaya 1.14
Deen Dayal Upadhyay College 1.30
Delhi Public School, Dwarka 1.37

The map tells you nothing about fees, boards or vacancies, so contact each school. If a child is starting nursery, KG or Class 1 at a private school, the dates come from the Directorate of Education, which fixes them afresh every year. Last cycle, open-seat applications for 2026–27 ran from 4 to 27 December 2025, as Careers360 reported. No 2027–28 timetable had appeared by 26 October 2026, when we last looked; last year it was announced at the end of November (check).

  • To do: Collect the school leaving certificate in your last week at the old school
  • To do: Carry one proof of address showing the checked PIN
  • To do: Ask whether the school's bus route reaches your gate

Where will you see a doctor?

Close by. OpenStreetMap places Lifeline Hospital, on Road 203, about 0.1 km from the centre of the sector. Bensups Hospital is mapped at about 0.3 km, Medeor Hospital in HAF-B, Phase 1, at about 0.4 km, and Shree Hospital, on Plot 54 in Sector 12A opposite Bal Bharti, at about 0.4 km. Dwarka Heart Centre on Gangotri Apartments Road and Ayushman Hospital on Plot 2 are both within about 0.75 km.

Public care is also near. A health centre mapped as "Health Centre Sec 12 Dwarka" is about 0.2 km away, and a Delhi Government Clinic on Road 203 about 0.3 km. Indira Gandhi Hospital, run by the Delhi government in Sector 9, is about 2.5 km away as the crow flies. Save one hospital's emergency number in your phone in your first week, before you need it.

Where are the markets, banks and parks?

Within a short walk. OpenStreetMap maps three pocket markets, for Pockets 5, 6 and 7, at about 0.4 to 0.45 km from the centre, and a larger "Sector 12 Market" at about 0.6 km. The nearest mapped supermarket, Aap ka Bazar on Road 201, is closer still, at about 0.3 km. Shoppers Stop and Soul Mall are both about 0.6 km away.

Banking is easy: about eighteen branches are mapped within 0.35 km, among them State Bank of India, Punjab National Bank, Bank of Baroda, ICICI Bank and Axis Bank. For children, a DDA park is mapped about 0.5 km from the centre and Kargil Colony Park about 0.55 km. A CNG station is mapped about 0.7 km away, useful if your car runs on gas.

How much is the rent, and what belongs in the lease?

On 26 October we read the overview that NoBroker labels "for October 2026" on its Sector 12 pages:

Size Typical monthly rent Listings Deposit Maintenance
1 BHK Rs 12,000–23,500 4+, all society flats Rs 25,000–40,000 Rs 500
2 BHK Rs 21,000–40,000 5+ (4+ society flats at Rs 25,000–40,000; one house at Rs 21,000) Rs 50,000–80,000 in society flats Rs 400–1,000
3 BHK Rs 16,000–53,000 6+, all society flats Rs 16,000–1,20,000 Up to Rs 2,000

Figures from NoBroker's one-bedroom, two-bedroom and three-bedroom listing pages. With so few listings, one flat can move a range a long way, so treat the table as a guide to the spread, not a price list. The listings themselves give a feel for it: a 2 BHK in Dwarkadheesh at Rs 35,000 with a Rs 70,000 deposit, and a 3 BHK in Park View at Rs 45,000 with a Rs 50,000 deposit. NoBroker's pages also show flats from nearby areas, so confirm the address before you visit.

Get these points written into the agreement:

  • To do: The deposit, and the date and method of its return
  • To do: Who pays maintenance, and whether it is included in the rent
  • To do: Whether the lift works and who pays for its upkeep
  • To do: Water supply hours, and who pays for a tanker in summer
  • To do: Which furniture and appliances stay, listed item by item

How should you plan the move into Sector 12?

Agree the day with your society office, or with neighbours in a DDA pocket, and only then match the truck to the rules in force that day. Several changed at the end of October 2026:

Rule In short Where it comes from
BS-IV trucks from outside Delhi Goods vehicles at BS-IV or older may not enter from 1 November, though BS-VI, CNG and electric trucks can Construction World, 23 October 2026, on an advisory by Gurugram traffic police
Winter curb Starting 1 November and lasting to 31 January 2027, outside commercial vehicles are admitted only if BS-VI, CNG or electric The Hindu, 28 September 2026
No Entry Permission A goods vehicle running during the city's no-entry hours needs this permit Delhi Traffic Police FAQ (read 26 October 2026)
GRAP CAQM's Stage I has covered the NCR since 21 October 2026; no stricter stage found on 26 October (check) Akashvani, 21 October 2026

Moving in from Gurgaon? Under the owner's October 2026 bands, the bill for a one-bedroom flat lands somewhere in Rs 7,000–8,000, for two bedrooms in Rs 10,000–13,500 and for three in Rs 14,000–16,500, as tabled by destination on our Delhi packers and movers page. Moves from elsewhere in Delhi are quoted after a survey, which from our Kartar Nagar branch is a short trip. The permit, and a checklist for moving day, are covered in our house shifting in Delhi guide.

Key takeaway

Sector 12 suits families and renters who want the metro, schools, clinics and markets within a short walk. Find out whether your flat is in a society plot or a DDA pocket and whether it has a lift, check the PIN against a utility bill, weigh the rent together with the deposit and maintenance, and from 1 November make sure the truck is BS-VI, CNG or electric.

For where Sector 12 sits among its neighbours, read our Dwarka sectors guide. Once your dates are fixed, contact us with the two addresses, the floor of each flat and whether either building has a lift.

Everything here is general information, backed by the dated sources listed with this guide. Rents, admission calendars, clinic services and traffic rules all shift, so confirm whatever matters to you directly with whoever is responsible for it.
