Moving to Dwarka Sector 14 means moving into DDA-built flats at the northern edge of Dwarka, with a Blue Line station about 0.4 km from the middle of the sector and a law university campus inside it. NoBroker's figures for October 2026 put a typical 2 BHK at Rs 12,450 to Rs 35,000 a month, and most daily needs, from a government dispensary to two malls, sit within a kilometre.

This guide covers settling in: the PIN, the commute, schools, clinics, shops and the rent agreement. For the truck, the stairs and the loading plan, see how we work as packers and movers in Dwarka Sector 14.

Which homes make up Sector 14?

Mostly a DDA flat. When we read the Dwarka Homes directory on 22 October 2026, its Sector 14 society page listed no cooperative society plots at all, unlike neighbouring sectors that have dozens. Its DDA page for the sector lists five complexes:

Complex Pocket Type, as listed
Radhika Apartment Pocket 1 DDA flats
Om Apartment Pocket 2 DDA flats
Shaheed Bhagat Singh Pocket 3 DDA LIG flats
Kautilya Apartment Pocket B DDA flats
Dwarka Greens Separate complex DDA flats

Rental portals add a third kind of home. NoBroker's Sector 14 pages, read the same day, counted 32 owner-listed homes, 24 of them flats and 8 independent houses. Some of those houses are likely to be in the village lanes at the sector's edge, so confirm the exact address before a visit.

For renters, the DDA layout has one practical effect: there is no cooperative society office keeping the gate register. The 2022 DDA register of residents' welfare associations, dated 15 February that year, has Dwarka entries for pockets in Sectors 7, 9, 10, 12 and 19, but none for a Sector 14 pocket. The list is old, so ask the people on your floor who collects for the common lights and who to tell when goods come in.

Which PIN code should go on your forms?

Use 110078, then confirm it locally. National Law University Delhi gives its address as Sector 14, Dwarka, New Delhi 110078, and Wikipedia's page on the metro station prints the same number. India Post's data, read on 22 October 2026, ties these offices to that PIN:

Post office Type Delivers mail?
N.S.I.T. Dwarka Sub post office Yes
Kakrola Branch post office Yes
GGSIP University Sub post office No
Distt. Court Complex, Dwarka Sub post office No

One source disagrees: the district administration's school directory writes "New Delhi-75" after a Sector 14 school address. So look at an electricity bill from your building, or ask a neighbour, before you print the PIN on a school form or bank request. Add the pocket and block every time, because five DDA complexes share the sector name.

How close is the metro, and where does it go?

Very close. These are straight-line distances on OpenStreetMap, taken from the centre of the sector's mapped boundary with map data of 21 October 2026:

Station Line Straight-line distance
Dwarka Sector 14 Blue 0.4 km
Dwarka Sector 13 Blue 0.9 km
Dwarka-Kakrola Blue, with the Grey Line platform about 0.1 km further 1.4 km
Dwarka Mor Blue 1.7 km

Sector 14 sits on the Blue Line's main run, so trains towards central Delhi and Noida stop there with no change. For the Grey Line, the station's Wikipedia page says to change at the next stop, Dwarka-Kakrola. If a family member studies at NLU or Guru Gobind Singh Indraprastha University, that page also names Sector 14 as the closest station to both campuses.

Which schools and colleges are nearby?

The district's school directory, all 41 pages of which we read on 22 October 2026, lists one school with a Sector 14 address: Nirmal Bhartia School. Several more are within a short drive. OpenStreetMap, with the same data date, gives these straight-line distances from the sector's centre:

School or college as named on the map Straight-line distance
Pragati Public School 0.7 km
National Law University 0.7 km
MRV School 0.8 km
MBD Arya Model School 0.9 km
Deen Dayal Upadhyay College 0.9 km
New Arya Public School 0.9 km
Netaji Subhas University of Technology 1.1 km
CRPF Public School 1.2 km
Bal Bharati School 1.4 km

Neither the map nor the directory gives fees, boards or seats, so ask each school. For the youngest children, Delhi's private schools follow the Directorate of Education's entry-level calendar. In the last cycle, open-seat forms for 2026–27 were accepted from 4 December to 27 December 2025, Careers360 reported. We found no 2027–28 schedule on 22 October 2026 (check the Directorate's circular, usually out in November).

  • To do: Ask the old school for the transfer certificate before the last day
  • To do: Keep one proof of the new address showing the PIN you have confirmed
  • To do: Ask whether the school bus comes into your pocket or waits on the main road

Where do you go when someone is unwell?

For everyday care, there is a public option almost on the doorstep. OpenStreetMap shows a Delhi Government Dispensary, mapped as "DGD Sec 14 Dwarka", near the metro station about 0.5 km from the sector's centre. The nearest mapped hospital is Kalpavriksh Super Speciality Center on Plot 96 in Sector 13, about 0.9 km away, and Shree Hospital in Sector 12A is about 1.3 km away.

The larger hospitals are further than they are from Dwarka's southern sectors. Using map positions from OpenStreetMap's search, Aakash Healthcare is about 2.4 km away, Manipal Hospitals about 3.6 km and Indira Gandhi Hospital in Sector 9 about 4.2 km, all in a straight line. That last one is run by the Delhi government; its website, read on 21 October 2026, describes 1,241 beds in use as a teaching hospital, with an emergency department and inpatient wards. Save the numbers and the route for both a nearby private hospital and the government hospital on your first day.

Where are the shops and banks?

Malls are the closest shopping. On OpenStreetMap, Vegas Mall is about 0.35 km from the sector's centre, Reliance Mall about 0.8 km and Soul Mall about 1.1 km, with a Shoppers Stop store at about 1.2 km. For weekly groceries, the mapped supermarkets are a little further: Puran at about 1.3 km, Aap ka Bazar about 1.5 km, Bombay Bazar about 1.5 km and Reliance Fresh about 1.6 km.

Punjab National Bank, a State Bank of India branch on the NSUT campus and Union Bank of India are each mapped just under 1 km away, and about a dozen other branches sit 1.3 to 1.6 km away in Sector 12. Change the address on your account once the agreement carries the new one.

How much is rent, and what goes in the agreement?

NoBroker's Sector 14 pages, read on 22 October 2026, gave these typical ranges:

Size Typical monthly rent Flats in apartment blocks Independent houses
1 BHK Rs 4,500–26,000 Rs 6,000–26,000 (5+ listings); maintenance Rs 200–300; deposit Rs 14,000–44,000 Rs 4,500–19,000 (3+)
2 BHK Rs 12,450–35,000 Rs 18,100–35,000 (11+); maintenance Rs 250–500; deposit Rs 18,100–69,350 Rs 12,000–15,000 (2+)
3 BHK Rs 20,000–40,000 Rs 20,500–40,000 (2+); maintenance Rs 300; deposit Rs 40,000–80,000 Rs 20,000–26,000 (2+)

Sources: NoBroker's 1 BHK, 2 BHK and 3 BHK pages. The listing counts are small, so take these as a rough guide. Our comparison of Dwarka sectors shows how the 2 BHK band sits against eight other sectors.

Water deserves a written answer. The water note on NoBroker's 1 BHK page covers 19 Sector 14 homes with data: 17 relied on municipal supply alone, 2 had a borewell as well, and none had a borewell only. Before you sign, ask how many hours the supply runs, whether the block has a working overhead tank, and who pays when a tanker is ordered.

How should you time the move into Sector 14?

Fix the building first, then check the truck against Delhi's dated rules.

If the truck comes from Janakpuri or Vikas Puri along Najafgarh Road, it meets a peak-hour ban. The Delhi Transport Department's notification of 3 August 2021, amended on 12 August 2022, keeps heavy, medium and light goods vehicles off Najafgarh Road, from Vikas Puri District Centre to the Kakrola police picket, between 7 am and 11 am and again between 5 pm and 11 pm. Three-wheeled light goods vehicles are excluded.

Moving in from Gurgaon? The owner's indicative bands for October 2026, on our Delhi packers and movers page, are Rs 7,000–8,000 for a one-bedroom flat, Rs 10,000–13,500 with two bedrooms and Rs 14,000–16,500 with three. Moves inside Delhi are priced after a survey. Our nearest office is the Delhi branch in Kartar Nagar, Sector 12, the next sector along. The permit and paperwork are set out in more detail in our house shifting in Delhi guide.

Key takeaway

Dwarka Sector 14 suits renters and families who want the metro at the door, a law university and several schools close by, and modest DDA-flat rents. Confirm the PIN, settle water and deposit terms in writing, and keep the truck off Najafgarh Road at peak hours.

For how this sector fits the wider sub-city, read our Dwarka sectors guide. When your dates are fixed, tell us both addresses, which floor each flat is on and whether each building has a lift.

This guide is general information, and each fact is tied to a named, dated source above. Rents, school calendars, hospital services and vehicle rules change, so confirm anything important with the landlord, school, hospital or department concerned.
