No one Dwarka sector suits every household: Sectors 10, 12, 13 and 14 put a Blue Line station within about 450 m, Sectors 6 and 7 trade the station for two big hospitals close by, and Sectors 19, 22 and 23 offer society towers, villas and the Airport Express side of the sub-city. Pick by what your day needs most, then check how easily a truck and your furniture can reach the block.

This post is the decision tool. For background on how society plots and DDA pockets differ, read our Dwarka sectors guide first.

How do the nine sectors compare at a glance?

The table covers the nine sectors we have area pages for. Distances are straight lines on OpenStreetMap, measured on 21 October 2026 from the point the map uses for each sector, so the walk will be longer. Rents are NoBroker's typical 2 BHK ranges, read the same day.

Sector Homes, per Dwarka Homes Nearest metro (straight line) Nearest hospital on the map 2 BHK rent a month (live listings)
6 About 40 society plots; DDA SFS Pockets 1 and 2 Dwarka Sector 10, 1.5 km; Palam (Magenta), 1.8 km Manipal Hospitals, inside the sector Rs 7,600–49,000 (14+)
7 Society plots 1–23; a DDA SFS pocket and the Arunodaya expandable flats Dwarka Sector 10, 1.2 km Indira Gandhi Hospital, 1.0 km Rs 7,000–35,000 (3+)
10 Society plots 1–42; one DDA SFS pocket Dwarka Sector 10, 0.4 km Indira Gandhi Hospital, 0.65 km Rs 30,000–50,000 (4+)
12 27 societies; eight DDA pockets Dwarka Sector 12, 0.4 km Lifeline Hospital, 0.2 km Rs 21,000–40,000 (7+)
13 About nine society plots; three DDA pockets, MIG and expandable Dwarka Sector 13, 0.3 km Kalpavriksh Super Speciality Center, 0.2 km Rs 10,000–42,000 (10+)
14 DDA pockets, including LIG flats; Dwarka Greens Dwarka Sector 14, 0.4 km Kalpavriksh Super Speciality Center, 0.9 km Rs 12,450–35,000 (13+)
19 DDA pockets with MIG, expandable flats and villas; Golf Condos in 19B Dwarka Sector 10, 1.0 km Indira Gandhi Hospital, 1.4 km Rs 12,200–41,749 (23+)
22 26 societies on Plots 1A–18; one DDA SFS pocket Dwarka Sector 21 (Blue Line and Airport Express), 0.7 km Indira Gandhi Hospital, 2.5 km Rs 10,000–35,000 (4+)
23 17 societies on Plots 1–13; DDA MIG pocket; Golf Link flats in 23B Yashobhoomi Dwarka Sector 25 (Airport Express), 1.3 km Indira Gandhi Hospital, 2.4 km Rs 10,000–35,000 (6+)

The number in brackets is how many live 2 BHK listings NoBroker counted for the sector. Where it is three or four, one new listing can move the range a lot, and NoBroker's pages also show some flats from other localities. Ask the owner or a broker for current rents before you set a budget.

A note on hospitals: the Indira Gandhi Hospital website, read on 21 October 2026, says the Delhi government hospital in Sector 9 runs as a 1,241-bed teaching hospital with emergency and inpatient services. On the map it is 3.4 km from Sector 13 and 4.2 km from Sector 14, which is why the smaller private hospitals near those sectors appear in the table instead.

Which schools carry each sector's address?

The district administration's school directory, which our area pages checked on 3 and 4 October 2026, lists these schools with a sector address. The directory may not be complete, so check any school you have in mind.

Sector Schools listed with that sector in the address
6 J M International, D.A.V. Public, Vishwa Bharti Public; government schools at Site I and Site 2
7 Max Fort, Shiksha Bharti Public, Prakash Public
10 G. D. Goenka Public, Shreeram World, Vandana International, Indraprastha International, Saraswati Model, Venkateshwar International, a Rajkiya Pratibha Vikas Vidyalaya
12 Bal Bharti Public, Bal Bhavan International, Dwarka International, SAM International, Adarsh World
13 MR Vivekanand Model, Pragati Public
14 Nirmal Bhartia; the National Law University campus is also here
19 Modern International, St. Mary, O.P.G. World (19B)
22 Mount Carmel; a government co-ed senior secondary school
23 Delhi International, Basava International, Paramount International, The Indian Heights

Sector 10 has the longest list, and Sectors 12 and 6 follow. If the school run matters more than the metro, those three are worth a look first.

Which sector suits which household?

Start from the one thing you will not compromise on, then narrow it down.

  • You commute by metro every day. Sectors 13, 10, 14 and 12, in that order of distance, each have a Blue Line station within roughly 450 m. Wikipedia describes Sector 12 as Dwarka's busiest metro station, which suits commuters and is harder on moving day.
  • You fly often. Sector 22 is about 0.7 km from Dwarka Sector 21, the interchange with the Airport Express. Sector 23 is about 1.3 km from the line's Yashobhoomi terminus.
  • Someone in the family needs a hospital nearby. Sector 6 has Manipal Hospitals within the sector, and Sectors 10 and 7 are each about a kilometre or less from Indira Gandhi Hospital.
  • Rent is the tightest constraint. Sectors 6 and 7 showed the lowest starting 2 BHK rents in October 2026. Sector 10's floor of Rs 30,000 was the highest of the nine.
  • You need a large home. Sector 19's Pocket 3 has villas as well as flats, according to Dwarka Homes, and Sector 23's Philips Apartment lists 3 BHK and 4 BHK flats.
  • You have school-age children. Sector 10 has seven schools on the district list, and Sector 12 five.

Will your move use a lift or the stairs?

It depends on the building more than the sector, but the housing mix gives a first hint. Check each point against your own block.

Sector Lift or stairs: what our sources show Truck access to plan around
6 Society towers vary; ask about stairs in the DDA SFS pockets Keep the loading point off the approach road to Manipal Hospital
7 Society plots, DDA pockets and house-by-house floors on the Palam Extension side; many floors are walk-ups (check) The market lanes around Ramphal Chowk can be crowded; check the lane width before the day
10 Mostly society plots; check the lift car size for sofas and wardrobes The Dwarka Courts Complex beside the metro brings traffic on court working days
12 Eight DDA pockets of different heights; some blocks may have no lift (check) The busiest station and City Centre; The Tribune reported in August 2025 that a drain slab gave way near KM Chowk that February
13 Expandable DDA flats in Pocket 1 differ flat to flat; ask what was added The station stands opposite the Radisson Blu, so expect traffic at its gates
14 LIG pocket blocks may have only a staircase (check) The same Tribune report described a broken, potholed road outside Sector 14 Metro Gate 1
19 Villas in Pocket 3 can need a two-day plan and a larger crew DDA said in September 2024 that the 19B stadium would be ready by 2027, Business Standard reported; expect site traffic until then
22 Chitrakoot on Plot 9 has lifts and basement parking, Azore lists; a loaded truck usually cannot use a basement ramp Sector 22 was on the Lieutenant Governor's May 2026 list of anti-waterlogging sites, The Tribune reported
23 Philips Apartment lists lifts; the DDA pocket is MIG and expandable flats Dwarka City reported an open stormwater drain, 5 to 6 ft deep, near Metro Dharamkanta on 16 August 2026

If the answer for your block is "stairs", give us the floor number at both ends, because it sets the size of the crew more than the distance does.

Which Delhi truck rules apply whatever the sector?

The same three, wherever in Dwarka you are moving from or to.

  1. No Entry Permission. A goods vehicle driving in the city's restricted hours needs this permit. According to the FAQ page of the Delhi Traffic Police, checked on 21 October 2026, three-month and one-year permits are applied for online, while a permit for seven days or fewer needs a letter to the traffic headquarters at Todapur.
  2. BS-IV cutoff. From 1 November 2025, a goods vehicle with an out-of-state number has needed to run to BS-VI standards, or on CNG, LNG or electricity, to come in. BS-IV trucks got a year's transition, which ends on 31 October 2026, as set out in WION's report of 30 September 2026.
  3. Winter curb. Delhi's winter plan, as The Hindu set it out on 28 September 2026, stops commercial vehicles registered elsewhere that fall short of BS-VI, for the three months starting 1 November 2026 and ending 31 January 2027. CNG and electric vehicles are exempt. Stricter pollution stages can add curbs on the day, so check the week of the move.

For a move coming from Gurgaon, these rules decide which truck can make the trip. Our Delhi and Gurgaon moving guide covers the border run itself.

What will the move cost?

The sector changes the work, not the price list. For a move from Gurgaon into any Dwarka sector, the owner's indicative October 2026 ranges on our Delhi packers and movers page are:

Home Lower end Upper end
1 BHK Rs 7,000 Rs 8,000
2 BHK Rs 10,000 Rs 13,500
3 BHK Rs 14,000 Rs 16,500

These are ranges, not quotes. Moves inside Delhi have no published range: a shift from one Dwarka sector to another is priced once we have surveyed the goods, the floors and the access at both ends. Our Delhi branch is in Sector 12, at Shop No. 204, Kartar Nagar, so a survey anywhere in Dwarka is a short trip. If you are weighing the sub-city as a whole, our page on packers and movers in Dwarka covers every sector we serve.

What should you check before choosing a sector?

  • To do: Walk or ride from the block to the station you will use, at the hour you will use it
  • To do: Time the drive to the nearest hospital with an emergency department
  • To do: Ask the school whether its bus serves your sector and pocket
  • To do: Get the rent, deposit and monthly maintenance in writing
  • To do: Ask whether the block has a lift, and measure the lift car
  • To do: Find where a truck can stand, away from the station gate, market or open drain
  • To do: If your goods are coming from outside Delhi, confirm the truck's emission class before the date is fixed

Key takeaway

For the metro, look at Sectors 10, 12, 13 and 14; for the Airport Express, 22 and 23; for hospitals and lower starting rents, 6 and 7; for larger homes, 19 and 23. Whichever you pick, settle the lift question, count the floors and agree a loading spot before signing.

Once a sector is chosen, share both addresses with us, with how many floors up each flat is and whether either building has a lift.

This comparison is general information, and every figure in it comes from a named, dated source listed under Sources. Rents, listings, school lists and road conditions move quickly; confirm the ones that matter to you directly with the owner, the school or the relevant office.
