Why a Sector 7 address needs a second look

Sector 7 is the part of Dwarka that leans towards old Palam, and its addresses show it. The district administration lists Shiksha Bharti Public School at "Sector-7, Dwarka, Palam, New Delhi-45", while Max Fort School in the same sector carries the 110075 PIN. Residents also use the name Palam Extension. When you send us your old and new addresses, add a landmark too, so our driver does not go to the wrong PIN.

The housing is mixed. The Dwarka Homes list counts cooperative societies on Plots 1 to 23, among them Kamal Vihar on Plot 5, Shri Agrasen on Plot 10 and Sargodha on Plot 13. There are two DDA pockets as well: Pocket 1 has Self Financing Scheme flats, and Pocket 2, Arunodaya, is listed as expandable DDA EHS flats. A society tower and a DDA block can need quite different crews, so we ask about stairs and lifts first.

Planning a Move Around Ramphal Chowk

A market junction, two PIN codes and a mix of building types. This is how we handle them.

  1. Two PIN codes, one sector

    Some Sector 7 addresses end in 110045 (Palam) and others in 110075 (Dwarka). We confirm the plot, pocket or house number and a landmark, not just the PIN.

  2. Market lanes

    Around Ramphal Chowk, lanes fill with shoppers and parked cars. Where a large truck cannot reach your gate, a smaller vehicle carries goods out to it.

  3. Expandable DDA flats

    Flats in the Arunodaya pocket were built to be extended, so two homes in one block can differ in size. We survey yours, not just the floor plan, before quoting.

  4. Rain at Sector 7

    Dwarka City lists Sector 7 among spots with recurring water accumulation. On wet days we cover furniture and keep cartons off the road surface.

  5. Gate register and NOC

    Cooperative societies here may ask for a move-out request or a no-dues note. We give you the vehicle number and crew names for the gate book.

Finding your way

Sector 7 Landmarks on the Way In and Out

Sector 7 addresses run into Palam, so a truck may arrive by Dwarka's sector roads or through Palam's own streets. These are the points we plan around.

  1. Vardhaman Star City Mall

    The district health directory places a diagnostic lab inside Vardhaman Star City Mall, on Shiksha Bharti School Road in Sector 7. A mall and a school on one road means parked cars and drop-offs, so we avoid loading on that road at opening and school times.

  2. Prakash Public School, Pocket II

    Prakash Public School is listed at Sector-7, Pocket-II, Palam, opposite a municipal primary school. Two school gates facing each other make a lane crowded twice a day; for a Pocket II move we load between those times.

  3. Chandar Vihar, Palam Extension

    The district lists Bharti Nursing Home at A-132, Sector-7, Chandar Vihar, Block B, Palam Extension. Addresses written by block and house number like this one need a phone call to pin down the lane, so our driver rings you before turning in.

  4. CCRT Auditorium

    Dwarka City held its January 2026 directory launch at the CCRT Auditorium, Sector-7. An evening programme there can bring extra cars, so if your loading may run late we check for events on your date.

  5. Palam station, Magenta Line

    Palam metro station, in Block J, Palam Colony, opened in May 2018 on the Magenta Line, not the Blue Line. If family members are crossing town by metro on moving day, tell us which line they take so someone is at the new home when the truck arrives.

Homes we move

From Society Plots to Arunodaya: Homes in Sector 7

The 23 cooperative plots run from Sri Niketan on Plot 1 to Sri Radha Krishna on Plot 23. Several began as groups of colleagues, such as Nayantara (CBIP) on Plot 8B, Nawal Officers on Plot 11 and Media Apartment on Plot 18A. Plots 8, 12 and 18 are split into lettered sub-plots, and 8A St. Ann and 8C Arjun are separate societies, so give us the letter as well as the number.

Each society tower is run by its own committee, and that office decides when a lift can be held for loading. Where there is a lift, we wrap furniture in the corridor and send it down in turns. Where there is none, the crew is bigger and the cartons smaller.

In the DDA pockets, there is usually no society office to book anything with. The things that change your move are the stair width, the floor, and whether the truck can reach the block. We note all three on the survey.

Before Moving Day: What Sector 7 Offices and Owners Ask For

  • A copy for the society file

    Under Rule 103 of the 2007 Delhi cooperative society rules, the committee must keep records of members, owners and tenants and obtain from each occupant the document that entitles them to live there. A new tenant should carry the rent agreement; a buyer, the sale papers.

  • Police verification of a new tenant

    Landlords in Delhi must have tenants verified. In November 2025 Delhi Police booked 250 people in North district for failing to do so. If you are renting a Sector 7 flat, expect the owner to ask for ID and photographs before you move in.

  • Final electricity reading

    BSES Rajdhani lists both a Dwarka division and a Palam division, the latter at its Dashrathpuri grid. An owner may want a paid final bill before returning a deposit, so ask for the meter reading a few days before the truck comes.

When to move

When to Move in Sector 7

Rented flats here turn over when the agreement ends, and agreements of 11 months are common because section 17 of the Registration Act, 1908 makes registration compulsory for leases of more than a year. If yours ends in May or June, the peak school-holiday weeks, book the truck as soon as you give notice.

Summer heat is serious here. The Palam observatory's highest reading on record is 48.4 °C, on 26 May 1998, says Wikipedia's climate summary for Delhi. Dwarka City also listed Sector 7 among sectors with low pressure and erratic water timings in July 2025. We load early and keep the hottest hours for driving.

Monsoon rain usually reaches Delhi in the last days of June or the first week of July and fades by early October. A date after the rains is the simplest for us to plan, since there is no wet-weather backup to arrange.
