Why is Sector 22 a society-by-society job?

Most Sector 22 homes are in cooperative group housing societies, each on its own numbered plot. Chitrakoot Apartment, run by Entrepreneurs CGHS, sits on Plot 9 with 165 homes. DGS Apartments and Shubham Apartments are other names you will see on the sector's gates. Each committee writes its own rules for shifting. One may want a written request a few days ahead, another only a note in the guard's register. We ask you to find out early, and we give you the vehicle number and crew names to pass on.

Basement parking is the next thing to plan. Chitrakoot's own listing mentions reserved underground parking, and a loaded truck is generally too tall for a basement ramp. So the truck has to stand at the surface, near the tower, and we ask the guard where that is before arrival.

Location helps. Chitrakoot's listing puts Dwarka Sector 21 station, where the Blue Line meets the Airport Express, about five minutes away, and the Dwarka Expressway passes through Sectors 21 and 22 on its way to Gurgaon.   1. Your society's shifting rules

    With so many separate cooperatives, rules differ even between neighbouring plots. Ask your office what it needs and which hours it allows. We fit the packing and loading around that.

    Where cars use a basement, the truck stays above ground. We agree a spot with the guard so it does not block the gate or the ramp while the crew works.

  3. The underpass in heavy rain

    Residents' group posts going back to 2010 describe the Sector 22 underpass on the Dwarka Link Road, below the Delhi–Rewari rail line, as prone to waterlogging. After a downpour we check that route before sending the truck through.

  4. Straight onto the Expressway

    The Expressway's Delhi section links Shiv Murti on NH-48 with Gurgaon via the Sector 21 area. For Gurgaon moves we plan the Delhi leg around goods-vehicle hours, then head south.

  5. Airport Express nearby

    If you are flying out on the day the goods leave, Sector 21 station's Airport Express platforms are close by. We can start packing early so you are not watching the clock.

Finding your way

Sector 22 Landmarks on the Road to Gurgaon

Sector 22 sits close to Dwarka's rail line, bus terminal and expressway. These are the places that change our route and timing most.

  1. Bijwasan rail underpass

    The Dwarka Expressway's Delhi section is built in two packages that meet at the Bijwasan railway station underpass. That station is east of the Sector 21 metro station, and the underpass is one of the points we check for traffic before a Gurgaon run.

  2. Dwarka ISBT

    Wikipedia places the Dwarka ISBT west of the Sector 21 station. Intercity buses turning in and out add to the traffic, so we time departures around them where we can.

  3. Mount Carmel School

    The district school directory lists Mount Carmel School in Sector-22, Phase-I, along with a government co-ed senior secondary school in the sector. On weekdays we plan loading to miss the school traffic on those roads.

  4. Expressway tunnel in heavy rain

    In September 2026, Business Today reported heavy waterlogging that slowed traffic in a Dwarka Expressway tunnel. When rain is forecast, we check the tunnel before a Gurgaon-bound truck leaves.

Homes we move

Sector 22 Society Plots and DDA SFS Flats

The Dwarka Homes list shows 26 cooperative societies on 18 numbered plots, several split into A, B or C sub-plots. Many began as groups of colleagues: Naval Technical Officers on Plot 3A, Shubham (NPCC Employees) on Plot 13, Keshav Kunj (SBI Karamchari) on Plot 15A and Bank Vihar on Plot 16. Beverly Park (Jaypee) is on Plot 2, and Jagran on Plot 17.

There is also a DDA pocket. Dwarka Homes lists Pocket 1 with SFS flats in Category II and III. These blocks have no cooperative committee, so we ask about the stairs, the floor and how near the truck can park, instead of a lift booking.

In the society towers, the lift and the gate are run by the committee. A tall wardrobe or long sofa may still have to take the stairs if it will not fit the lift car.

What Sector 22 Societies Ask For Before the Truck Arrives

  • A copy of your occupancy papers

    Rule 103 of the Delhi Co-operative Societies Rules, 2007 asks every housing society to record owners and tenants and to keep a copy of each occupant's papers. Before moving into a Sector 22 plot, give the office your agreement or deed.

  • Maintenance up to date

    Rule 102 sets out monthly or quarterly maintenance demands and how arrears are recovered. Clearing your account before moving day avoids a hold-up at the gate.

  • Tenant verification for rented flats

    Landlords must get every new tenant verified by the police. In November 2025, Delhi Police booked 250 people in North district for skipping it. If you rent in Pocket 1 or a society, be ready with ID papers.

When to move

When Is the Best Time to Move in Sector 22?

In May 2026 the Lieutenant Governor asked the DDA to finish anti-waterlogging work by 15 June at 11 sites, and The Tribune listed Sector 22 and 23 among them. July to September is when that work is tested, so for monsoon moves we keep a spare date.

Traffic is the other factor. A Sector 22 resident told The Tribune in August 2025 that a 10-minute trip can take an hour because of jams. We avoid the office rush hours for both loading and the drive.

From October to March, roads are drier and travel times are steadier. A weekday mid-morning slot then often gives the quickest run to Gurgaon.
