House shifting in Dwarka Sector 22 carries a fixed price band on one route only, a home coming in from Gurgaon, and the owner's October 2026 figures for it start at Rs 7,000 for the smallest flat and stop at Rs 16,500 for a three-bedroom one; every other move is quoted after a survey. The hours on the day go mostly on society lifts and gates rather than on driving, and from 1 November 2026 a truck from outside Delhi also needs BS-VI, CNG or electric power and pays Delhi's entry charge to get in at all.
The society plots, the basement ramps and the underpass that waterlogs in heavy rain are explained in our packers and movers in Dwarka Sector 22 page. Its nearest-office panel points to our Dwarka branch in Kartar Nagar, Sector 12 (Shop No. 204). This post keeps to three questions: what a move costs, where the crew's time goes, and which dated rules decide whether and when the truck arrives. Every source below was read on 31 October 2026.
Which Sector 22 moves can be priced without a visit?
One of the five routes people ask about. The owner's indicative ranges for October 2026, also printed on the Delhi packers and movers page, cover only a home arriving from Gurgaon:
| Home moving from Gurgaon into Sector 22 | Low end of band | High end of band | Width of the band |
|---|---|---|---|
| 1 BHK, one bedroom | Rs 7,000 | Rs 8,000 | Rs 1,000 |
| 2 BHK, two bedrooms | Rs 10,000 | Rs 13,500 | Rs 3,500 |
| 3 BHK, three bedrooms | Rs 14,000 | Rs 16,500 | Rs 2,500 |
| Four bedrooms or more | No band | No band | Survey |
No band exists for a plot-to-plot move inside Sector 22, a move to another Dwarka sector or elsewhere in Delhi, or a move from Sector 22 out to Gurgaon. Those are priced in writing after a survey.
Vehicles have their own line on the list. For trips of 50 km or less, the car band is Rs 9,000 at the low end and Rs 11,500 at the high end, and the bike band runs from Rs 3,000 to Rs 7,000; our car transport team handles both.
Why so many surveys? On a short hop between two plots, the truck's fuel barely registers; the labour of carrying a flat down one tower and up another is the bill. That labour depends on the floor at each end, on whether a lift can be reserved and on the distance from tailgate to front door, none of which a band can foresee.
What does a Gurgaon truck pay on the way in?
Two charges sit on top of the move, and both are set by government, not by any mover. The first is Delhi's Environment Compensation Charge. A Delhi Gazette notification dated 4 May 2026, The Tribune reported, lifted the charge on a light commercial vehicle or a two-axle truck to Rs 2,000, up from Rs 1,400. A truck on three axles or more now pays Rs 4,000 where it paid Rs 2,600, and both figures climb 5% a year, counting from 1 April 2026. The report mentions no exemption for CNG or electric trucks.
The second is the expressway toll. NHAI began collecting at the Bijwasan plaza, where the Dwarka Expressway crosses the Delhi–Haryana border, according to The Tribune of 12 November 2025. That report quotes car fares only; a goods vehicle's rate is something to ask about.
Our Sector 22 page states that any toll or entry charge for the vehicle appears in the quote. Whoever you hire, check that both are written on the quote rather than added at the border.
What does the map show inside Sector 22?
Plenty of gates, and not one recorded height. We counted what OpenStreetMap holds inside the Sector 22 boundary, on data dated 30 October 2026:
| On the map | Count | Why a crew cares |
|---|---|---|
| Buildings | 98 | Society towers, school blocks and the DDA pocket together |
| Of which tagged as apartments | 44 | The other outlines carry no building type |
| Buildings with a storey count | 0 | The floor has to come from you, not the map |
| Road segments | 165 | 78 residential lanes and 35 service roads among them |
| Segments marked private | 85 | More than half; expect a barrier on the way to the door |
| Gates | 36 | Each one needs a guard to know the truck is expected |
| Expressway and UER-II segments, with ramps | 23 | Fast roads run through the boundary, but a truck cannot stop on them |
The named roads inside the sector are Road 205, Road 210 and Sector 23 Road, plus the Dwarka Sector 21 underpass. Fifty-two segments are one-way, which can add a loop to a short trip.
The Dwarka Homes list gives 26 cooperatives on plots numbered 1A to 18, along with the DDA's Pocket 1. Since the map holds no floor counts for any of them, a phone quote here is only as good as the details you give.
Where do the hours go on a Sector 22 moving day?
Mostly at the two ends, between the flat door and the tailgate:
| Kind of home | What slows the crew | Ask before the day |
|---|---|---|
| A tower in a society with underground parking, such as Chitrakoot's 165 homes on Plot 9 (Azore) | The truck stays on the surface, so every load crosses from the lift lobby to an open-air spot | Where the truck may stand, and how long the lift can be held |
| A society on a split plot, such as 5A to 5D or 15A to 15C | Neighbouring gates belong to different cooperatives | The exact plot letter and which gate the driver should use |
| A flat in the DDA's Pocket 1 | Stairs, if the block has no lift | Floor number and the narrowest turn on the stairs |
| A move between two Sector 22 plots | Two lift bookings and two gate entries in one day | Times both offices accept, set side by side |
| A handful of items | Waiting at the barrier, more than the carrying | The exact pieces, and both addresses |
Floors drive crew size harder than distance does. Carrying a three-bedroom home down several flights with no working lift can call for extra hands, so the first questions we put are the floor and the lift at each end. For the paperwork a committee may want, see our Sector 22 society rules guide.
How far is the next sector over?
Short enough that distance rarely sets the price. Straight lines between OpenStreetMap's centre points, measured on 31 October 2026:
| Destination | Straight line from Sector 22 | Read next |
|---|---|---|
| Sector 21 | about 0.85 km | Its own gate rules |
| Sector 23 | about 1 km | Sector 23 costs guide |
| Sector 19 | about 2.2 km | Sector 19 costs guide |
| Sector 10 | about 2.9 km | Its market's goods-vehicle hours, in the Sector 10 costs guide |
| Sector 6 | about 3.9 km | Sector 6 page |
| Sector 12 | about 4.4 km | The sector our branch is in |
| Gurgaon, Sector 110 | about 6.9 km | Cross-border timings in moving between Delhi and Gurgaon |
A Gurgaon address that close is still a different state. Crossing it brings in the entry charge above and the Delhi emission rules below, which a move to Sector 23 avoids.
Which Delhi rules govern the truck from 1 November 2026?
The day this post went live is the day the strictest one began. As we found them on 31 October 2026:
| Date | Rule | Source |
|---|---|---|
| Up to 31 October 2026 | A one-year grace let outside-registered BS-IV goods vehicles keep entering, under the CAQM direction reported that week | The Tribune (report of 29 October 2025) |
| 1 November 2026 onward | Grace period ended. No extension turned up in our 31 October searches; transport unions had warned of a chakka jam and a court challenge | Reports by ETV Bharat (28 October) and The Hans India (29 October) |
| November 2026 to January 2027 | Under the winter plan, vehicles from other states below BS-VI stay out until 31 January; electric, CNG and essential-service vehicles are spared | Autocar India of 22 October 2026 |
| From 21 Oct 2026 | Stage I of GRAP in force NCR-wide after Delhi's AQI touched 244; no higher stage ordered as far as we could find on 31 Oct | Akashvani, 21 Oct 2026 |
| Year-round | No Entry Permission for any goods vehicle on Delhi roads in the restricted hours | Delhi Traffic Police FAQ, checked 31 Oct 2026 |
The winter rule's reach is reported in two ways. The Tribune's account of the CAQM direction speaks only of light, medium and heavy goods vehicles. WION Drive on 23 October, then ETV Bharat and The Hans India, say private vehicles are caught as well. If your own car is a BS-IV petrol or diesel model on Haryana plates, it may be safer to send it on a carrier with the goods than to drive it in before February.
So for any truck coming from Gurgaon, get three facts in writing at booking: the BS norm, the fuel and the state on its plates. For the permit and other papers, read our guide to house shifting in Delhi.
How do you take hours off a Sector 22 move?
Most of the saving comes from the week before:
- To do: Give the plot number with its letter, the block, the floor and the flat for both addresses
- To do: Ask each society office whether the lift can be held, and for how long
- To do: Ask the guard where a truck may stand, since the basement is usually out of reach
- To do: Check that the tallest wardrobe and the longest sofa clear the lift door and the stairwell
- To do: For a truck from Gurgaon, confirm its BS norm, fuel and registration, and that the toll and entry charge are in the quote
- To do: Pick a weekday or Saturday: our office hours are 8 am to 9 pm, six days a week, with Sunday closed
- To do: If the new flat is not ready, ask about warehouse storage in advance

Key takeaway
In Dwarka Sector 22, only a home moving in from Gurgaon has a published band for October 2026, from Rs 7,000 to Rs 16,500 by size; the rest is surveyed. Crew time goes on lifts and 36 mapped gates, and the map records no floor heights. A Gurgaon truck pays Delhi's Rs 2,000 or Rs 4,000 entry charge plus the toll, and from 1 November 2026 it has to be a BS-VI, CNG-powered or electric vehicle.
Send both addresses and a likely date; the written figure comes once the survey is done.
This is general information, not a quotation. Rupee figures here are indicative bands from the owner, dated October 2026; the counts reflect OpenStreetMap as of 30 October 2026; and Delhi revises its charges and vehicle orders without much warning; recheck them during the week of your move.
