House shifting in Dwarka Sector 23 has a published price only for a home coming in from Gurgaon: going by the bands the owner set for October 2026, a one-bedroom home costs Rs 7,000–8,000 to move, a two-bedroom one Rs 10,000–13,500 and a three-bedroom one Rs 14,000–16,500. Every other route, a hop inside the sector included, is priced after a survey, and the day's length depends on the kind of building, the lane outside it and, once November 2026 begins, on whether Delhi will let the truck in.
Our area page, packers and movers in Dwarka Sector 23, describes the sector's societies, its DDA pockets and the drain stretch near Metro Dharamkanta. This post deals with money and the clock: which routes carry a price, what the map reveals about Sector 23, where the crew's hours go, and the dated rules on goods vehicles. Of our offices, the Dwarka branch is the nearest; it is Shop No. 204 in Kartar Nagar, Sector 12 Dwarka, PIN 110078.
Which Sector 23 routes have a published price?
Only one. The table sets the owner's October 2026 ranges, the ones on our Delhi packers and movers page, against the routes people actually take:
| Home | From Gurgaon | Inside Sector 23 or Pochanpur | Another Dwarka sector or Delhi address | Out to Gurgaon |
|---|---|---|---|---|
| 1 bedroom (1 BHK) | Rs 7,000 up to 8,000 | Survey | Survey | Survey |
| 2 bedrooms (2 BHK) | Rs 10,000 up to 13,500 | Survey | Survey | Survey |
| 3 bedrooms (3 BHK) | Rs 14,000 up to 16,500 | Survey | Survey | Survey |
For a car, the October 2026 list gives Rs 9,000 to Rs 11,500 for a trip of up to 50 km, and Rs 3,000 to Rs 7,000 for a bike; cars travel through our car transport service.
Why so few fixed prices? On a hop of a kilometre or two, diesel and road time are a small slice of the bill. Most of it is labour, and labour follows things a rate card cannot see: the floor, the lift, the stairs, and how far the truck has to stand from your door. A survey looks at those first.
What does the map reveal about Sector 23?
That most of what is mapped is a village, not the society plots. We read the OpenStreetMap data for the sector's boundary, on a base of 28 October 2026:
| What the map holds | Count | What it tells a mover |
|---|---|---|
| Buildings inside the Sector 23 boundary | 1,187 | Every mapped structure, from towers to single houses |
| Of these, also inside Pochanpur's boundary | 1,101 | The village accounts for almost all of them |
| Buildings tagged as apartment blocks | 23 | The society towers and DDA blocks are thinly mapped |
| Buildings with a floor count | 1 | Mahadev Apartment, four storeys; no other heights |
| Road segments, all kinds | 338 | 232 of them residential lanes |
| Segments tagged private | 111 | Roads behind a gate or barrier |
| Gates and boom barriers | 36 | 33 gates and 3 lift barriers |
Two lessons follow. The map cannot tell us your tower's height or whether its lift works, so that has to come from you. And with a third of the road segments marked private and 36 gates on the map, expect the truck to stop at a barrier and wait for a guard or a resident to let it through.
Where do the crew's hours go in each kind of Sector 23 home?
On carrying, and on waiting to be let in. Dwarka Homes lists 17 cooperative societies on Plots 1 to 13, and its DDA list adds Pocket 1. DDA's register of resident welfare associations, dated 15 February 2022, places the Golf Link DDA flats in Pocket 8 of Sector 23B. Pochanpur's houses make up the rest.
| Home | How goods come out | Where the time goes | Settle in advance |
|---|---|---|---|
| Society tower on a numbered plot | Lift to the tower's loading point | Waiting for the lift between residents, and the gate check | The lift slot and gate entry, in writing from the office |
| DDA Pocket 1 block (MIG or expandable) | Mostly stairs | Every carton down by hand; large pieces taken apart first | Floor number, stair width at the turns, room near the block for the truck |
| Golf Link DDA flat, Pocket 8, 23B | Stairs or a lift, block by block | The walk from the block to wherever the truck can park | That 23B is on the booking, so the driver reaches the right gate |
| House or builder floor in Pochanpur | Stairs, sometimes a narrow one | A lane too tight for the truck means a longer carry to the road | Lane width and where a vehicle can turn |
| A few pieces only | One or two trips | Little loading; most of it is finding a spot | The exact items and both addresses |
The floor drives the crew size more than anything else. A fourth-floor walk-up can need a second team on the stairs, so give us the floor and the lift position at both ends before the crew is fixed.
Where can a loaded truck wait?
Off the main roads, and close to your gate. The map names Road 210, Road 224, Dhoolsiras Road and Sector 23 Road inside the sector, with the Urban Extension Road-II running along its edge; a loading truck cannot stand on that highway or block a through road for an hour.
The boundary also holds busy frontages: Dwarka Police Station, a CGHS clinic, a State Bank of India branch, four schools, and grocery stores such as Rajmandir, Kisan Mandi and Aap ka Bazar. Two event venues are mapped as well, Surya Palace and a party lawn. If your gate opens near one of them, expect parked cars on a function evening and plan the loading for another slot. A home deep in a Pochanpur lane is the one to walk before the day, to see where the truck can stop.
Which timed road bans could touch a Sector 23 route?
Three, depending on the direction. The Transport Department's goods-vehicle notification, dated 3 August 2021 (amended 12 August 2022), sets these windows:
| Road or area | Vehicles barred | Hours | When it matters |
|---|---|---|---|
| Phirni Road (Circular Road), Najafgarh | Heavy and medium goods vehicles; light goods vehicles, three-wheelers excepted, in shorter windows | 7 am–11 pm; light ones 7–11 am and 5–11 pm | A move west towards Najafgarh |
| In and around Mahipalpur | All goods vehicles | 12:30–8 pm | A route east past the airport side |
| Around Main Market Sector 10, Dwarka | All goods vehicles | 12:30–8 pm | A move north through the older sectors |
The amendment keeps electric light goods vehicles exempt on the listed roads. When a route runs through one of these areas, the drive has to fall outside its window, or the truck has to be one that the order spares.
Which Delhi goods-vehicle rules apply, and from when?
Here is the position on 29 October 2026, by date:
| Date | Rule | Source |
|---|---|---|
| 23 Apr 2025 | CAQM directed that transport and commercial goods vehicles below BS-VI be kept out from 1 November 2025; Delhi-registered, CNG, LNG and electric vehicles exempt | WION Drive, 23 Oct 2026 |
| 17 Oct 2025 – 31 Oct 2026 | An amendment let certain non-BS-VI goods vehicles, including those carrying essential goods, keep entering; it expires after 31 October | WION Drive, same report |
| 1 Nov 2026 – 31 Jan 2027 | Delhi's winter plan shuts out any vehicle with another state's registration below BS-VI; electric and CNG vehicles may still enter | The Hindu, 28 September 2026 |
| Since 21 Oct 2026 | Stage I of GRAP applies across the NCR, invoked when Delhi's AQI touched 244; we found no escalation by 29 October (check) | Akashvani, 21 October 2026 |
| Any day | A goods vehicle in restricted hours must hold permission: long-term online, short-term (up to a week) by written request to the traffic headquarters at Todapur | Delhi Traffic Police FAQ, seen 29 Oct 2026 |
For a Gurgaon-to-Sector-23 move, all of this comes down to the truck's emission class, fuel and registration state, so ask for all three when you book. Pollution orders can be tightened at short notice; check again in your moving week. For the permit itself, see our Delhi house-shifting guide.
How far is a hop to the next sector?
Short, which is why the drive is rarely the costly part. These are straight lines from Sector 23's mapped centre to the centre points OpenStreetMap gives each place, measured on 29 October 2026:
| Destination | Straight line | Plan at that end |
|---|---|---|
| Pochanpur | about 0.3 km | Lane width and the carry to the road |
| Sector 22 | about 1 km | Its society gate rules; see our Sector 22 page |
| Sector 24 or Sector 19 | about 1.5 km each | Lift or stairs at the new block; Sector 19 page |
| Sector 25 or Sector 21 | about 1.6–1.7 km | Convention-centre and station traffic |
| Sector 26 | about 1.9 km | Gate and floor at the new address |
| Sector 12 | about 3.7 km | Whether the route passes the Sector 10 market; Sector 12 page |
| Gurgaon, Sector 110 | about 6.8 km | Gurgaon's truck hours; read moving between Delhi and Gurgaon |
Inside Sector 23, a move from a Pochanpur house to a plot society still needs two gates, two time slots and two loading points. Treat both ends as carefully as you would a move across the city.
How can you take hours off moving day?
Mostly before the truck is booked:
- To do: Give us the plot or pocket, the letter B if it is 23B, the block, the floor and the flat number at both ends
- To do: Tell us if either building has a lift that works, and reserve it for loading
- To do: Ask who unlocks the society or pocket gate, and for how long the truck can stay
- To do: For a Pochanpur lane, check how close a vehicle can get and where it can turn
- To do: Measure your biggest wardrobe, bed and sofa, then compare them with the lift door and the tightest stair turn
- To do: Booking a truck from Gurgaon for November or later? Get its BS class and fuel in writing
- To do: Should the new keys be delayed, keep a few days of storage in reserve

Key takeaway
In Dwarka Sector 23, the owner's October 2026 bands cover just one route, Gurgaon into the sector; everything else is surveyed. Crew hours go on stairs, lifts, gates and Pochanpur's lanes, not on distance. Check the Najafgarh, Mahipalpur and Sector 10 windows for your route, and from November 2026 make sure any truck registered outside Delhi meets BS-VI or runs on CNG or electricity.
With both addresses and a date ready, get in touch for a written figure.
This is general information, not a quote. The rupee bands are the owner's own, fixed in October 2026 as indicative ranges; the map counts come from OpenStreetMap data of 28 October 2026, and Delhi can revise its vehicle rules before your moving day.
