For a move in Dwarka Sector 22, the hardest stretch is July to mid-September, because the DDA itself names the sector among the waterlogging-prone sites it must clear before each monsoon. The second hard stretch is May and June, when Delhi's heat waves keep even the nights near 30 degrees, so a Sector 22 move needs a spare date in the rains and an early, well-watered crew in summer.

This guide stays with the weather and the roads it closes. For the sector's cooperative plots, the DDA pocket and the gate routine, see packers and movers in Dwarka Sector 22; the paperwork side sits in our Sector 22 rules post. Here we look at what the DDA's list means, which ways out of the sector go under water, how hot a moving day can get, and what changes once the rains stop.

Why is Sector 22 on the DDA's waterlogging list?

Because the authority's own engineers put it there. On 14 May 2026 The Tribune reported that Lieutenant Governor Taranjit Singh Sandhu had reviewed desilting across the DDA's six zones and set 15 June as the deadline. Of the 11 waterlogging-prone locations the DDA looks after, most were in Dwarka: the court complex, Pathar Market in Sector 20, junctions near Janki Chowk, and "Sector 22 and 23 Dwarka" as one entry.

The same report gives a sense of scale. The DDA maintains about 495 km of drains, and 192.33 km of them are in its Dwarka zone, more than in any other zone. So when a drain is half full of silt in June, it is quite likely to be a Dwarka one.

Residents have said much the same for years. In August 2025 a Sector 22 resident told The Tribune that sewer lines not cleaned in time were the cause of the sector's worst flooding, in a report written after a road caved in near National Law University.

We found no public update on whether the 2026 work at the Sector 22 site was finished by the deadline (check with your society office or the DDA's Dwarka division). For a mover, that uncertainty is the point: a heavy shower can still leave a lane or a gate approach under water for a few hours, and the truck may have to wait.

Which ways out of Sector 22 flood first?

Sector 22 has three main exits, and each behaves differently in heavy rain.

Route What has been reported Source and date What we do on a wet day
Dwarka Link Road underpass below the Delhi–Rewari rail line Residents described it as regularly waterlogged Dwarka residents' group, September 2010 (old; check) Ask a neighbour or check traffic apps before the truck enters
Airport Road and the Dwarka underpass towards Palam Submerged during a heavy morning spell, with long jams for airport traffic News Arena, 20 August 2026 Avoid for a loaded truck after a downpour
Dwarka Expressway south to Gurgaon Waterlogging slowed traffic in its tunnel in early September 2026 Covered in our Sector 13 monsoon guide Check the tunnel before a Gurgaon-bound run
UER-II north or west No 2026 flooding report found for the stretch near Dwarka Wikipedia, read 27 October 2026 Useful for moves towards Najafgarh, Mundka or Rohini

The expressway and UER-II both start close to the sector. When the Delhi section of the expressway opened on 17 August 2025, Deccan Herald reported that the stretch from the Sector 21 rail underbridge to the Haryana border, its second package, is 4.2 km long and joins UER-II directly. Wikipedia describes UER-II as a ring that leaves NH-44 at Alipur and passes Rohini, Mundka and Najafgarh before reaching Dwarka and meeting the expressway near the convention centre and the airport tunnel.

So a Sector 22 household moving north or west has a route that keeps clear of the airport underpasses. One heading south to Gurgaon has a short run, but through a tunnel that held water in 2026.

What about Bharthal and the lanes to the south-west?

Bharthal is an urban village close to the sector: by OpenStreetMap's centre points, measured on 27 October 2026, it lies about 1.8 km south-west of Sector 22's centre in a straight line. We searched for 2025 and 2026 reports of waterlogging there and found none, which tells you only that nobody wrote one, not that the lanes stay dry.

If your move starts or ends in Bharthal or another village pocket nearby, the rain question is mostly about lane width and drainage at the door. Walk the lane on the evening before, or ask a neighbour how long water stands after a heavy shower, and tell us so that we can size the vehicle and plan the carry.

How does the Sector 21 station help on a wet moving day?

It gives the family a dry way out. Dwarka Sector 21 is an underground station where the Blue Line meets the Airport Express. On a monsoon moving day, the people who are not needed at the house can travel by metro to the new home, or to a relative's, while the crew and the truck deal with the roads. The fewer cars waiting at the gate, the easier the truck is to park in the rain.

How hot does a Sector 22 moving day get?

Hot enough to change the timetable. On 22 May 2026, Akashvani reported a Delhi maximum of 43.3 degrees Celsius, 3.1 above normal, and a minimum of 29.3 degrees, 2.6 above normal, with the IMD expecting about 45 degrees the next day and no relief for six days.

The minimum matters most for a mover. With nights that warm, a 6 am start is not a cool start, so we plan a summer move like this:

  1. Pack indoors the day before, under fans, so the morning goes on loading only.
  2. Load the heavy pieces first, while the crew is fresh: fridge, almirahs, beds and the washing machine.
  3. Pause in the afternoon. If loading runs past late morning, we break and finish in the evening rather than push through.
  4. Keep water and shade at the truck. The crew drinks between trips, not only at breaks.
  5. Carry heat-sensitive things in your car: medicines, candles, cosmetics, laptops, photo albums and any plants.

If the society lift is shared with residents in the evening, ask the office in advance whether an early-morning and a late-afternoon slot can both be booked.

How do we pack for a rainy moving day?

The checklist we work through when the forecast turns:

  • To do: Cover every mattress, sofa and cushioned chair in polythene before it leaves the flat.
  • To do: Line the truck floor with sheet and keep cartons off any wet patch.
  • To do: Put clothes and bedding in sealed bags inside cartons, not loose.
  • To do: Load in short runs between showers; stop if the lobby floor turns slippery.
  • To do: Keep one carton of towels and a mop for both front doors.
  • To do: Look up the route at breakfast, and once more just before the truck pulls out.
  • To do: Hold a reserve date within the following week.

Should a downpour hold up the handover at the other end, our storage can keep the load until the keys arrive.

What changes for a Sector 22 move after October?

The rain stops, and Delhi's winter truck rules take over. As checked on 27 October 2026:

Rule What it says Source
GRAP Stage I in force NCR-wide from 21 October 2026, the day Delhi's AQI touched 244; no Stage II order found as of 27 October (check on your date) Akashvani, 21 October 2026
BS-IV goods vehicles from outside Delhi Transition allowance ends on 31 October 2026; no extension found (check) WION, 30 September 2026
Winter entry curb Barred: vehicles with other states' plates that are neither BS-VI nor CNG or electric, between 1 November 2026 and 31 January 2027 (winter plan) The Hindu, 28 September 2026
No-entry hours Needed for driving a goods vehicle inside Delhi's no-entry hours: a No Entry Permission, applied for online Delhi Traffic Police FAQ, read 27 October 2026

WION adds that under the revised GRAP schedule, older light and medium goods vehicles from outside Delhi lose their exemption at Stage III. For a Gurgaon-to-Sector-22 move from November, ask the mover for the truck's emission class and whether it runs on diesel, CNG or electricity. Our Delhi house-shifting guide covers the permit and the rest of the city's paperwork.

Does the season change the price?

Not the bands. Our owner's October 2026 figures for moving from Gurgaon into Delhi, listed on our Delhi packers and movers page, are the same in every month. A single-bedroom home sits between Rs 7,000 and Rs 8,000; add a bedroom and it is Rs 10,000 to Rs 13,500; a three-bedroom home runs Rs 14,000 to Rs 16,500. Shifting from Sector 22 to, say, Sector 6 never leaves Delhi, so no band covers it, and a survey of the goods sets that price.

What weather can add is time: a wait for an underpass to drain, a midday heat pause, or a second day. Ask that the written quote spell out what a weather delay costs, if anything. The branch listed on the Sector 22 page is our Dwarka office. It sits in Kartar Nagar, Sector 12 Dwarka, at Shop No. 204.

Key takeaway

Sector 22 is on the DDA's 2026 list of waterlogging-prone sites, the rail underpass and Airport Road flood in heavy rain, and a May heat wave keeps nights near 30 degrees. Hold a spare date between July and mid-September, load early with breaks in summer, use UER-II when heading north or west, and from November confirm the truck meets Delhi's BS-VI rule.

When you have a rough date, send us both addresses with the floor, the lift, and your reserve date. The household shifting page explains how the crew packs and loads.

This page is general information. Weather and road reports are dated in the sources list, and the truck rules were checked on 27 October 2026; confirm them for your own moving day.
