Moving to Dwarka Sector 13 means choosing between three DDA pockets and nine cooperative society plots packed around a Blue Line station, with a school, a hospital and two malls all mapped within about 400 m of the sector's centre. A typical 2 BHK rents for Rs 10,000 to Rs 42,000 a month, according to NoBroker's October 2026 overview, and the gap between a DDA flat and a society flat shows up most in the maintenance bill.
This guide is about settling in: the homes, the PIN, the commute, schools, doctors, shops and the rent. The loading side, from stairs to truck parking, is handled on the page about our packers and movers in Dwarka Sector 13 service, and the hot and wet months in our Sector 13 monsoon and heat guide.
What kind of home will you be moving into?
One of twelve complexes. The Dwarka Homes society list and its DDA list for the sector, both read on 24 October 2026, give these names:
| Complex | Plot or pocket | Run by |
|---|---|---|
| Netaji Subhash Apartment (MIG and expandable flats) | Pocket 1 | DDA |
| Rosewood Apartment | Pocket A | DDA |
| Metro View Apartment | Pocket B | DDA |
| Gule Gulfam Apartment (Balaji Ashray) | Plot 1B | Cooperative society |
| DJA Apartment | Plot 1 | Cooperative society |
| Rose Valley Apartment (Ravi Shankar Society) | Plot 2 | Cooperative society |
| Ayudh Vihar (Ordnance Factories Society) | Plot 3 | Cooperative society |
| Swaroop Sadan Apartment | Plot 4 | Cooperative society |
| Golden Eye Apartment (The Shabad) | Plot 5 | Cooperative society |
| Mahabhadra Kali Apartment | Plot 6 | Cooperative society |
| White Rose Apartment | Plot 7 | Cooperative society |
| Sarvottam Residency (Durga Puja Apartment) | Plot 8 | Cooperative society |
The split matters to a renter. A cooperative society has a managing committee and an office that keeps the register of residents and handles gate passes. A DDA pocket may have neither. The DDA's register of residents' welfare associations, dated 15 February 2022, lists Dwarka associations in Sector 12 (Shubham Apartment, Pocket 4), Sector 9 and Sector 19, among others, but none for a Sector 13 pocket. The list is four years old, so in Netaji Subhash, Rosewood or Metro View ask your neighbours who collects for common lights and cleaning, and whom to tell before the goods arrive.
Some addresses also carry a phase. NoBroker's listings show "Phase 1" for Netaji Subhash, and the district directory gives one school's address as "Sector-13, Ph-II". Write the phase, plot or pocket, block and flat number on every form.
Which PIN should you write?
Start with 110078, but confirm it. Wikipedia's page on the station gives "Sector 13, Dwarka, New Delhi, 110078", and NoBroker listings in Netaji Subhash and in Metro View's Pocket B carry the same number. Against that, the district administration's entry for MR Vivekanand Model School reads "Sect.-13 Dwarka, New Delhi-75".
India Post's data, read on 24 October 2026, shows which offices sit behind each number:
| PIN | Post offices that deliver mail | Others on the same PIN |
|---|---|---|
| 110078 | N.S.I.T. Dwarka (sub office), Kakrola (branch office) | GGSIP University, Distt. Court Complex Dwarka |
| 110075 | Dwarka Sec-6 (sub office), Amberhai (branch office) | District Court Complex Dwarka |
A recent electricity or water bill from your own building is the quickest way to settle it. Use that PIN on the bank, school and Aadhaar updates, so that every proof of address matches.
How do you get around from Sector 13?
By metro, mostly. On OpenStreetMap, with map data of 23 October 2026 and distances measured in a straight line from the centre of the sector's mapped area, the Dwarka Sector 13 station is about 0.3 km away, Dwarka Sector 14 about 0.9 km and Dwarka Sector 12 about 1.0 km.
The station is elevated with two side platforms, Wikipedia says. Platform 1 takes trains east towards Noida Electronic City and Vaishali, and Platform 2 takes them west towards Dwarka Sector 21, with Sector 12 the next stop. For the Grey Line, ride east past Sector 14 to Dwarka-Kakrola, which Wikipedia's Sector 14 page names as the interchange. The station has two gates, so ask the landlord which one is nearer your block before your first morning commute.
Which schools and colleges are close by?
More than most sectors can offer within a kilometre. OpenStreetMap, using the same centre point and data date, gives these straight-line distances:
| School or college, as named on the map | Distance |
|---|---|
| Pragati Public School | 0.1 km |
| Chandra Bhushan Singh Memorial Speech & Hearing Institute | 0.3 km |
| MRV School | 0.4 km |
| Abhinav Global School | 0.6 km |
| Bal Bharati School | 0.7 km |
| Deen Dayal Upadhyay College | 0.8 km |
| Dwarka International School | 1.0 km |
| Adarsh World School | 1.0 km |
| National Law University | 1.1 km |
| SAM International School | 1.1 km |
| Netaji Subhas University of Technology | 1.3 km |
| Delhi Public School, Dwarka | 1.5 km |
The map lists no fees, boards or vacancies, so ask each school. Admissions to nursery and other entry-level classes in Delhi's private schools run on dates the Directorate of Education fixes each year. For the 2026–27 session, Careers360 reported that open-seat applications were accepted between 4 and 27 December 2025. We found no schedule for 2027–28 when we searched on 24 October 2026 (check the Directorate's circular, which came out in November in each of the last two cycles).
- To do: Collect the transfer certificate before the child's last day at the old school
- To do: Get one address proof that shows the PIN you have confirmed
- To do: Ask whether the bus comes to your pocket or plot gate, or stops on the main road
Where will you go for a doctor?
A hospital is almost next door. OpenStreetMap places Kalpavriksh Super Speciality Center on Plot 96, inside Sector 13, about 0.2 km from the centre. The other nearby hospitals are in Sector 12 or 12A: Shree Hospital at about 0.6 km, Dwarka Heart Centre at about 0.9 km, Lifeline Hospital on Road 203 at about 1.0 km, and Medeor Hospital, mapped at HAF-B, Sector 12, Phase 1, at about 1.1 km.
For public care, the map shows Delhi government dispensaries in Sector 17 and Sector 14 and a Delhi Government Clinic on Road 203, plus a health centre in Sector 12, all about 1.0 to 1.2 km away. The bigger hospitals are a short drive. Using Nominatim's positions, Aakash Healthcare is about 1.9 km away, Manipal Hospitals about 2.9 km and Indira Gandhi Hospital about 3.4 km, all in a straight line. The last is the Delhi government's own, and the hospital's own site (read 21 October 2026) speaks of 1,241 working beds and an emergency department.
Where do you shop and bank?
Closer than the station, in several cases. On OpenStreetMap, Reliance Mall is about 0.2 km from the sector's centre, Soul Mall about 0.4 km, a Shoppers Stop store about 0.4 km and Vegas Mall about 0.6 km. For a weekly grocery run, the nearest mapped supermarket is Aap ka Bazar on Road 201 in Sector 12, about 0.75 km away. A park mapped as "Main park" sits about 0.3 km from the centre.
About twenty bank branches are mapped within a kilometre. The closest is mapped under its old name, Oriental Bank of Commerce, near MRV School at about 0.4 km; HDFC Bank, Canara Bank and Axis Bank are each about 0.6 km away. Update the address on your account once the rent agreement shows it.
What does rent cost, and what should the agreement say?
NoBroker's Sector 13 pages carry an overview for October 2026, which we read on 24 October:
| Size | Typical monthly rent | Society flats | Maintenance in society flats | Deposit in society flats |
|---|---|---|---|---|
| 1 BHK | Rs 10,000–25,000 (7+ listings) | Rs 10,000–25,000 | Rs 500 | Rs 20,000–50,000 |
| 2 BHK | Rs 10,000–42,000 (9+) | Rs 17,000–42,000 | Rs 350–2,000 | Rs 17,000–90,000 |
| 3 BHK | Rs 35,000–60,000 (6+) | Rs 35,000–55,000 | Rs 400–3,000 | Rs 35,000–1,20,000 |
Sources: NoBroker's Sector 13 pages for 1 BHK, 2 BHK and 3 BHK flats. Each size also had one independent house listed. The counts are small, so read the table as a rough guide. Square Yards' Sector 13 page, read the same day, put the average rent at Rs 27 per square foot.
The individual listings show where the maintenance spread comes from. A 2 BHK in Netaji Subhash was listed at Rs 30,000 plus Rs 350 a month, and a 3 BHK there at Rs 40,000 plus Rs 400, while a 3 BHK in DJA Apartment was listed at Rs 35,000 plus Rs 3,000. So compare the rent and the maintenance together, not the rent alone. NoBroker's pages also mix in a few homes from Sector 12 and beyond, so confirm the address of any flat before a visit.
Before you sign, get these in writing:
- To do: Who pays maintenance, and how much, especially in a cooperative society
- To do: The deposit amount, and when and how it will be returned
- To do: How many hours a day the water runs, and who pays for a tanker
- To do: For an expandable Netaji Subhash flat, the actual rooms and their sizes

How should you plan the move itself?
Fix the date with the society office or your neighbours first, then check the truck against Delhi's rules for that date:
| Rule | In short | Where it comes from |
|---|---|---|
| No Entry Permission | A goods vehicle driving in Delhi's restricted hours needs one | Delhi Traffic Police FAQ, read 24 October 2026 |
| BS-IV end date | Out-of-state BS-IV goods vehicles had a one-off allowance that lapses after 31 October 2026; no extension had been reported when we looked on 24 October (check) | The Tribune, 27 October 2025 |
| Winter curb | For November 2026 to January 2027, only BS-VI, CNG or electric commercial vehicles may come in from outside Delhi | The Hindu, 28 September 2026 |
| GRAP | CAQM invoked Stage I across the NCR on 21 October 2026; we found no higher stage on 24 October (check) | Akashvani, 21 October 2026 |
If your move starts in Gurgaon, the owner's October 2026 price bands apply: between Rs 7,000 and Rs 8,000 when you have one bedroom, between Rs 10,000 and Rs 13,500 with two, and between Rs 14,000 and Rs 16,500 with three. Our Delhi packers and movers page sets them out by destination. From elsewhere in Delhi, we quote after a survey. The nearest of our offices is the Delhi branch in Sector 12, the next metro stop west. How to apply for that permit is covered, with a moving-day checklist, in our house shifting in Delhi guide.
Key takeaway
For families and renters, Sector 13 works best if you want a metro station, several schools, a hospital and malls within a few minutes' walk. Learn whether your home is a DDA pocket or a cooperative society, confirm the PIN from a local bill, compare rent and maintenance together, and check the truck rules and GRAP stage for your date.
Our Dwarka sectors guide places Sector 13 among its neighbours. Once you know your dates, get in touch with the two addresses, the floor at each end and whether the buildings have lifts.
We wrote this as general information and named a dated source for every fact. Rents, admission calendars, hospital services and traffic rules all move over time, so check anything that matters with the landlord, the school, the hospital or the department responsible.
