Sector 69 suits a family that wants a three- or four-bedroom flat in a finished Tulip society, and a renter who needs a one- or two-bedroom home in an affordable tower, as long as a car or a cab is part of everyday life. Nearly every home here sits in a gated society off the Southern Peripheral Road (SPR), two large projects are still being built, and the schools and hospital emergencies a newcomer needs are mostly a short drive outside the sector.

This guide is about settling in: picking the right society, the quirks of the buildings, getting around, and who to call for school and health care. How we handle the move itself is on our Sector 69 packers and movers page.

Which Sector 69 society suits your household?

Start with the size of home you need, because the societies here are built for quite different households. The developers' own pages and Haryana's real estate regulator give this picture:

Society What the developer or HRERA lists Status Suits
Tulip Lemon Six towers of 2 BHK and one of 1 BHK, about 754 homes; Tulip's first affordable housing Completed and handed over Single renters, couples, small families
Tulip White Nine towers of 3 BHK, A-1 to A-9, on a 24 m road; around 300 families Completed and handed over Families wanting three bedrooms
Tulip Purple Seven towers of 4 BHK, B-1 to B-7, beside White; around 125 families Completed and handed over Larger families
Tulip Leaf A single 20-storey tower of 3 BHK flats Completed and handed over Anyone who prefers a small community
Tulip Violet 25 towers of 3 and 4 BHK flats and penthouses on about 33 acres Completed and handed over Families, penthouse buyers
Tulip Yellow 3 BHK flats of 1,704 sq ft super area on 7.5 acres First phase handed over Families who like a car-free ground level
Golf Heights (OSB Group) 802 apartments in 12 towers on about 5.4 acres Ask for the occupation certificate Check before you sign
Smartworld Sky Arc 952 apartments in six towers on about 7 acres Under construction Buyers, not tenants yet
Tulip Violet Extension Towers A9 and A10 New launch Buyers, years away

The status column comes from Tulip's project list. The family counts are the developer's own figures, from its pages for Tulip White and Tulip Purple, so read them as rough sizes rather than a census.

The two non-Tulip projects come from the regulator's registration forms. Ocean Seven Buildtech's Golf Heights filing lists four groups of towers, 802 homes in all, on 5.4125 acres. Property portals disagree about whether every tower has been handed over, so a tenant should ask the owner for the occupation certificate. The Smartworld Sky Arc filing, submitted in August 2024, sets out quarterly building spend running into 2031. That means construction traffic nearby for years.

What is different about living in a Mivan-built flat?

The walls. Tulip says Tulip Lemon and Tulip Yellow were both built with Mivan aluminium formwork. In Lemon's case the developer explains what that means: the whole structure is reinforced concrete, brick walls are not used, and pipes and conduits are cast into the concrete.

For a newcomer this changes a few everyday jobs:

  • Hanging things. A television mount, curtain rods or kitchen shelves need a masonry bit and a hammer drill, not a plug-in screw.
  • Hidden pipes and wires. Since services run inside the walls, ask the facility office for the conduit and plumbing layout before drilling near switches, taps or the kitchen.
  • Furniture plans. Concrete walls are hard to cut or move, so measure alcoves and doorways before you buy a wardrobe that only just fits.
  • Noise rules. Hammer drills are loud through concrete. Ask whether the society allows drilling only at certain hours.

What does a car-free ground level mean at Tulip Yellow?

Tulip describes Tulip Yellow as having "zero vehicular movement" at ground level. Cars go straight down to the basement on arrival, residents ride dedicated lifts up to each tower, and golf carts run on the surface for residents and guests.

That makes the gardens quieter and safer for children, but it changes the logistics of daily life:

  • Find out where cabs and delivery riders are meant to stop, and how long the walk is from there to your tower.
  • Ask which basement level and slot your car is allotted, and register its sticker on the first day.
  • Before moving day, ask the estate office where a goods vehicle may stand, whether it can use the basement ramp, and which lift carries furniture.

Our area page notes that we load inside the society or on an internal lane rather than on the SPR, so the estate office's answer decides where the truck parks.

How do you get around from Sector 69?

By road, for now. Almost every trip starts on the SPR, which a Tribune report of January 2026 measures at 16 km, linking NH-48 with the road to Faridabad, and lists Sector 69 among the sectors along it. Tulip says Sector 69's societies are close to both the SPR and Sohna Road, so you have two ways out of the sector.

On rail, the city's only working line ends at Sector 55–56, according to Wikipedia's Gurugram Metro article. A second line exists only as a draft: according to a Hindustan Times report of 30 June 2026, the plan for a 36 km Sector 56 to Pachgaon line names a Sector 69 station among 28 stops. That was a draft awaiting approval, so treat it as years off and check its progress.

Two practical tips. Drive your office route once at the morning peak before you sign a lease, because a short map distance can hide a slow junction. Our area page also tracks a planned Sector 68–69 road to Sohna Road; ask your society whether it is open yet.

Which schools are in or near Sector 69?

One school gives a Sector 69 address, and better-known names are a short drive away.

School Where What we could confirm
The Vivekananda School Tulip Yellow Road, Sector 69 A directory lists it as a CBSE, co-ed school from pre-nursery to Class 12; we found no school website
Heritage Xperiential Learning School Sectors 62 and 64 The school's own site lists both campuses

For The Vivekananda School we found only a directory listing, whose fee figures do not agree with each other. Ask the school for its CBSE affiliation number and look it up on the board's SARAS portal before you apply. Heritage Xperiential runs separate admissions for each campus, so ask which one serves your address.

For the schools on the Sector 70 side, read our Sector 70 newcomer's guide. Carry your child's transfer certificate and latest report card yourself rather than packing them.

Which hospitals should you save in your phone?

We did not find a hospital with a round-the-clock emergency listed inside Sector 69. Two large ones outside it publish emergency lines:

  • Artemis Hospital, Sector 51. Its contact page lists a separate emergency number and an appointments line.
  • Medanta The Medicity, Sector 38. Its contact page gives the address on CH Baktawar Singh Road and the short emergency number 1068.

Save both in every family phone on day one. Bring a few weeks of regular medicines with their prescriptions, since finding a new family doctor takes time.

What does the move into Sector 69 involve?

A short drive and a careful plan at the gate. Measured midpoint to midpoint on OpenStreetMap's sector boundaries, Sector 69 lies about 12 km in a straight line from Sector 110. Our area page explains that we have no branch in Sector 69, so the survey, crew and vehicle come from that head office. Because the Tulip names are so alike, the society, tower and gate go on the job sheet.

For a move that stays within Gurgaon, the figures our owner set in October 2026 are:

Home Within Gurgaon, indicative (October 2026)
1 BHK, such as a Lemon flat Rs 4,500–7,000
2 BHK Rs 8,000–12,500
3 BHK, such as a White or Yellow flat Rs 12,000–15,000

A four-bedroom Purple or Violet flat, or a penthouse, is larger than these bands, so ask for a survey. For moves from another city, see our Gurgaon charges guide. Our household shifting page covers packing and loading, and storage helps if your lease and the handover dates don't meet. If your date is between July and September, read our Sector 69 monsoon guide first.

First-week checklist for Sector 69

  • To do: Get the conduit layout before drilling in a Lemon or Yellow flat.
  • To do: At Tulip Yellow, learn the cab, delivery and basement parking routine.
  • To do: Ask your landlord to complete tenant verification, as our area page describes.
  • To do: Check the Vivekananda School's CBSE number, or call the Heritage campus for your area.
  • To do: Save the Artemis and Medanta emergency numbers.
  • To do: Drive the office route once at rush hour.

Key takeaway

Sector 69 is a cluster of finished Tulip societies plus two projects still rising, all off the SPR. Choose the society by home size, learn the building's quirks (concrete walls, car-free lawns), plan on a car, and line up a school and two hospital numbers before you arrive.

Comparing neighbours? See our pages for Sector 70 and Sector 68, and the Sohna Road moving guide for the colonies across Badshahpur. Once your date is fixed, get in touch with the old and new addresses.

All of this is general information, based on the sources linked above. Project status, school details, hospital services, metro plans and society rules all change, so confirm each with the people concerned before moving.
