On the Sohna Road belt, the paperwork for a move depends on what kind of colony you live in, and the timing depends on the road. Find out first whether your home is in a gated township with its own resident association or in a plotted colony now looked after by the Municipal Corporation of Gurugram, then book around the road works and the monsoon. In Nirvana Country, for example, the resident association's published terms say a move-out NOC is ready seven days after you apply and clear all dues.
Which areas make up the Sohna Road belt?
The belt runs south from Subhash Chowk along a six-lane road: Wikipedia describes it as a 21.65 km, access-controlled, six-lane corridor on NH 248A linking Rajiv Chowk with Sohna, fully open since 11 July 2022. The colonies on either side differ more than their addresses suggest.

What the sources say about each:
- South City 2. Unitech places it in Sectors 49 and 50, with apartments, villas, floors and plots. A January 2026 notice from Unitech's government-appointed board says the colony passed to the municipal corporation in 2020 and has been maintained by the corporation and the RWA since September that year. Our South City II branch is in Block F, Sector 49.
- Nirvana Country. Unitech's township page places it in Sectors 50 and 51. Its RWA publishes its rules, which are covered below.
- Malibu Towne. The township's own website describes about 200 acres of freehold land in Sector 47, on the main Sohna Road, with plots, condominiums on about 11.89 acres and 444 independent floors, maintained by the developer, Malibu Estate.
- Mayfield Garden. In June 2024 The Tribune reported that Chief Minister Nayab Singh Saini ordered this builder colony to be transferred to the municipal corporation within a week.
- Ardee City. Wikipedia lists Ardee City, with Sectors 52 and 52A, under Wazirabad. After residents complained, the municipal commissioner directed that its sewers be cleaned, its roads repaired and its streets swept on a fixed schedule, The Tribune reported in January 2025.
- Sectors 47 to 52. A mix of HSVP sectors, builder colonies and towers. Vatika Group, for instance, places Vatika City in Sector 49, at the crossing of Sohna Road and Golf Course Extension Road. See our pages for Sector 47, Sector 49, Sector 50, Sector 51 and Sector 52.
- Sectors 67 to 70. Newer tower societies. Wikipedia's list of tall buildings puts IREO Victory Valley Tower A in Sector 67 at 51 floors, and Tulip Group describes Tulip Orange in Sector 70 as an eleven-tower society. See Sector 67, Sector 68 and Sector 70.
- Maruti Kunj. The address of DPS Maruti Kunj is Sohna Road, Bhondsi; the school says it started in 1995 from residential quarters in Maruti Kunj and later moved to its own campus.
Gated township or plotted colony: what changes for the move?
The paperwork and the approach change. A 2019 Tribune report on power cuts set the city's HUDA-developed sectors apart from developer colonies, naming South City 1 and 2, Ardee City, Malibu Towne and Mayfield Garden among the latter, and described Ardee City's resident association paying for its own direct power connection. In a township with an active RWA or facility team, expect a gate register, possibly an NOC before goods leave, and rules on when vehicles may enter. In a plotted colony handed to the municipal corporation, there is often less paperwork but more practical work: a truck parked in the lane, stairs instead of a lift, and neighbours' cars to work around. Tower societies in Sectors 48, 49 and 67 to 70 add the lift booking and loading-point questions of any high-rise.
Tell us both home types, old and new. A villa with a garden, a stair-only builder floor and a 40-floor tower each need a different crew and truck, even for the same number of bedrooms.
What do Nirvana Country's RWA rules say about moving?
Nirvana Country is the one colony on the belt whose association publishes rules that touch on a move. Read together, its documents set out four points:
- The move-out NOC. The 2019 terms say that for a sale, renting or moving out, by landlord or tenant, you must obtain an NOC from the NRWA office. It is available seven days after the application, once all NRWA dues are cleared and the landlord has given an NOC. The RWA asks residents not to leave this to the last minute.
- Police registration. The same terms make police registration mandatory for tenants, domestic helps, drivers and workers, on an application by the owner, with a copy to the RWA.
- Heavy vehicles at the gate. The RWA's 2015 notice on construction and renovation lets vehicles carrying construction material through the gates between 9 am and 6 pm, Monday to Saturday, and says 10-tyre vehicles are "absolutely not allowed" in Nirvana Country. The notice is about building work, not household moves, but it shows what the gates expect of large vehicles, so we plan moving trucks within the same limits.
- Gate entry. The security procedure issued by the RWA's facility contractor in March 2019 lets cars with an NRWA sticker in directly. Other vehicles are entered in a register and confirmed with the resident by intercom, or by phone if the intercom is not answered.

In Nirvana Country, apply for the NRWA's NOC at least a week before your truck is booked, clear your dues first, and get the landlord's NOC if you rent.
How do the Sohna Road works affect moving day?
They can narrow the road at short notice, so check the route the day before. Three things are under way:
- Cave-ins on the highway. A Tribune report of 7 May 2026 counted six major collapses of the carriageway since 2023 and quoted officials blaming a broken 1,800 mm sewer main beneath it. Past collapses shut nearly one and a half lanes, and the Rs 68 crore relining of the sewer had still not started.
- Metro construction. Wikipedia's Gurugram Metro article lists Subhash Chowk, Sector 47 and Sector 48 among the first-phase stations of the new line from Millennium City Centre, expected in 2028. To ease traffic while it is built, The Tribune reported in April 2026, plans include a service road between Subhash Chowk and the SEZ for office-goers in Sector 48 and residents near Central Park.
- Ambedkar Chowk. GMDA put out a tender in May 2026 for a Rs 32 crore flyover, four lanes and 900 m long, where Sectors 45, 46, 51 and 52 meet; it is due two years after building begins. The Tribune describes severe bottlenecks between Ardee City and Sohna Road.
The elevated road itself helps a truck going further south: ThePrint reported in 2022 that its elevated section runs 8.94 km from Subhash Chowk to beyond Badshahpur. A truck bound for a colony beside the road still has to come down to the service lanes, so we plan the exit before the day.
How bad is waterlogging on Sohna Road?
It recurs most years. In August 2025 The Tribune named Subhash Chowk, Sohna Road, the Artemis roundabout and SPR–Wazirabad among the city's repeat waterlogging spots, along with Sectors 47, 48 and 51. Two dated reports show what that looks like:
- 5 September 2024: a two-hour downpour that brought 88 mm to Wazirabad left Sohna Road and Subhash Chowk under water or in jams.
- 7 July 2026: when up to 82 mm fell in the monsoon's first heavy spell, Sohna Road and Vatika Chowk were among the roads that clogged.
A fix is planned for one stretch: GMDA intends to rebuild the road between Sectors 51 and 52 with drains on both sides, for about Rs 9 crore, within six months of awarding the work. Until then, a move in July, August or September needs a spare day, a covered load and an early start. If your dates slip, goods can wait in storage.
What does a Sohna Road move cost?
