Moving to Nirvana Country usually means renting a floor carved out of a villa, a whole villa or a flat in one of its towers, inside a 300-acre Unitech township in Sectors 50 and 51 where a residents' association runs the gates, the rubbish rounds and the paperwork for leaving. Before the boxes arrive, pin down which block you are in, what your rent does and does not cover, and the three or four things the RWA expects from every new household.
This guide is about settling in. Moving day itself, from the gate to the stairs, is planned on our page for packers and movers in Nirvana Country Gurgaon, and the wider sector, with its shops and hospitals, is covered in our Sector 50 newcomer guide.
Which part of Nirvana Country will you live in?
The block name tells you almost everything. On its About page, the Nirvana Residents Welfare Association names five gated blocks, each a mix of single-storey villas, duplexes and plots: Cedar Crest, Deerwood Chase, Aspen Greens, Birch Courts and Espace, together home to more than 1,000 families. Unitech's own page counts over 4,000 families across the whole township, because it adds the apartment towers such as Fresco and Harmony, plus offices and shops.
| Where you land | What it usually is | Who sets the day-to-day rules | Ask before you sign |
|---|---|---|---|
| A villa block | A whole villa, or one floor of it | The RWA, plus the owner for a shared villa | Is the maintenance bill in the rent? Who else uses the stairs? |
| A tower such as Fresco or Harmony | A flat with a lift | The tower's own office, with the RWA's gate rules around it | Lift booking, move-in form, parking slot |
| A plot rebuilt into floors | A builder floor with its own entrance | The owner and the RWA | Lift or stairs, and whose meter is whose |
One mix-up catches newcomers every year. Unitech describes Nirvana Country 2 as a separate 200-acre township in Sector 71, west of the original. If a listing, an app or a courier says "Nirvana Country 2", it is a different place.
What do homes rent for in November 2026?
More than most of the sector, and the spread is wide. Square Yards' rental page for the township, marked as last updated on 1 November 2026, showed 43 listings when we read it the next day: more than 20 villas, more than 17 builder floors and a handful of flats. Its sample asking rents that day:
| Home | Monthly asks we saw on 2 November 2026 |
|---|---|
| 3 BHK builder floor | Rs 55,000 to Rs 1 lakh (nine listings) |
| 4 BHK builder floor | Rs 85,000 to Rs 1.45 lakh |
| 3 BHK flat | Rs 53,000 to Rs 70,000 |
| 3 BHK villa or house | Rs 1.5 lakh |
| 4 BHK villa | Rs 1.2 lakh to Rs 2 lakh |
The portal's township overview puts the overall range at roughly Rs 13,000 to Rs 2.52 lakh and the average at about Rs 40 per sq ft a month. Its list of drawbacks is worth reading too: it names heavy reliance on a car, high maintenance costs and traffic on Sohna Road.
Renting one floor of a villa brings a cost that is easy to miss. The RWA's 2019 terms record that, since a general body meeting on 14 November 2018, a villa with one floor let out pays 1.5 times the normal maintenance (CAM) rate, and one with two floors let out pays twice the rate. Whether the landlord passes part of that on to you should be written into the agreement.
Which address and PIN should you use?
Lead with the house number and block, then the township, then 122018. When we checked India Post's directory on 2 November 2026, that code belonged to a delivery office named Gurgaon South City II, a sub post office that serves the township. Official records mix names freely here: CBSE's entry for the school in M Block reads "Nirvana Country, South City-II, Sector-50". Pick one form and use it everywhere:
- To do: House number and floor
- To do: Block name, for example Deerwood Chase or Fresco
- To do: "Nirvana Country, Sector 50, Gurugram, Haryana 122018"
- To do: The same line for your bank, Aadhaar, employer, gas agency and delivery apps
What does the RWA expect from a new household?
Four things come up in its papers, and each is easier in week one than later.
- Police registration. The 2019 terms make registration compulsory for tenants, domestic help, drivers and workers. The owner applies, and a copy goes to the RWA. Gurugram Police let you download the form and hand it in at the police station for your area, or apply online; their page also tells you to give a copy to the RWA president. If you rent, decide with the owner who submits it, and hold on to the acknowledgement.
- A car sticker. The 2019 security procedure lets cars carrying the NRWA sticker straight through the main gate; every other vehicle is logged and the guard confirms the visit with the house. Until you have a sticker, expect that check each time, and ask the RWA office what it needs to issue one.
- No hosing with piped water. The same 2019 terms forbid washing cars, roads or driveways with piped water, citing the district administration's directions, and warn of fines. After the move, mop the new floors with a bucket rather than a pipe.
- Office hours and help. According to its website, the RWA office opens from 10 in the morning to 6 in the evening, seven days a week. Passes for part-time domestic help follow a separate set of rules, set out in our Nirvana Country rules guide.
When you eventually leave, the RWA's no-objection certificate takes seven days from the application, once dues are cleared, so diary it early.
How does rubbish collection work?
In separate streams, or not at all. The RWA's household waste notice applies the Solid Waste Management Rules, 2016, to the township and asks each home to put out:
| Stream | Where it goes |
|---|---|
| Kitchen waste | Green bin |
| Dry recyclables: paper, plastic, metal | A second bin or a large bag |
| Reject waste | Red bin |
| Garden waste | Beside the bins, leaves in their own bin |
| Bulbs, tubes and other e-waste | E-waste bins in the Community Ground |
Housekeeping staff will not lift a mixed bag; the household has to carry it to the Nirvana Waste Transfer Point by the main entry gate. Bins can be ordered through the RWA office. The system has a track record: the association says the township was named Gurugram's cleanest society by the municipal corporation under Swachh Survekshan 2018, and that its own composting unit feeds the parks. On unpacking day, flatten the cartons and keep them as dry waste.
Which school is inside the gates?
Lotus Valley International School. Its entry on CBSE's register, read on 2 November 2026, gives affiliation number 531034, an address at M Block, Plot No. 2, a founding year of 2011 and senior secondary status, under the Lotus Valley Academic Foundation; the affiliation period it shows runs to 31 March 2032. DPS International, just outside in W Block of South City II, is covered in the Sector 50 guide.
If a child is joining mid-year, ask the school to confirm the class and joining date in writing, and ask where the bus picks up. Across 300 acres, the nearest stop may not be near your block.
Where is the nearest metro?
Not inside the township, and not yet close. The nearest working station is the Rapid Metro's southern end at Sector 55–56 on Golf Course Road, a section open since 31 March 2017, with trains from 6:05 am to 10 pm. A new Gurugram Metro line is planned through Sector 47, Subhash Chowk and Sector 48, with civil work under way since November 2025. Until it opens, plan on a car or cab for school and office, and drive the route at rush hour before you commit.
What is community life like?
Busy, if the residents' newsletter, Samvada Broadcast, is a guide. A few dated examples from 2026:
- 13 September: a morning cyber-safety session in the Deerwood Main Park amphitheatre, drawing many senior residents.
- 15 August: flag hoisting and a cultural programme on the community grounds, with the RWA president present.
- From August: The Civic Commons, a series of talks with authors and other guests, aiming for one event a month.
- Ongoing: a small book-exchange shelf among the trees in Aspen Greens, stocked by residents.
Unitech names Nirvana Patio as the township's clubhouse. Ask your landlord whether membership comes with the home or has to be bought separately.
What should you tell the movers?
Say whether you are leaving and reaching a whole villa, a single floor or a tower flat, how many storeys, whether there is a lift, and which gate the RWA expects the vehicle to use. The RWA's written procedure restricts trucks and limits furniture deliveries to weekday hours, which our rules guide explains; our Nirvana Country costs guide shows how those points change a quote.
For a household coming from another Gurgaon address, Radhe Shyam, our owner, set these indicative bands in October 2026:
| Size of household | Indicative band (owner, October 2026) | Worth mentioning when you ask |
|---|---|---|
| 1 BHK | Rs 4,500–7,000 | Which floor of the villa, and the stair width |
| 2 BHK | Rs 8,000–12,500 | Tower name and lift size, or the villa floor |
| 3 BHK | Rs 12,000–15,000 | Terrace, store room and garden items |
A whole villa is priced after a survey, and ranges for other cities sit on our Gurgaon packers and movers page. If the new home is smaller than the last one, the surplus can wait in our storage; household shifting lists what the packing covers. Moving next summer or in the rains? Read our Nirvana Country monsoon and heat guide first.
Key takeaway
In Nirvana Country, the block decides your rent and your rules. Use 122018 with the block name, settle police registration and the maintenance bill with the owner, get a car sticker from the RWA office, keep rubbish in its streams, and look first at Lotus Valley if the children need a school inside the gates.
Once you have a handover date, send us both addresses, with the block name and floor for both homes.
We read every source above on 2 November 2026, and this guide is general information only. Rents, RWA rules, school details and metro dates change, so check each with the landlord, the RWA office, the school or the police before acting on it.
