Moving to Sector 109 mostly means renting or buying a large flat in a tower society such as ATS Kocoon, Chintels Serenity or Raheja Atharva, or a villa in Sobha International City, at asking rents that started around Rs 40,000 a month for three bedrooms when we read the listings on 31 October 2026. Before the truck comes, settle which of two PIN codes goes on your papers, note that PS Bajghera is the police station named for the sector, and expect to drive: the railway station is close, the metro is not.

This guide is about the first weeks of living here. Lift slots and the unlinked sector roads are explained on our packers and movers in Sector 109 Gurgaon page, and the rules that societies apply on moving day are in our Sector 109 rules guide. Everything below was checked on 31 October 2026 unless a different date is given.

What kind of home can you rent in Sector 109?

Mostly big ones. Square Yards counted 236 rental listings in the sector on its page last updated 29 October 2026, split across 105-plus apartments, 72-plus builder floors and 51-plus villas. The supply chart on its locality page put 3 BHK homes at 54 per cent of what was on offer, 4 BHK at 24 per cent and 5 BHK at 16 per cent, with 69 per cent of rentals asking more than Rs 50,000 a month.

Here is what the Square Yards rental listings showed, society by society:

Society Listing (size, furnishing) Asking rent a month
ATS Kocoon 3 BHK, about 1,745–1,750 sq ft, semi-furnished Rs 40,000–50,000
ATS Kocoon 4 BHK, about 3,055–3,150 sq ft, semi-furnished Rs 65,000–80,000
Chintels Serenity 3 BHK, 1,590 sq ft, semi-furnished Rs 48,000
Chintels Serenity 3 BHK, 2,300 sq ft, furnished Rs 62,000
Raheja Atharva 3 BHK, 1,942 sq ft, semi-furnished Rs 40,000
Brisk Lumbini Terrace Homes 4 BHK, about 2,640 sq ft, semi-furnished Rs 50,000–55,000
ATS Tourmaline 3 BHK, 2,585 sq ft, furnished Rs 59,000
Sobha International City 5 BHK villas Rs 1.35–2.5 lakh

These are asking rents on a portal, not agreed ones, and one or two listings per society is a thin sample. ATS Greens gives Kocoon 444 homes on almost 11 acres, so a single listing says little about the whole complex.

One society needs a separate question. At Chintels Paradiso, The Patriot reported on 23 September 2026 that Towers D to H had been demolished and that Tower J, already vacated, was awaiting permission to be pulled down. If a listing there catches your eye, ask which tower the flat is in and whether work is planned near it.

Is there anything for a smaller budget?

Some, but mostly at the edges of the sector. NoBroker's Sector 109 page carried a two-bedroom independent house in T Block, New Palam Vihar, labelled Sector 109, at Rs 14,000 a month. Its own average figures, dated June 2026, are far higher: one-bedroom flats at Rs 20,000–35,000, two-bedroom at Rs 35,000–48,000 and three-bedroom at Rs 45,000–65,000.

Square Yards gives the sector an average of about Rs 24 per sq ft a month and lists Babupur Village, beside it, at about Rs 27. A couple or a single tenant on a tighter budget will usually find more choice in the builder floors of New Palam Vihar, which our Sector 110 newcomer guide covers, than inside the gated towers.

Which PIN code goes on your papers?

Take it from a bill for your own building, because two numbers circulate. Square Yards and NoBroker both give 122006. The CBSE record for Gyaananda School, inside the sector, prints 122017, and so do some NoBroker listings for homes in the sector.

The India Post records, read through a public PIN lookup, show why the choice matters:

PIN Post offices India Post lists under it
122006 Railway Road sub post office, with branch offices at Basai, Daultabad and Gurgaon Village
122017 Palam Vihar sub post office, with a branch office at Carterpuri

Neither record names Sector 109 itself. Use one PIN everywhere, from the bank to the school form, and keep the society name and tower number on every address line.

Which police station covers the sector?

PS Bajghera, according to Gurugram Police. Its West district jurisdiction list names Sectors 109, 110, 111, 112, 113, 114 and 115 under that station, along with New Palam Vihar Phases 1 to 3 and Bajghera village. The same list places Babu Pur village under PS Rajendra Park.

That split is worth a minute. Some Sector 109 addresses still carry the Babupur village name, so ask your landlord which station received the tenant verification. Gurugram Police explains the landlord's duty and the online route on its verification page; keep a copy of the acknowledgement with your lease.

Which schools are nearby?

One is inside the sector, and it is on the official register. The CBSE record for Gyaananda School gives:

  • affiliation number 531879, senior secondary level;
  • address Sector 109, Dwarka Expressway, PIN 122017;
  • first opened on 4 April 2017;
  • affiliation period from 1 April 2026 to 31 March 2031.

On OpenStreetMap the school sits within a few hundred metres of the sector's centre point, so many families could walk there. Square Yards also lists Beautiful Childhood School and Daycare at about 0.6 km, and Royal Oak International School and Euro Preschool at about 1.4 km; we did not check those against a register, so visit before you count on a seat. The two CBSE schools in Palam Vihar are described in the Sector 110 guide linked above.

  • To do: Check if the school bus comes inside your society gate or waits on the sector road
  • To do: Carry the transfer certificate yourself on moving day
  • To do: Give the school the same PIN you chose for the bank

Where will you shop and see a doctor?

Shopping is partly inside the sector. HRERA's file registers Conscient One in Sector 109 under Conscient Infrastructure (registration RERA-GRG-159-2019), and NoBroker lists it among the sector's shopping places. NoBroker also names Pacific D21 Mall in Dwarka as the larger mall within reach.

For medical care, the portals do not agree. Square Yards names Kalyan Hospital, Gautam Medicare Hospital, Dev Hospital, Chirag Hospital and Dayal Eye and Maternity Centre; NoBroker names Jai Sai Ram Hospital, Monika Hospital, SBM Hospital and Park Hospital. We have not checked their hours or emergency services. For a large hospital with round-the-clock care, Manipal Hospital in Palam Vihar is described in our Sector 112 newcomer guide. Pick one, save its emergency number, and drive the route once.

Is there a metro or train nearby?

A railway station, yes; a metro, not close. Most trips will be by car or app cab. Measured on OpenStreetMap, the centre of Sector 109 is about 2.5 km in a straight line from Gurgaon railway station, and NoBroker gives the same distance. NoBroker's other figures:

Destination Distance given by NoBroker
Bijwasan railway station about 7.5 km
Yashobhoomi Dwarka Sector 25 metro (Orange Line) about 8 km
Dwarka Sector 21 metro (Blue Line) about 9.4 km
IGI Airport about 19 km

NoBroker also names bus stops at Sector 109, New Palam Vihar and Bajghera, while Square Yards lists limited public transport among the sector's drawbacks. Drive your office route at the hour you would travel before you sign. Which approach roads still stop short of the expressway is explained in our Sector 109 costs guide.

What is still being built around you?

Quite a lot, so ask about the view from your balcony. Bar and Bench reported on 9 September 2026 that Prestige Estates had signed a joint development agreement with Chintels India and other landowners for a housing project on about 17.14 acres in Sector 109, with roughly 2.8 million sq ft to sell. Square Yards also lists Tulip Spectra and Yashika Platina Street as under construction, and names continuing construction and water supply issues in pockets among the sector's concerns.

Before signing, ask the landlord or estate office:

  • Is any site next to this tower due to start work, and which gate will its trucks use?
  • How is water stored, and has the society bought tanker water in the past year?
  • Does the backup generator run the lifts and the pumps?

What belongs on your first-month list?

  • To do: The PIN you chose, used on bank, school and employer records
  • To do: Police verification acknowledgement from the landlord, with the station's name
  • To do: School bus point and pick-up time confirmed
  • To do: An emergency hospital picked and its number in every phone
  • To do: Electricity and water meter readings noted, with photos, when you take the keys
  • To do: Parking slot and visitor rules from the estate office, in writing

How much will the move into Sector 109 cost?

On the indicative bands our owner set for October 2026, bringing a one-bedroom home into Sector 109 from another Gurgaon address is a Rs 4,500–7,000 job; with two bedrooms, say a Babupur or New Palam Vihar floor, Rs 8,000–12,500; and the three-bedroom Kocoon or Serenity flat that most listings offer, Rs 12,000–15,000. The same figures are on our Gurgaon city page. Most homes for rent here are 3 BHK or larger, and four-bedroom flats, penthouses and villas have no published band, so they are priced after a survey.

Coming from Delhi brings a dated rule. The transition that let BS-IV goods vehicles from outside Delhi enter the city ran only until 31 October 2026, The Tribune reported when it was set. On 26 October 2026 UNI reported that Delhi will not admit vehicles registered outside the city that fall short of BS-VI, for a period running from 1 November 2026 to the end of January 2027. So the truck that loads at your old Delhi home has to be BS-VI compliant or use CNG, LNG or battery power; check its emission class while booking.

Our head office is next door in Sector 110; phones are answered 8 am–9 pm except on Sundays, when it is closed. What the crew does from packing to refitting beds is on our household shifting page.

Key takeaway

Sector 109 is mostly large tower flats and villas: three-bedroom flats asked about Rs 40,000 to 62,000 a month on 29 October 2026. Pick one PIN from a bill (122006 and 122017 both circulate), confirm tenant verification with PS Bajghera, check Gyaananda School if you want a seat inside the sector, and plan on a car.

Once you have a date for the keys, send us both addresses, with the society name, tower and floor for each. The facts above are general information taken from the listed sources. Portal rents, postal records, police boundaries and Delhi's truck rules all shift over time, so recheck each before a deposit changes hands.
