A house shift inside Sector 109, or from it to any other part of Gurgaon, is priced at Rs 4,500–7,000 for a 1 BHK, Rs 8,000–12,500 for a 2 BHK or Rs 12,000–15,000 for a 3 BHK on our October 2026 indicative ranges. Because our head office is in Sector 110, right next door, the drive adds very little; where your figure lands depends on the service lift or stairs, the walk from truck to tower, and which approach road is open that day.

How much does shifting in or near Sector 109 cost?

These are our pre-survey figures for any move that starts and ends in Gurgaon. The same ranges, dated October 2026, are on our Gurgaon city page.

Does being next to Sector 110 lower the bill?

It lowers the travel part, which is already small on a local move. Our head office sits in New Palam Vihar Phase 2 (E-94, Gali No. 1A), Sector 110. OpenStreetMap shows the two sectors sharing a boundary, with their centres about 1.2 km apart.

What that buys you in practice:

  • An early start. The crew can be at your gate as soon as the society opens for goods, rather than losing the first hour in traffic.
  • A look before the quote. A survey visit, or a second look at a tricky staircase, is easy to fit in.
  • A spare vehicle nearby. If a full-size truck cannot reach the tower, a smaller one can shuttle loads without a long wait.

None of this moves the range itself. It simply means the hours you pay for go on your goods, not on the road.

What stretches crew hours in Sector 109?

Waiting, carrying and detours, far more than driving. These are the local causes we plan for:

  • Big societies with shared lifts. ATS Kocoon alone has 444 homes on almost 11 acres, with three apartment types and penthouses. On a weekend, one service lift may be serving your move, deliveries and housekeeping at once.
  • Roads not joined to the expressway. Swarajya reported on 11 January 2026 that two of the sector's own roads, the 106/109 and 109/112 links, still did not reach the expressway, because land for a 30-metre green belt was still unacquired. A loaded truck sometimes has to go round.
  • Road rebuilding. GMDA's plan to rebuild the 1.86 km road between Sectors 106 and 109 as a six-lane carriageway with drains was reported by The Tribune on 6 June 2023. Where work narrows it, we use another approach.
  • Potholes and the Bajghera junction. Residents quoted on NoBroker's Sector 109 page describe large potholes just after the main turn off the expressway and severe peak-hour jams at the Bajghera flyover crossroads.
  • Demolition and repair work. At Chintels Paradiso, Towers D to H have been demolished and Tower J was awaiting permission, The Patriot reported on 23 September 2026. Raheja Atharwa and Brisk Lumbini were among societies ordered to undergo structural audits in February 2022. Barricades or scaffolding near a tower can move the loading point.
  • Monsoon closures. The Bajghera underpass near the expressway stayed shut after heavy rain on 28 July 2026, according to a Social News XYZ photo report. From July to September we keep a back-up morning.

Lift or stairs: how does each change the day?

The lift is the single biggest factor in a tower move, and stairs are the biggest in a villa. Here is how we plan each case:

Not every home in the sector is a flat. HRERA records ATS Tourmaline, by Almond Infrabuild, at Village Babupur, Sector 109, and NoBroker describes its high-rise as complete with the villas still partly unfinished. NoBroker also lists Brisk Lumbini Terrace Homes in the sector. A terrace or villa move is quoted on a survey, not by bedroom count.

How do gate passes work in a Sector 109 society?

Through the estate or maintenance office, in roughly this order:

  1. Clear dues first. Most estate offices refuse to sign a move-out pass until the maintenance account shows nothing owing.
  2. Apply with details. Share the moving date, the truck's registration and size, and who leads the crew and who drives.
  3. Book the lift in the same request. Ask for the full loading window, not just a start time.
  4. Ask about charges. According to NoBrokerHood's guide, a shifting fee is valid only when the bye-laws provide for it and every resident pays the same. Ask for the rule and keep the receipt.
  5. Repeat at the new address. The receiving society will want its own entry pass and lift slot.

If a cook or driver is coming with you, Haryana Police lists staff and tenant verification as online services. Some security desks want it before they issue a staff card.

Where does the truck stand?

Inside the society, at the loading point the office names, as near the service lift as it allows. Never on the expressway or its slip roads, and not on a busy master road where it blocks a lane.

Agree these with the office in advance:

  • To do: The goods gate, and the walking distance from it to your tower
  • To do: Whether a full-size truck can enter, or a smaller one must shuttle through a low or narrow gate
  • To do: Whether the loading point is clear of any scaffolding or barricades
  • To do: The parking spot at the receiving society, for a short local hop

If your tower faces the Conscient One side, avoid a weekend: NoBroker reviewers say weekend parking around those shops is hard to find. For a large truck on a weekday, Gurugram Traffic Police barred heavy vehicles from city roads during the morning and evening peaks in a January 2020 notice; we confirm current timings on the 1095 helpline before booking.

  • To do: Get written confirmation of the service-lift booking for your full loading window, at both addresses
  • To do: Measure the lift car and door, and list what will not fit
  • To do: Ask what the lift runs on during a power cut
  • To do: Pack and label books, clothes and kitchen items yourself if you prefer
  • To do: Give away what you will not use; every carton is another lift trip
  • To do: Choose a weekday morning and steer clear of the Bajghera rush hours
