Shifting Within or Near Sector 81: Costs, Crew Hours and Access

For a move that stays within Gurgaon, house shifting in Sector 81 costs between Rs 4,500 and Rs 15,000 on our October 2026 bands: the low figure is a compact one-bedroom flat, the high one a full three-bedroom home, and the table below splits it by size. Where yours lands inside its band is decided more by the building than by the kilometres: how many households share its lifts and gate, how tall the tower is, and whether the society has only just been handed over.

What does house shifting in Sector 81 cost?

Before a survey, we start from the ranges the owner set for October 2026. Our Gurgaon packers and movers page carries identical figures.

Four-bedroom homes and penthouses have no published range. Sector 81 has plenty of them: Square Yards lists Bestech Park View Grand Spa with three- and four-bedroom homes from 2,660 to 4,960 sq ft, and DLF The Ultima with 3 and 4 BHK flats up to 2,824 sq ft. Why does the same flat size take longer in one society than another?

Because of how many neighbours are competing for the same lift and gate. We worked out homes per acre from the unit counts and land areas on each project's Square Yards page, read on 20 October 2026.

The pattern is simple. In the dense affordable societies at the top, the flat itself empties fast, often in a single small vehicle, but more households are moving in and out of each block every month. If the society gives a short lift slot of an hour or two, a slow check at the gate can use up much of it before the first carton moves. At the bottom of the table there is more space around each tower, but each home holds much more furniture, and the work inside the flat takes most of the day.

How do tower height and the number of flats per tower change the day?

Height adds time to every lift trip, and the number of flats per tower decides how often you will find the service lift busy.

Height. Square Yards' description of the DLF The Ultima layout mentions towers of stilt plus 10, stilt plus 20 and stilt plus 29 floors. A flat near the top of a 29-floor tower means a long ride down for every load, and a lift stopping on the way down for residents slows it further. For a high flat we ask for a slot when fewer residents are using the lifts and plan more trips with a fuller car each time.

Flats per tower. Dividing Square Yards' totals gives about 57 homes per tower at The Ultima (912 homes, 16 towers) and about 144 at Bestech Park View Ananda (720 homes, 5 towers). These are averages, not counts for any one tower, but the gap is wide. In a tower shared by well over a hundred households, the service lift is more often in use when you need it, so booking the slot early matters more than the size of your flat.

Floors without a tower lift. In Signature Global City 81, homes are low-rise independent floors. There is no society lift queue, but the crew carries by the stairs unless your building has its own lift, and the truck parks on the colony road. That trade-off is the reverse of a tower: the waiting goes away and the carrying gets harder.

What changes in a society that has only just been handed over?

More neighbours are moving at the same time as you. Square Yards gives Landmark The Homes 81 a possession date of February 2026, so in late 2026 many of its flats are likely to be receiving furniture, interior work or first tenants. The same listing puts 694 homes on 5 acres. Square Yards' Sector 81 overview listed the Signature Global City 81 floors as still under construction, so some of its lanes may carry building traffic.

In a newly occupied society, ask three things before you fix the date (check them; we found no written policy online for either project):

• Does the service lift take bookings yet, or is it shared with contractors on a first-come basis?
• Which gate do trucks use, and is it the same one that construction vehicles use?
• Is there a covered spot near your tower where the truck can stand, or does it unload at a distance?

If a carpenter or painter is still at work in the new flat when the truck arrives, goods can wait in our storage, charged by the day, rather than being stacked in a half-finished room.

What can the society charge on top of the movers' bill?

A fee and sometimes a deposit. A NoBrokerHood guide of 18 September 2026 puts the shifting fee that Gurgaon societies may collect at somewhere near Rs 500 up to Rs 5,000 or beyond, and says some also hold a refundable deposit that can run from Rs 5,000 up to Rs 25,000, to cover lift use, security and cleaning. It also says there is no fixed city-wide rate.

Those figures are for Gurgaon in general, not for any Sector 81 society, and we did not find a published fee for any project in the sector. Ask the facility office for its charges in writing, pay against a receipt and note the terms for getting a deposit back. None of this is part of our price; it is paid to the society.

The band stays the same for any address in Gurgaon. The access at the other end is what changes, and for most of these moves the nearest of our offices is the Sector 86 branch (Nawada Fatehpur).

How do you keep a Sector 81 quote low in its band?

• To do: Give us the project, tower and floor at both ends, not only "Sector 81"
• To do: Ask the facility office for the lift slot length and whether two slots can be joined
• To do: Find out if the society charges a fee or deposit, and get it in writing
• To do: Measure the lift car and the main door if you own a large sofa, wardrobe or double-door fridge
• To do: Sell or give away what will not fit, especially when moving from a large Ultima or Grand Spa home to a smaller flat
• To do: Add a car or bike to the same booking through our car transport service if it is coming too
• To do: Fix a reserve date if the move falls between July and September
