None of the Sector 81 societies or colonies we checked puts its house-moving rules online, so what applies on your moving day is set by whoever runs your building, and that depends on the kind of project you live in. A tall-tower society, an affordable-housing block and a plotted colony of independent floors each answer to a different office, while the highway and expressway outside follow the Gurugram traffic police's advisories.

Which office approves a move in Sector 81?
That turns on the type of project. Sector 81 mixes three kinds of housing, and part of it falls inside Vatika India Next, a township that Vatika describes as privately managed and spread over Sectors 81, 82, 82A, 83, 84 and 85.

"None found" means only that we could not find rules online. Many offices keep a printed circular or a form at the desk, so request a copy instead of trusting a guard's memory on the day.
Who controls the roads and gates inside a licensed colony?
Haryana's colony licence law answers this for the township and the plotted colony. When a developer applies for a licence under Section 3 of the Haryana Development and Regulation of Urban Areas Act, 1975, it undertakes to keep up all roads, open spaces, public parks and public health services for five years from the date of the completion certificate. At the end of that period those assets pass, free of cost, to the government or the local authority.
For a move, this explains why two gates can have two sets of rules:
- The colony gate. While the developer is still maintaining the colony, its estate or maintenance team usually decides which goods vehicles come in and when. Vatika's township page lists estate management among its customer services, alongside a helpline and a client portal.
- Your building's gate. A tower society or a floor's owners may add their own conditions on top: a lift booking, a deposit, or a rule about where the truck stands.
Ask both offices, in writing, whether a goods vehicle needs separate permission at each gate. Where the colony has already been handed over, the road outside may be a civic road, and road works on it are not the society's to schedule.
What changes when you move into a floor in Signature Global City 81?
Here there is no tower society office to approve the move, because the homes are separate floors on small plots. Signature Global's project page shows two phases registered with HARERA, under registration numbers ending 2021/45 and 2021/46, and a third ending 2022/98, with Sternal Buildcon Limited as the promoter. Square Yards still lists the floors as under construction, so check that your floor has been handed over before you fix a date.
The colony was licensed under Deen Dayal Jan Awas Yojna, and the policy notified on 8 February 2016 sets several rules that shape a moving day:
- Plots of up to 150 square metres. Each building stands on a small plot. Ask your builder whether yours has a lift, and how wide its door and the staircase are, since a large wardrobe or sofa may have to be carried up by hand.
- Internal roads at least 9 metres wide. A goods vehicle can drive in, but a truck standing outside one plot narrows the lane for everyone. Agree the stopping point with the colony's maintenance staff.
- Floors registered separately. Each floor can have its own owner, so the stairs and entrance are shared with the other households in the building. A word with them a day ahead avoids a blocked landing.
- Stilt parking allowed. The ground level is usually for cars, and it is also the easiest place to stage cartons. Ask the other owners to move their cars for the loading hours.
None of this is a moving rule written by the colony. It is the planning frame the colony was built to, and it tells you which questions to ask its office.
What should Synera residents check about who runs the society?
Signature Global Synera was built under Haryana's Affordable Housing Policy 2013, according to its Square Yards listing, which dates possession to June 2021 and mentions five years of free maintenance after it. The 2013 policy counts that five-year period from the occupation certificate and then hands the colony to the association of apartment owners.
On the listing's dates, the free period would have ended around the middle of 2026. If your move falls now, the office that issues gate passes may have changed hands recently, so confirm who signs before you book. What papers do gates and offices in Sector 81 ask for?
None of these is a published Sector 81 rule. They are what offices commonly want, so have them ready:
- A right to occupy. Owners show a possession letter or sale deed; tenants show the rent agreement and a signed consent from the landlord.
- Police verification for tenants. In 2017 a police post opened inside Vatika India Next to cover Sectors 81 to 85, reporting to the Kherki Daula station, The Hans India reported. Finish the verification before the move, since some offices want to see it.
- Proof that dues are paid. On the way out, expect the maintenance office to check for unpaid charges before it releases a gate pass.
- The vehicle and the crew. We send the truck number and the supervisor's name and phone number a day ahead.
Power is a separate matter. Where the flat has its own DHBVN meter, the change of name goes through the DHBVN e-connection portal, not the society.
When can the truck use NH-48 and the Dwarka Expressway?
Two sets of hours apply: the society's, which no Sector 81 office publishes, and the roads', which change with advisories. Get the first in writing, including whether Sundays are allowed. For the second, these dated reports matter:
- Kherki Daula toll. A Sector 81 move heading into central Gurgaon on NH-48 crosses the toll plaza. The Tribune reported on 30 March 2026 that Haryana's toll plazas would turn fully cashless from midnight on 31 March, alongside a second fare rise in six months, with cars paying Rs 100 a trip from 1 April. Any truck you hire needs a working FASTag.
- Slow vehicles kept off the main roads. In June 2025 the traffic police barred two-wheelers, e-rickshaws, e-carts, tractors, multi-axle hydraulic trailers and quadricycles from NH-48 between the Sirhaul border and Kherki Daula, and from the Dwarka Expressway between Kherki Daula and the Delhi border. If you plan to ferry a few items by e-cart or tractor trolley, it must keep to the service lanes.
- Festival diversions. For the Kanwar Yatra from 9 to 11 August 2026, Gurugram police told heavy vehicles going from Delhi towards Rajasthan, Rewari, Pataudi and Nuh to use the Dwarka and KMP expressways. Dates like these add traffic to the roads Sector 81 depends on, so keep a long-distance move clear of them.
- Road works after the rains. The Tribune reported in May 2026 that GMDA would rebuild about 50 km of roads in the newer sectors between 81 and 115, adding drains and street lights, with work speeding up once the monsoon ended. From October a diversion may appear on the road to your gate with little notice.
What should you ask before booking a Sector 81 move?
Send these to the office at both addresses about a week ahead, and keep the replies:
- To do: Is the colony still maintained by the developer, or has it been handed over?
- To do: Does a goods vehicle need a pass at the colony gate as well as the building gate?
- To do: Which hours and days are allowed for moving goods?
- To do: Is there a service lift, and can it be held for the whole loading time?
- To do: For a floor: who decides where the truck stops, and will the stilt be clear?
- To do: Is a refundable deposit charged, and what is it held against?
- To do: Do unpaid dues have to be settled first, and should you carry the receipt to the gate?
- To do: Tenants: does the landlord need to write to the office, or will your own request do?
What if your old and new homes give different windows?
Then the plan follows the tighter one. We often pack one day and load early the next, so that unloading fits the later window at the other end.
