Moving to Sector 81 suits renters looking for a compact 1 or 2 BHK as much as families wanting a large 3 or 4 BHK, because the sector holds both kinds of society side by side between NH-48 and the Dwarka Expressway. Before you arrive, settle four things: which society fits your household, one PIN code (the portals disagree), a school and a 24x7 hospital, and a car-based commute, since no metro station is planned here.

Which Sector 81 society fits your household?

Count bedrooms first, then look at the list. Square Yards lists these sizes for the sector (checked 19 October 2026):

The table makes one point plainly: Sector 81 is one of the few New Gurgaon sectors where a single renter has several societies to choose from. The trade-off is space. A 365 sq ft Synera flat leaves little room for a double bed, a wardrobe and a work desk together, so measure before you sign and leave the bulky pieces in storage or sell them.

What will you pay in rent?

Less than in older Gurgaon for the same space, by most measures. Three portals, all read on 19 October 2026:

  • Square Yards. Its Sector 81 overview gives an average New Gurgaon rent of Rs 26 per sq ft a month. It also says 67% of the sector's rental homes ask Rs 15,000 to Rs 30,000, and that 3 BHK homes (46%) and 2 BHK homes (37%) make up most of what is for rent.
  • Magicbricks. Its locality page gives Rs 20 to Rs 32 per sq ft a month.
  • NoBroker. Its Sector 81 page showed sample 2 BHK listings at Rs 16,000 to Rs 24,000 and a 3 BHK at Rs 24,800.

Worked through, a 1,225 sq ft Vipul Lavanya 2 BHK at Rs 20 to Rs 32 per sq ft comes to roughly Rs 24,500 to Rs 39,200 a month, while a 2,600 sq ft Ultima flat would be far above the common band. Ask the landlord in writing who pays maintenance and whether the power backup is metered on its own, because in the large towers those charges add up.

Which PIN code should you put on your forms?

Pick one and use it everywhere, because four are in circulation:

122004 has the strongest support, but your lease or sale deed decides. Copy the PIN from it onto Aadhaar, bank, gas, school and employer records, and add the society and tower to every address, since many of the projects above share the same roads.

Which schools are in or near the sector?

One school sits inside the sector:

  • St. Xavier's High School, Sector 81. The school's contact page places this campus next to Bestech Grand Spa. A Schools Universe listing describes it as a co-educational CBSE school running pre-nursery to Class 12. We could not find this campus's own record on CBSE's SARAS register (the group's Sector 49 school has one), so ask the office for its affiliation number and check it before paying fees.
  • Close by. Square Yards' overview lists Yaduvanshi International School about 1.4 km away and The Heritage Pride Modern School about 1.7 km away, and Magicbricks names KLAY Preschool and Day Care inside the sector.

When you call, ask for the current fee sheet and the bus route for your society. If you are switching schools mid-year, carry the transfer certificate yourself on moving day.

Which hospital should you save?

Genesis Hospital first. Its own site advertises 24x7 emergency and trauma care, an ICU and diagnostics, and Square Yards' DLF The Ultima page places it about 2.1 km from that society. Put the numbers in every family phone before the truck arrives, and check which nearby hospitals your insurer lists for cashless treatment.

Where will you buy groceries and essentials?

Mostly in the neighbouring sectors. Magicbricks names Everyday Mart and an Apollo Pharmacy within Sector 81, and Vatika Town Square and Sapphire 83 among the shopping centres in the sectors around it; our Sector 83 newcomer guide covers Sapphire 83. Square Yards also lists Signature Signum 81 as a retail project in the sector; ask what is open before counting on it.

The single resident review on Square Yards' Sector 81 reviews page, dated December 2023, names very few shopping or entertainment options as its concern, so plan one bigger weekly shop, and carry what you need for the first night (bedding, toiletries, medicines) in the car rather than the truck.

How will you get around?

By car or cab. Magicbricks puts NH-48 about 2 to 3 km away and Gurgaon's railway station about 17 km, a 30 to 40 minute drive. There is no metro station today.

Nor is one planned in the sector. On 30 June 2026 the Hindustan Times reported the 28 stations HMRTC officials had drafted for the corridor from Sector 56 to Pachgaon, with stops at Kherki Daula, Global City, and Sectors 88, 84, 85/89 and 86/90, and none in Sector 81. The project report had yet to be approved by the state government. Treat it as years away.

What does the move into Sector 81 involve?
