Moving to Sector 84 usually means a flat in a group-housing tower such as Alphacorp Gurgaon One 84, SS Almeria or SS The Coralwood, though part of the sector is Vatika India Next township land with plotted homes and builder floors. For the first week, you will find a CBSE school and a 24x7 hospital facing each other on one road, malls such as Elan Miracle within the sector, and no metro: plan on a car or cab for most trips.

Which homes are on offer in Sector 84?
Mostly apartments. On Square Yards' Sector 84 page, read in October 2026, apartments made up 62% of buyer demand and 75% of the homes on offer, builder floors 27% and 22%, and shops the rest. The same page counted 215 properties for sale and 108 for rent, with an average asking rent of Rs 18 per sq ft a month.

Vatika describes India Next as a privately managed 550-acre township across Sectors 81 to 85, with 2,010 plots and about 1,00,000 residents. It says a post office, a police post and an Aadhaar office are working inside the township, which saves a trip into old Gurgaon for some week-one errands.
Rents from NoBroker, as of June 2026:
- 1 BHK: Rs 12,000–25,000 a month
- 2 BHK: Rs 26,000–35,000 a month
- 3 BHK: Rs 37,000–50,000 a month
Which PIN code and address should you use?
Both 122004 and 122012 appear for Sector 84, so take yours from the lease. DPS Sector 84 prints 122004 in its address, as does NoBroker. Genesis Hospital, which stands opposite the school, prints 122012 and adds the village name Sikandarpur Badha. Square Yards also gives 122012.
Three habits help couriers, cabs and ambulances find you:
- Write the society name and tower number before the sector, because many towers here are too new for some map apps.
- Add "opposite DPS 84" or "near Elan Miracle" as a landmark line; both are easy for a driver to ask about.
- Use one PIN everywhere, on Aadhaar, bank, gas and employer records, so letters are not split between two post offices.
How will you get around without a metro?
By road. NoBroker says plainly that Sector 84 has no metro access and that residents find e-rickshaws scarce. The rail and air links it lists are some way off:

NoBroker also lists bus stops at Casa Bella, Kherki Daula and near Vatika Chowk. Residents quoted on that page praise the fast highway access but mention heavy goods traffic noise, so a flat facing the main road may be louder than one inside the society.
Before you commit to an office commute, drive it once at peak hour. The road past the school is one to watch: Gurugram traffic police listed the stretch at DPS School, Sector 84 among damaged roads in a list The Tribune published on 18 March 2025. In August 2024, residents of four societies told The Tribune that school buses were reluctant to enter their approach road, which is worth raising with your school's transport desk.
Which schools can a Sector 84 family consider?
The anchor school is in the sector itself. Delhi Public School, Sector 84 gives its address as Plot HS-01, Street P-01, and describes a five-acre CBSE campus with about 2,000 students; its site said admissions were open for 2026–27 and 2027–28 when we read it in October 2026.
Others close by:
- Knowledge Tree World School is in M Block of Vatika INXT, which its own address places in Sector 83, next door. It receives admission visitors from 9 am to 1:30 pm, Monday to Saturday.
- Vega Schools and EuroKids Preschool Sector-84 appear on NoBroker's list for the sector.
- Sunfort Pre School, The Heritage Pride Modern School and Matrikiran High School appear on Square Yards, at 0.6, 1.0 and 1.2 km.
Seats, fees and bus routes change every session, so confirm them directly. A school checklist for the first week:
- To do: Seat and class confirmed in writing, especially for a mid-year join
- To do: Transfer certificate collected from the old school
- To do: Bus pick-up point agreed for your society gate, not just "Sector 84"
- To do: Gate opening and closing times noted, so deliveries and the moving truck avoid them
Where are the nearest hospitals?
Right on the school road. Genesis Hospital describes itself as a facility of more than 50 beds with 24x7 emergency and trauma care, orthopaedics, internal medicine, an ICU and imaging. Square Yards puts it 0.4 km from the sector's centre.
For a second option, NoBroker lists MET Hospital, Prime Hospital, Aarvey Healthcare Super Speciality Hospital and Aatish Hospital among those close to Sector 84, plus Orange Health Labs for sample collection. Call ahead to check which of them is on your insurer's cashless list.
Tip
Save the Genesis emergency number and your full address, with tower, flat and landmark, in every family phone on the first evening. Two PIN codes and new tower names are exactly what slows an ambulance down.
Where will you shop in the first week?
Inside and around the sector. NoBroker names Elan Miracle, Sapphire 83, Iris Broadway, Entertainland Mall and Town Square 2 as Sector 84's shopping options. Elan Miracle, the building in the photo above, appears on Square Yards as a ready retail project in the sector; when the photo was taken in December 2023, several of its shops still carried "opening soon" banners, so check which outlets are trading before you rely on one.
Vatika says about 500 shops operate across its township, which covers daily groceries for many residents. For the first night, keep one carton in your own car with bedding, a kettle, chargers, medicines and school uniforms.
What should you sort out in week one?
Water, verification and the civic body. Sector 84 has a few local quirks here:
- Water and power. Residents on NoBroker mention summer power cuts and private water tankers in hot weeks. A July 2023 Tribune report found over 40 societies across Sectors 81–99 without piped water for three days. Ask the maintenance office how it handles shortages and whether the tank is full on your arrival day.
- Tenant verification. Haryana Police lists tenant verification as an online service with a Rs 50 fee, which owner or tenant may file. Do the same for a cook, driver or maid before they start.
- The right corporation. Municipal Corporation Manesar says Sector 84 came under it on 16 December 2022. If you have bought, the state's ULB property portal is where you look up the property ID and pay dues.

What do the movers need to know about your Sector 84 home?
Your tower, floor and society, and whether the society's road was dug up or flooded recently. Most homes here are lift buildings, so the mover needs a service-lift slot from the maintenance office; a township plot or builder floor needs the stair width instead.
