Moving to Sector 83 almost always means a flat in a gated society inside Vatika's India Next township, such as Emaar Palm Gardens, Vatika Lifestyle Homes, Vatika Gurgaon 21 or Mapsko Paradise. Two schools have campuses inside the sector and Sapphire 83 mall is on its edge, but there is no metro, so a newcomer plans the first week around a car, a FASTag and the Kherki Daula toll.

Which societies can you choose from in Sector 83?
Most finished societies here are large and gated, with flats of two bedrooms or more. These are the finished ones, with the figures Square Yards gave when we read its project pages in October 2026:

Square Yards' Sector 83 overview also names Vatika City Homes and Vatika V Lante among rented societies, lists SS Cendana and Vatika INXT Evolution as still being built, and counts builder floors among the homes for sale. If your lease is in a tower that is not finished, ask the landlord for the date the builder handed over the flat in writing.
What does a flat rent for?
Asking rents vary a lot by society and furnishing. Two portals, read in October 2026:
- NoBroker, as of June 2026: Rs 14,000–22,000 a month for a 1 BHK, Rs 22,000–38,000 for a 2 BHK and Rs 35,000–65,000 for a 3 BHK.
- Square Yards averages: about Rs 28,500 for a 2 BHK, Rs 33,800 for a 3 BHK and Rs 43,200 for a 4 BHK.
None of the four societies in the table lists a 1 BHK on Square Yards.
Who looks after the sector?
Three bodies, and it helps to know which is which before the first complaint:
- Your society office handles gate passes, lift bookings, water timings and parking stickers.
- Vatika's township management. Vatika describes India Next as a privately managed township across Sectors 81 to 85, so streets and common areas outside your society may be its job.
- Municipal Corporation Manesar. On 16 December 2022 Haryana redrew the civic boundaries, and MC Manesar says Sector 83 has been in its area since then, with the Dwarka Expressway as the line between it and Gurugram's corporation. Property tax and road complaints go there.
Addresses use two PIN codes. Knowledge Tree World School and the INOX cinema at Sapphire Mall print 122004, while Square Yards gives 122012. Use whichever your lease shows, everywhere.
How will you commute with no metro nearby?
By car or cab, for now. NoBroker's Sector 83 page says plainly that there is no direct metro access and that many residents rely on private vehicles or app cabs. The distances it gives:

The bus stops NoBroker names are Sector 83 / Circle 3, Next Vatika Chowk, Kherki Daula and Rampura Chowk, and reviews on the same page say autos are hard to find at peak hours.
The toll on the way into Gurgaon
A drive to central Gurgaon on NH-48 crosses the Kherki Daula toll plaza. From 1 April 2026, The Tribune reported, a single car trip there costs Rs 100, the annual FASTag pass rose from Rs 3,000 to Rs 3,075, and all Haryana toll plazas went fully cashless from midnight on 31 March. Those were the figures in March 2026; check the current rate before you budget a daily commute, since NHAI revises tolls every year.
Roads still being finished
Square Yards' list of watch-outs for Sector 83 includes the dividing road between Sectors 83 and 85, which it describes as unpaved and badly potholed. In May 2026 The Tribune reported GMDA's plan to rebuild roughly 50 km of internal and master roads in the sectors numbered 81 to 115, with the main work after the monsoon. Drive your commute once at rush hour before you sign, because a dug-up stretch can add minutes every day.
Which schools are in or near Sector 83?
Two have campuses inside the sector:
- MatriKiran High School is run by the Auro Education Society, which the school calls Vatika Group's education arm. Its senior school sits on 6.25 acres in Sector 83 and opened on 4 April 2016; a separate junior campus on Sohna Road takes Pre-Nursery to Grade 5.
- Knowledge Tree World School is at Plot 21, Block M, Vatika INXT. Its admissions desk receives visitors between 9:00 am and 1:30 pm, every day except Sunday.
Square Yards adds Yaduvanshi International School at about 1.2 km and Sunfort Pre School at about 1.3 km, and Delhi Public School is just across the boundary in Sector 84. Seats, fees and bus routes change each year, so check with the school itself.
- To do: Admission confirmed in writing, especially for a join in the middle of the session
- To do: Leaving certificate and the latest report card in hand from the previous school
- To do: A pick-up point fixed at your society's gate rather than a vague "Sector 83"
- To do: Start and finish times written down, so neither the moving truck nor a big delivery clashes with them
Where are the nearest hospitals?
Just over the boundary. On its Mapsko Paradise page, Square Yards puts Genesis Hospital in Sector 84 about 1 km from that society, and its sector overview also names SRS Hospital, Krishna Hospital, New Life Hospital and Medeor Hospital among those nearby. Visit the nearest emergency department once in daylight, so the route is familiar if you need it at night, and ask your insurer which of these hospitals are on its cashless list.
Tip
Save your full address in every family phone: flat, tower, society, "Vatika India Next, Sector 83" and a landmark such as Sapphire 83 mall. Towers in new societies are often missing from map apps.
Where will you shop in the first week?
On the sector's edge. Sapphire 83 is a retail complex by Ameya Group on about 3.52 acres, ready since March 2018, according to Square Yards, and it houses an INOX cinema on its second floor. NoBroker's page notes that its parking can get crowded at peak hours.
Closer to home:
- Vatika Town Square, INXT, about 0.8 km away on Square Yards' list of nearby places
- Ansal Hub 83 and INXT City Centre, both named by NoBroker
- Daily-needs shops such as Day Today Mart and GS Daily Need, listed by Square Yards
For the first night, pack a box that travels in your own car: bedding, a kettle, chargers, medicines, school uniforms and a torch.
What needs doing in your first week?
Start with the water supply, then the paperwork.
- Ask where the water comes from. In December 2022 The Tribune reported that Emaar Palm Gardens was supplied by tankers arranged by the builder, and that seven housing societies with about 10,000 residents still depended on tankers while GMDA's pipeline waited for permission to cross a GAIL gas line. That report is nearly four years old, so check with your society whether it is now on GMDA supply, and at what hours water runs.
- Verify yourself and your staff. Haryana Police lists tenant and domestic-help verification among its online services; file before a cook or driver starts.
- Register with the society. Get the intercom list, a parking sticker and the maintenance office's hours.
A first-week list:
- To do: Rent agreement signed, with the meter readings and one PIN code written in
- To do: Water timings and the tanker arrangement, if any, confirmed with the office
- To do: Police verification filed for tenants and household staff
- To do: FASTag topped up, or the annual pass bought, if you will commute through the toll
- To do: New address given to your bank, employer, gas agency and children's school
What will the move itself involve?
Mostly a tower, a service lift and two sets of gate rules, one from your society and one from the township. Our nearest branch is in Sector 86, at Plot No 168, Nawada Fatehpur. On our indicative ranges for a move within Gurgaon, set in October 2026, Rs 4,500 to Rs 7,000 covers a one-bedroom flat, Rs 8,000 to Rs 12,500 suits two bedrooms, and three bedrooms come to Rs 12,000 to Rs 15,000, as shown on our Gurgaon city page. A 4 or 5 BHK, common in the larger societies, falls outside these bands, so ask for a quote on it.
