Sector 82 suits a family looking for a three-bedroom flat, a builder floor or a villa inside Vatika's India Next township, and a renter who needs a smaller home, as long as a car or cab is part of the daily routine. The catch for renters is choice: only a handful of its societies offer one- or two-bedroom homes, the metro is still on paper, and a CBSE school, a children's hospital and the township's clubs sit inside the township itself.

Which Sector 82 home fits your household?
Start with the number of bedrooms you need, because the sector's projects are built for very different households. Magicbricks describes Sector 82 as bounded by Sector 85 to the north, 83 to the east, 82A to the south and 81 to the west, and Square Yards' project list gives these sizes for the homes inside it:

Two things follow from the table. First, a one-bedroom renter has essentially one society to choose from, so start looking early. Second, a two-bedroom household has a real choice between a lift-served tower (Aura, Royalty) and a builder floor (Emilia, Iris), and that choice affects everyday life: a floor usually means stairs with shopping bags and no tower security desk, while a tower means lift queues and society rules.

What will you pay in rent?
Ask for current listings, because the published figures disagree. NoBroker's Sector 82 page gives asking rents of Rs 22,000–35,000 a month for a 1 BHK, Rs 38,000–60,000 for a 2 BHK and Rs 70,000 to Rs 1.5 lakh for a 3 BHK, with an asterisk and no date. The sample listings shown on the very same page, read on 17 October 2026, were Rs 15,000, Rs 32,000 and Rs 45,000. Read the ranges as a ceiling rather than a guide.
Before you sign, ask the landlord three things in writing: who pays the society's monthly maintenance, whether the power backup is metered separately, and whether the flat comes with a covered parking slot. Those three lines change the real monthly cost more than a Rs 2,000 difference in rent.
What is it like to live in a privately run township?
Different from an ordinary sector. Vatika calls India Next a privately run township of 550 acres; it was begun in 2010 and spreads over six sectors from 81 to 85, 82A included. The developer lists 4 clubs, 3 swimming pools, 5 play areas, 13 parks and about 500 working shops, plus an estate management and leasing service for owners.
What that means in your first weeks:
- Two offices, not one. A gated society runs its own gate and lifts, while streets, parks and other shared services may fall to the township. Find out which one takes complaints about water, lights or garbage before you need it.
- Club access is not automatic. Ask whether your lease or sale deed includes membership of one of the clubs, and what it costs, before you count the pool as part of the rent.
- Building work nearby. Vatika's own news lists the Market Walk retail hub in Sector 82A as ready for fit-outs and the Vatika Crossover shop-office plots, also in 82A, as ready for construction. Expect site lorries on the 82A side for some time.

How will you get around while the metro is only a plan?
Mostly by car or cab. Magicbricks puts NH-48 and the Dwarka Expressway each about 2.5 km away. NoBroker names Casa Bella and Sector 83 among the nearest bus stops and puts Garhi Harsaru, the closest railway station, about 10.9 km off.
The metro is a plan, not a timetable. A draft station list for a Sector 56 to Pachgaon line, published by the Hindustan Times on 30 June 2026, includes Kherki Daula, Sector 84 and Sectors 85/89, but not Sector 82. On 11 September 2026, PTI reported via ThePrint that Haryana's chief secretary had asked officials to finalise the revised project report for the 35.25 km, 28-station corridor. No construction date was given, so treat it as years away and check its status before you pay more rent to live near a planned stop.
The Kherki Daula toll
The NH-48 toll plaza sits between New Gurgaon and the older city. In June 2025, Swarajya reported that moving the plaza to Panchgaon had received final approval. Yet on 30 March 2026, The Tribune reported a second fare rise in six months at the same plaza, with residents saying they had been promised its removal for years. So budget for the toll on a daily NH-48 commute, and check whether the plaza has moved since. Our Sector 83 newcomer guide has the 2026 fares.
Which schools are inside Sector 82?
One CBSE school is confirmed inside the sector, and a second is listed in directories:

The same directory shows two different starting fees for RL International School, so ask the school for its current fee sheet rather than relying on either. For Yaduvanshi, ask for the affiliation number and look it up on CBSE's SARAS portal before applying. Which hospitals should you save?
One specialist hospital is inside the sector:
- Miracles Apollo Cradle & Children's Hospital. Apollo Cradle gives its address as Plot No. 45, Vatika India Next, Sector 82, and lists it as open 24/7. It is a maternity and children's hospital, which makes it the first call for a pregnancy or a sick child.
- Aarvy Healthcare, Sector 90. For adult emergencies, Aarvy's site gives its address in Sector 90 and advertises round-the-clock emergency care.
Put both numbers into each family member's phone before moving day, drive to each once in daylight, and ask your insurer which hospitals near you are on its cashless list.
What does the move into Sector 82 involve?
A very short trip for the crew. Going by the marker points OpenStreetMap places for each sector, our Sector 86 branch at Nawada Fatehpur is about 1.8 km away in a straight line, and the head office in Sector 110 about 14 km.
