Sector 85 meets Sector 86 at Dadi Sati Chowk. The Tribune places that junction, at Sectors 85/86 and 89/90, on the road from Rampura to Hayatpur village that joins the Delhi–Jaipur highway to the Gurugram–Pataudi–Rewari road. Societies Square Yards shows as ready in the sector include Hero The Ark, SS The Leaf, Orris Carnation Residency, Orris Aster Court and Pyramid Heights, while Ganga Anantam and VSR 85 Avenue are still under construction.

Several projects here have been built in phases, and dates can move. In April 2024 RERA Gurugram declined to extend the registration of Godrej Air Phase 4 in Sector 85 and cautioned the public against booking in that phase. Whatever the project, if you are moving into a newly finished tower, get the builder's handover in writing and check that the service lift is running before you fix a day.

Coming from the Manesar side, trucks reach Sector 85 off NH-48. GMDA has been building storm-water drains along the highway, and in 2026 the Delhi-to-Jaipur service lane from under the Rampura Chowk flyover to IMT Manesar was closed for two months for that work, with traffic from IMT Manesar to Sector 85 sent off at Rampura. Five Things We Check for a Sector 85 Move

Handover status, highway exits and one busy chowk decide most of the plan.

  1. Handover before moving day

    In a phased project, one tower may be occupied while the next is not finished. We fix your date only after the builder confirms the keys and a working lift.

  2. Rampura is the turn-off

    From the Manesar side, traffic for Sector 85 has been sent off NH-48 at Rampura while the service lane is shut. We plan the route from the latest police advisory.

  3. Busy Dadi Sati Chowk

    The Tribune reported in 2024 that traffic at this junction had trebled as societies filled up, and GMDA planned a flyover there. We avoid crossing it at peak hours.

  4. Flats, floors and plots

    Not every address is a lift building. Square Yards lists SS Group plots under construction here, and a low-rise home without a lift needs a crew sized for stairs.

  5. Builder's facility team

    In a new society the builder's maintenance office, not a residents' association, may set the move-in rules. Ask them for the truck timings and lift booking early.

Finding your way

Sector 85's Route Markers: a Chowk, an Old Road and Local Hospitals

Most trucks for Sector 85 pass one crowded junction, and some arrive by an old district road. These points shape the trip.

  1. Dadi Sati Chowk

    Officials told The Tribune in April 2026 that the tender for the flyover here, meant to tie Manesar to the Dwarka Expressway, was already out. NoBroker also lists a Dadi Sati Chowk bus stop for this sector. When construction begins, we look up lane closures in the week before your date.

  2. Pataudi Road via Gadoli

    In December 2025 The Tribune reported that HSIIDC would upgrade about six kilometres of Pataudi Road, from Umang Bhardwaj Chowk through Gadoli Kalan and Gadoli Khurd to the Dwarka Expressway, naming Sector 85 among the areas it serves. The stretch had potholes, no drains and no street lights, so until the work is done we use it only in daylight and dry weather.

  3. Badha village and Sector 83 stops

    NoBroker gives Badha Village and Sector 83 as the other nearby bus stops, and Millennium City Centre on the Yellow Line, roughly 19.5 km off, as the closest metro. Useful if a family member is coming separately to meet the truck.

  4. Hospitals and schools nearby

    The same page lists SilverStreak Multispeciality Hospital, Genesis Hospital and Aarvey Healthcare among the hospitals, and The Bodhii Tree School, Euro International School and St. Xavier's High School among the schools. Their names are handy when a new tower is not yet on the driver's map.

Lived-In Towers, Half-Filled Phases and Plots in Sector 85

In a tower where some floors are occupied and others are still being fitted out, the first families share the service lift with contractors carrying tiles and wardrobes. NoBroker reviewers of the sector mention construction noise and summer power cuts alongside well-kept gated societies, so we ask the facility team which hours the lift is free of building work and whether it runs on backup.

Vatika's India Next township also takes in part of Sector 85, so not every address here is a flat. A plotted home means a street-level door and no lift booking, but a big house fills a large truck; we survey it room by room, roof included, before quoting.

Checks to Make Before a Sector 85 Move

  • Project registration

    Since RERA has refused to extend at least one Sector 85 phase, it is worth looking up your project on HARERA Gurugram before you give notice on your current home. A lapsed or extended registration can mean the handover date moves too.

  • Your power connection

    Find out from the facility office whether your tower bills electricity itself or through DHBVN. Where DHBVN supplies the flat, a new connection is applied for on its e-connection portal, so start before the truck is booked.

  • Verification for domestic staff

    Gurugram Police offers tenant, servant and vendor verification as a citizen service. If a cook or driver is moving with you, file it early; a new society's security desk may ask for it before issuing a pass.

Picking a Month for a Sector 85 Move

The first heavy rain of the 2026 monsoon showed how exposed the highway approach is. The Tribune reported that NH-48 caved in near Narsinghpur, two lanes closed and traffic backed up from Hero Honda Chowk to Kherki Daula, with police sending vehicles via the Southern Peripheral Road and the Dwarka Expressway. For Sector 85 the Expressway is our fallback on such a day.

Families taking keys to a new flat often wait for a griha pravesh date. One panchang, Astroyogi, lists no such muhurat from August to October 2026 and several in November and December, though panchangs differ. If yours falls on one of those dates, book the crew early, because neighbours in the same tower may have picked the same day.

Usually off NH-48 at Rampura, which is where the traffic advisory sent vehicles from IMT Manesar during the 2026 service-lane closure for drain works. On your date we follow whichever route the police advise and traffic allows.

It can slow things down. In May 2026 The Tribune reported severe monsoon waterlogging and potholes on roads across Sectors 81 to 115, with repairs to pick up after the rains. In wet weather we cover cartons and furniture and avoid flooded stretches.
