Moving In or Out of Sector 85: Society Rules, Permissions and Timings

We could not find a single Sector 85 society that publishes its moving rules online, so your loading hours, lift booking and deposit are set by whichever office runs your building, and you should ask for them by email. What is published lies around that office: HARERA's records on which projects may be handed over, the court-tested rule that possession follows the occupation certificate, a traffic police diversion at Rampura dated to 15 October 2026, and the city's no-entry hours for goods vehicles.

Sector 85 mixes lived-in towers, projects still rising, an affordable-housing complex, Vatika plots and the village of Badha, and each answers to someone different. This guide sorts out who that is, which written rules apply, and what to ask where nothing is written down. Which office decides the rules for your Sector 85 home?

It depends on what the listings say about your project, and the listings do not always agree. Here is where the sector's better-known addresses stood when we checked in October 2026:

No row in that table comes with written moving rules we could find. That does not mean the offices have none, only that they keep them at the desk.

Can you move into a Sector 85 tower before its occupation certificate?

You should not plan a move around it. In a ruling reported by LiveLaw on 2 April 2024, Haryana's real estate regulator held that a builder's offer of possession made before the occupation certificate was issued was invalid and contrary to law. The case concerned floors in Sector 67, but the principle is the one every new Sector 85 tower works under.

A certificate on paper is not the whole check. On 31 July 2026 ThePrint described Gurugram buildings that had certificates yet lacked working lifts, sewage systems or boundary walls, and quoted the District Town Planner as saying a certificate should be given only once every part of a project is complete, painting included. So before you give notice on your current home:

1. Ask for the date of the occupation certificate for your tower, not just for the project.
2. Visit and ride the service lift to your floor.
3. Run a tap and switch on a light in the flat.
4. Get the handover in writing, with the date you may bring goods in.

What do the Godrej Air and Hero The Ark records tell a buyer?

That a project's status should come from HARERA, not from a sales listing. Two Sector 85 cases show why:

• Godrej Air Phase 4. RERA Gurugram refused to extend this phase's registration, first granted in December 2018 and valid to June 2023, according to a Tribune report of 10 April 2024. The authority cited a lapsed licence and gaps in the quarterly reports, told the public not to book in the phase, and barred the promoter from creating third-party rights. That was the position in 2024; look up the phase on HARERA's portal for its standing today.
• Hero The Ark. Square Yards places it among the sector's ready projects. NoBroker's project page, checked on 12 October 2026, shows one tower under construction, possession expected in November 2027, and the registration number GGM/726/458/2023/70. When two portals disagree like this, the registration record and the developer's written handover settle it.

If you are an allottee in either project, book the move only after a dated possession letter reaches you.

Does Pyramid Heights follow different rules?

Partly, because it was built as affordable housing. Pyramid Infratech says the project was sold under Haryana's affordable housing policy, and the 2013 policy notification sets two terms that touch a move:

• Who runs the gate. The developer looks after the complex free of cost for the first five years after the occupation certificate is issued; then the owners' association takes over. Ask which of the two runs things at Pyramid Heights now, since that office issues your pass.
• Resale timing. An allotted flat cannot be sold or transferred for one year after possession. A buyer moving into a resale flat should be sure the sale fell outside that year.

How do plotted homes and village houses differ?

There is no tower office, so the rules are fewer and less formal. In Vatika India Next, a goods vehicle passes the township's gate staff rather than a society desk, and a plotted house has no lift to book. Our Sector 81 rules guide explains gate and road control in licensed colonies.

In Badha, nothing is published and nobody grants permission. Agree the truck's standing place and timing with your landlord and the neighbours whose doors it will block, and hand over the keys in person.

When can a moving truck reach Sector 85?

Within your society's hours, and around three published or reported limits on the roads:

• Peak-hour bans. Under the Vehicle Movement Digi Pass scheme, set out in a traffic police note that GMDA hosts, goods vehicles may not enter designated parts of the city between 8 and 10 in the morning or between 5 and 9 in the evening. • The Rampura diversion. On 18 August 2026 The Tribune carried a traffic police advisory shutting the highway's service lane on the stretch running from Rampura Chowk's flyover up to IMT Manesar until 15 October 2026, while GMDA built storm-water drains. Traffic from IMT Manesar for Sector 85 was told to exit at Rampura. That end date falls two days after this guide is published, so check whether the lane has reopened or the closure has been extended.
• Dadi Sati Chowk. The flyover tender at the junction of Sectors 85 and 86 was already out by 29 April 2026, The Tribune reported. Once work begins, barricades and lane changes can appear with little warning. We keep away from the chowk at peak hours and follow whatever route the police advise on your date.

What papers should you have ready?

Four, depending on who you are:

• Possession or allotment letter, for an owner moving into a newly handed-over flat.
• Maintenance no-dues receipt, for anyone moving out, since many offices hold the exit pass until dues are clear.
• Police verification, for a tenant or for domestic staff. Gurugram Police offers verification of tenants, domestic servants and vendors as an online service; file it early, because a new society's desk may ask for it before issuing passes.
• Power connection details. If DHBVN supplies your flat directly, you apply for the new connection through its e-connection portal. If the society bills power through its own meter, our Sector 86 rules guide sets out what Haryana's single-point supply rules say.

What should you ask a Sector 85 office before booking?

Send these about a week ahead, to the office at each end, and keep the replies:

• To do: What is the date of the occupation certificate for my tower?
• To do: Is the handover confirmed in writing, with the first date goods may come in?
• To do: Do contractors share the service lift, and which hours is it free of building work?
• To do: Does the service lift run on backup power during a cut?
• To do: Which gate must a goods vehicle use, and where may it stand while loading?
• To do: Which days and hours allow moves, and are Sundays allowed?
• To do: Is there a refundable deposit, and what can be deducted from it?
• To do: Is the office run by the developer or by an owners' body, and since when?
