Moving a home within Sector 85, or between it and another part of Gurgaon, costs between Rs 4,500 and 7,000 if it has one bedroom, Rs 8,000–12,500 with two bedrooms and Rs 12,000–15,000 with three, on the indicative ranges we set in October 2026. In this sector, how much furniture a "2 BHK" actually holds, and how long you can keep the service lift, decide where your quote lands far more than the drive does.

How much does shifting in or near Sector 85 cost?

These are the figures we give before a survey for any move that begins and ends inside Gurgaon. They also appear, with the same October 2026 date, on our Gurgaon city page.

A car carried up to 50 km is Rs 9,000–11,500 and a bike Rs 3,000–7,000, also as of October 2026; car transport explains how vehicles travel. Why can two "2 BHK" flats in Sector 85 cost so differently?

Because the label hides a large gap in size. Sector 85 has affordable-housing towers and large-format societies within a short walk of each other:

  • Pyramid Heights. Pyramid Infratech lists 738 flats in 7 towers on about 5 acres, sold under Haryana's affordable housing policy. Its 2 BHK units run from 525 to 599 sq ft of carpet area and its 1 BHK units from about 308 to 359 sq ft.
  • SS The Leaf. NoBroker's project page shows 560 units in 13 towers on 11 acres, possession from December 2019, with 2 BHK carpet areas of 1,640 to 1,772 sq ft and duplex penthouses up to about 4,950 sq ft.

A 2 BHK in the first is roughly a third the floor area of a 2 BHK in the second. The larger flat usually has more furniture, more cartons and longer carries from door to lift, so the crew needs more hours even though both are "two bedrooms". That is why we ask for a room-by-room list or a video walk-through before we put a figure in writing.

Not every address is a tower. Vatika includes Sector 85 in its India Next township of plotted homes, and a house there has no lift booking but may have stairs to the upper floors and the roof.

What stretches crew hours in Sector 85?

Mostly time spent waiting rather than driving. The things we plan around here:

  • A crowded lift in a large society. In a complex of 738 flats, the service lift is shared with deliveries, housekeeping and other families moving on the same weekend. A booking for your whole slot saves more time than anything else.
  • Building work in half-finished phases. Square Yards lists Ganga Anantam and VSR 85 Avenue as still under construction, and residents quoted by NoBroker mention construction noise. Where contractors use the same lift, ask which hours it is free.
  • Power cuts. The same NoBroker residents report summer power cuts. A goods lift without backup supply halts the crew whenever the grid drops.
  • Dadi Sati Chowk. In May 2024 The Tribune reported that traffic at the junction of Sectors 85/86 and 89/90 had trebled as societies filled. By April 2026 the flyover tender was out, according to The Tribune, so expect barricades once building starts.
  • The highway service lane. The Tribune reported that the service lane on the Jaipur-bound side of NH-48, between the Rampura Chowk flyover and IMT Manesar, would stay shut from 18 August to 15 October 2026 for storm-water drains, with traffic for Sector 85 sent off at Rampura.
  • Rain and potholes. On 13 May 2026 The Tribune described potholes and rain-flooded roads throughout Sectors 81 to 115. On 7 July 2026, after the first heavy rain, it reported a cave-in on NH-48 near Narsinghpur and diversions via the Dwarka Expressway.
  • Pataudi Road after dark. HSIIDC is to upgrade about 6 km of Pataudi Road through Gadoli to the expressway, The Tribune reported in December 2025, describing a stretch with potholes, no drains and no street lights. A loaded truck on it should finish in daylight.

How do gate passes and lift bookings work here?

Through the society's maintenance or facility office. In a newer Sector 85 society this may still be the builder's team rather than a residents' association. The usual sequence:

  1. Clear dues. Most offices will not sign an exit pass while maintenance or utility bills are pending.
  2. Apply for the pass. Give the date, the vehicle type and number if you have it, and the names of the crew lead and driver.
  3. Book the service lift. Ask for the whole loading window in writing, with the lift number.
  4. Repeat at the new address. The receiving society needs the same details for an entry pass and its own lift slot.

If a cook, driver or other staff will work in your new home, Haryana Police lists servant and tenant verification as online services; file early, as some security desks ask for it before issuing a staff card.

Where does the truck stand at a Sector 85 society?

At the loading point the society names, as close to the service lift as it allows, and never on a master road. The dividing roads around Dadi Sati Chowk carry steady traffic, and a truck stopped on them blocks a lane and puts the crew at risk.

Settle three things before the day:

  • To do: Which gate goods vehicles must use, and how far it is from your tower
  • To do: Whether the truck can enter, or must wait outside while a smaller vehicle shuttles goods through a low or narrow gate
  • To do: Where the truck stands at the far end, if you are moving to another society nearby

Each extra carry between truck and lift adds minutes per carton, which add up across a large flat.

Moving to a nearby sector: what changes at the far end?

The price range stays the same for any move within Gurgaon, but the destination can add or save time. The crew comes from our branch in Sector 86 (Plot No 168, Nawada Fatehpur), the sector that adjoins 85 at Dadi Sati Chowk, so the crew starts close to both ends of these short moves.

How can you keep the quote lower in the range?

Take work off the moving day:

  • To do: Get the service lift reserved in writing for the whole loading window, at the old and the new address.
  • To do: Measure the lift car and door; it tells us which pieces must be dismantled.
  • To do: Ask whether the lift runs on backup power during a cut.
  • To do: Seal and label your own cartons of books, clothes and kitchenware if you like.
  • To do: Give away what you will not use; fewer cartons mean fewer lift trips.
  • To do: Pick a weekday and avoid school opening and closing times near your gate.
