House shifting within Sector 86, or from it to another part of Gurgaon, falls in our October 2026 indicative bands: from Rs 4,500 to 7,000 with one bedroom, from Rs 8,000 to 12,500 with two, and from Rs 12,000 to 15,000 with three. The drive is short, so the bill and the crew's hours turn on the home itself: a compact flat in an affordable tower, a large flat on the twentieth floor or a house in Nawada Fatehpur's lanes.
Our branch is in the sector, at Plot No 168, Nawada Fatehpur, and moves here are run from that office. What we do as packers and movers in Sector 86 Gurgaon, and the sector's roads and landmarks, are described on the area page; here we stick to the price, the hours and the access.
How much does house shifting in Sector 86 cost?
Radhe Shyam, our owner, fixed these bands in October 2026 for household moves with both addresses in Gurgaon; the Gurgaon city page carries the same table:
| Home | Our range, October 2026 | Toward the low end when | Toward the high end when |
|---|---|---|---|
| 1 BHK | Rs 4,500–7,000 | Lift booked for the morning in a small flat | A shared lift at a busy hour, no cartons ready |
| 2 BHK | Rs 8,000–12,500 | Below roughly 700 sq ft, as in the affordable towers | A large-format 2 BHK with wardrobes to dismantle |
| 3 BHK | Rs 12,000–15,000 | Sofas and beds ride the lift without being opened up | Two packing days, or short lift windows at both ends |
For vehicles, the October 2026 bands are Rs 9,000–11,500 per car within 50 km and Rs 3,000–7,000 per bike; how they travel is on our car transport page. A 4 BHK, a villa or a penthouse is quoted after a survey. Intercity prices appear next to the local ones in our Gurgaon charges guide.
Why do two flats in Sector 86 cost so differently to move?
Because the sector mixes some of the smallest and largest flats in New Gurgaon. On Square Yards' project list, read on 19 October 2026, a 1 BHK in Pyramid Urban Homes 2 is about 390 sq ft and a 2 BHK in Pyramid Elite is under 700, while DLF New Town Heights II offers homes from 1,535 to 3,220 sq ft. The bedroom count is the same label across very different volumes of furniture.
A small flat usually fills a smaller vehicle and needs fewer hands. A large one holds more cartons, heavier wardrobes and longer carries from the door to the lift, so it takes more crew hours even when the bedroom count matches. So before putting a figure in writing, we want either a list of each room's contents or a short video tour.
How do tall towers change the crew's day?
Height turns the lift into the bottleneck. Houssed lists DLF New Town Heights II as 13 towers of 22 floors with 1,198 flats, and DLF Skycourt as 10 towers of 19 floors (its unit count, 673, differs slightly from the 684 on Square Yards). On those floors, every carton, mattress and appliance rides the service lift, so the crew's pace is set by:
- How long the lift is yours. A slot held for the whole loading window keeps the crew moving; a lift shared with deliveries and housekeeping makes them queue.
- Whether the big pieces fit. A wardrobe or sofa that does not fit the car must be opened up, carried by stair, or both. Measure the lift door and car before the day.
- Distance from lift to truck. A loading point near the service lift saves minutes on every trip; a truck parked at the far gate adds them back.
- The same at the other end. If you move from one tall tower to another, both lifts have to be booked for matching hours.
In a compact-flat project, far more households share each lift on a single plot. Pyramid Elite, for instance, puts 810 flats on about 5.6 acres, according to Square Yards, so the slot matters just as much.
Is a Nawada Fatehpur house quicker or slower?
Often slower per carton, though there is no lift to book. Wikipedia puts the village at about 4,590 people in some 812 households, with factory units of Minda Industries and Mindarika among the houses. A home here opens onto a lane rather than a sector road, so:
- the vehicle is chosen after someone has looked at the lane, and a smaller one may make two trips;
- upper floors are reached by stair, so the floor number weighs heavily on the hours;
- the truck should stand where it does not block a neighbour's door, which decides how far the crew carries.
The neighbourly side of a village move, and what to settle with the landlord, is in our Sector 86 rules and timings guide.
Is the society's shifting fee part of the moving bill?
No. Many towers charge their own move-in or move-out fee, and some hold a refundable deposit against damage to lifts and common areas. That money goes to the society, not to us. NoBrokerHood's Gurgaon guide, updated 18 September 2026, notes that there is no standard Gurgaon-wide tariff for society shifting and that amounts vary by community. Ask your Sector 86 office for its current figure and refund conditions in writing, and budget for them alongside our quote.
Which roads around Sector 86 can slow a move?
Mainly works on the approaches, rather than distance:
- Dadi Sati Chowk. On 5 July 2026 Amar Ujala reported that GMDA's tender was out for an 840-metre, six-lane flyover where Sectors 85/86 meet 89/90, at an estimated Rs 44.39 crore, with completion targeted inside two years. An earlier tender for a flyover alone had been cancelled after residents asked for an underpass too. Once work starts, turns at the chowk will be slower.
- New 24-metre roads. The Tribune reported on 30 September 2026 that the state had begun acquiring land, including in Nawada Fatehpur, for 24-metre roads across Sectors 81 to 86. Expect surveys first and digging later.
- The NH-48 toll. For a move towards old Gurgaon by the highway, a Construction World story dated 20 July 2026 says the Kherki Daula plaza is to move about 13 km to Kukdola, near Pachgaon, after roughly six months of building. Check which plaza is in use when you move.
- Rain. Dated reports for Sector 86's roads in the wet months are collected in our Sector 86 monsoon guide.
Moving a short way out of Sector 86: what changes?
Within Gurgaon the price band stays the same, and the crew starts from the branch inside the sector. The far end decides the extra checks:
| Destination | Page | Check at that end |
|---|---|---|
| Sector 85, across Dadi Sati Chowk | Sector 85 | Very small and very large flats side by side; ask for the flat size |
| Sector 84 | Sector 84 | The society's lift and gate routine |
| Wider New Gurgaon | New Gurgaon | Which approach road is open that week |
| Dwarka Expressway sectors | Dwarka Expressway | High-rise lift slots at the new tower |
| Manesar, along the master road | Manesar | A town building with only a stair, or a village room down a lane |
Moves to Delhi or another city use the owner's intercity table; our Delhi and Gurgaon guide covers the border run.
What if your new Sector 86 flat is not ready?
Several projects here are a long way from handover; Square Yards shows Emaar Serenity Hills with possession in September 2032. When your lease ends before the keys arrive, our warehousing keeps the goods, charged for the time they are stored, and delivers them once the flat and its lift are working.
Which steps bring a Sector 86 quote down?
Take waiting and carrying out of the day:
- To do: Book the service lift in writing for the whole loading window, at both addresses.
- To do: Measure the lift door and car against your largest wardrobe, bed and sofa.
- To do: Ask the office where the truck may stand, as close to the service lift as allowed.
- To do: For a village house, tell us the lane width and the floor.
- To do: Pack and label books, clothes and kitchenware yourself if you have the time.
- To do: Clear out what you no longer use; every carton left behind is one less lift ride.
- To do: Ask the society for its shifting fee and deposit in writing.
How the crew packs, carries and sets up is described on our household shifting page. Once your dates are firm, share both addresses, the floor numbers and a preferred date so we can put a quote in writing.
Treat this page as general information: the October 2026 bands are a guide rather than a quote, and road works, toll plazas and society charges change, so check again before booking.
