We found no dated report of water standing inside Sector 86 itself, and in August 2026 The Tribune noted that new Gurugram had so far come through that season's rain better than the old city. The dated trouble is on the roads around the sector, such as sewage overflowing onto the Sector 86–89 dividing road and potholes on the way to the Sector 90 roundabout in 2025, plus a city-wide heat alert in May 2026, so October to April is the easiest window for a move here.
For this guide we looked only at dated reports that mention Sector 86, Nawada Fatehpur or the roads a truck uses to reach them. This guide sets out what those reports say, admits where there is nothing, and turns the rest into a plan for a rainy or very hot moving day. For the branch, vehicles and storage, see our Sector 86 packers and movers page.
What dated reports exist for Sector 86 and its roads?
Fewer than for the older sectors. These are the ones we found, oldest first:
| Report date | Publisher | What was reported |
|---|---|---|
| 3 July 2023 | The Tribune | Piped water stopped for three days in over 40 societies across Sectors 81 to 99 after a service valve broke near Garhi Harsaru; tanker prices jumped |
| 18 March 2025 | The Tribune | A traffic police list of damaged roads included Sati Chowk to the Sector 90 roundabout and Jai Singh Chowk to the Rampura flyover |
| 26 June 2025 | The Tribune | The Manesar civic body said a 200 m sewer line on the Sector 86–89 dividing road, meant to stop sewage from nearby villages overflowing, was nearing completion |
| 29 April 2026 | The Tribune | 68 of 70 km of the master sewer network for Sectors 81 to 115 complete; the Dadi Sati Chowk flyover tender out |
| 13 May 2026 | The Tribune | A GMDA plan to rebuild roughly 50 km of new-sector roads, after potholes and severe monsoon waterlogging on many stretches; main work after the monsoon |
| 19 and 22 May 2026 | Amar Ujala | Gurugram reached 44.6 °C; the orange heat alert was extended to 26 May |
| 12 August 2026 | The Tribune | New Gurugram had so far weathered the season's rain; old Gurugram bore the brunt |
| 18 August 2026 | The Tribune | NH-48's service lane from the Rampura Chowk flyover to IMT Manesar shut until 15 October for storm-water drains |
| 5 September 2026 | Business Today | Waterlogging slowed traffic in the Dwarka Expressway tunnel |
Does water collect inside Sector 86?
No report we found says so, though nobody has published proof that it does not. The most useful dated signal is from this year. In a piece on the city's drainage gaps on 12 August 2026, The Tribune wrote that new Gurugram had "so far, managed to weather the incessant rain this season" while the old city took the worst of it. That covers the newer sectors as a group, not Sector 86 by name.
There is one undated warning. Square Yards' Sector 86 page, read in October 2026, says storm-water infrastructure around the sector's residential pockets is still incomplete, raising concerns about seasonal waterlogging. It gives no date or source, so we read it as a reason to look at your own lane, not as a report.
Sewers are further along than drains. At a district meeting on 29 April 2026, officials said 68 of the 70 km of the master sewer network for Sectors 81 to 115 was complete. The quick response teams set up for the monsoon at the same meeting were posted at old-city hotspots such as Subhash Chowk and Rajiv Chowk, not in the newer sectors.
What do the 2025 sewer and pothole reports mean on a wet day?
That the last stretch to your gate is the part to check. Two reports name the roads that bound the sector:
- The Sector 86–89 dividing road. At a GMDA coordination meeting on 25 June 2025, the Manesar civic body's commissioner said that a 200-metre sewer line up to the existing HSVP line on this road was nearing completion, and would be joined to an HSIIDC drain to stop sewage from nearby villages overflowing. We found no later report confirming the fix, so rain and an overflow on the same day remain possible.
- Sati Chowk to the Sector 90 roundabout. In March 2025 the traffic police listed this stretch, which we take to start at Dadi Sati Chowk on the sector's edge, among more than 60 damaged roads, in a report The Tribune published. Rain hides potholes, so a loaded truck has to crawl where a car might not.
Village lanes in Nawada Fatehpur add their own limits. Where a lane is narrow or soft after rain, a smaller vehicle making two trips can reach a door that a large truck cannot, and our branch decides that after seeing the lane.
Which approach roads have been slowed by rain or works?
The main roads out of the sector, more than the sector itself:
- Roads across Sectors 81 to 115. On 13 May 2026, The Tribune reported a GMDA plan worth nearly Rs 90 crore for about 50 km of roads in the new sectors, many of them suffering potholes and severe monsoon waterlogging, with drains and lighting to be added. Officials said construction would gather pace after the monsoon, so from October expect diggings rather than standing water.
- NH-48 towards Manesar. A traffic police advisory reported on 18 August 2026 shut the highway's service lane from the Rampura Chowk flyover up to IMT Manesar until 15 October while GMDA built storm-water drains. Check whether it has reopened; our Sector 85 rules guide covers the diversions.
- The Dwarka Expressway towards Delhi. On 5 September 2026, Business Today reported traffic slowed by water in the expressway tunnel. The Sector 83 season guide lists the other expressway and NH-48 reports.
- Dadi Sati Chowk. The flyover tender was out by 29 April 2026. Once building starts, barricades and wet diversions at the junction will slow every loaded truck; the plan itself is described in our Sector 86 rules guide.
Our branch checks the route a day or two before a move and adjusts the timing if a stretch is closed.
Will the water supply hold on moving day?
Usually, but it has failed before, and a move-in needs running water for cleaning and for plumbing in the washing machine. A Tribune report of 3 July 2023 found that over 40 societies across Sectors 81 to 99 had gone three days without piped water after a repair team broke a service valve near Garhi Harsaru, turning the site into a swamp. Tanker prices in the area rose from Rs 2,500 to about Rs 8,000. Ask your society office the day before whether the tanks are full.
Is summer heat a problem for a Sector 86 move?
It calls for an early finish rather than a new date. We found no heat or power report that names Sector 86, so the figures here are for Gurugram as a whole. Amar Ujala reported a high of 44.6 °C on 19 May 2026, the season's hottest day so far, with a low of 27 °C. On 22 May the paper reported that the weather office's orange alert for heatwave and warm nights had been extended to 26 May, and residents were advised to stay indoors from 11 am to 4 pm.
For a move in the second half of May or in June:
- Load the heavy items early. Aim to have furniture and appliances out before late morning, in line with that advice.
- Ask about lift backup. Find out from the facility office whether the service lift runs on backup power during a cut.
- Keep sensitive things with you. Medicines, plants, pets, candles and anything that melts should travel in your car, not a parked truck.
- Plan water and shade. Keep drinking water and a shaded spot for anyone carrying loads, at both ends.
When in the year is a Sector 86 move least risky?
October to April, going by the dated reports.
| Months | What dated reports show for Sector 86's roads | How to plan |
|---|---|---|
| October to April | Post-monsoon road works due across Sectors 81 to 115; Dadi Sati flyover tendered | Check the route two days ahead for diggings |
| May and June | City orange heat alert to 26 May 2026; 44.6 °C on 19 May | Finish heavy carrying before 11 am |
| July to September | 2023 water outage; 2025 sewer overflow on the 86–89 road; 2026 expressway tunnel slowed | Keep a spare day; check the lane that morning |
Late January has its own limits on trucks around Republic Day, as our area page explains, and winter mornings near the highway can be foggy.
What should you check before a rainy-season move?
- To do: Leave a free day after the moving date if it falls between July and September.
- To do: Look at IMD's Gurugram forecast two days before, and again early on the day.
- To do: Ask the society office where the truck can stand if its usual bay is wet.
- To do: For a village house, agree a standing place that does not block a neighbour's door.
- To do: Confirm that the service lift has backup power and the water tanks are full.
- To do: Wrap mattresses and upholstered furniture in plastic before they leave the flat.
- To do: Put old sheets inside the new front door for wet shoes and trolleys.
- To do: Agree in advance what happens if rain stops the move: a new date, or storage until the way is clear.
Key takeaway
No dated report puts water inside Sector 86, and new Gurugram coped better than the old city in the 2026 rains. The risks are on the roads around it and in late-May heat, so pick a date from October to April where possible, and check the last stretch to your gate before any monsoon move.
Packing, loading and set-up are explained on our household shifting page, and the New Gurgaon sectors guide compares Sector 86 with its neighbours. When you have a date, send us both addresses so the day can be planned around the weather and the roads.
This guide is general information, built from the dated reports listed in its sources. Drains, road works and weather change every season, so look at IMD's forecast and the latest traffic police advisories in the days before you move.
