Moving to Sector 85 usually means renting or buying in one of four finished societies (the two Orris complexes, Carnation Residency and Aster Court, then SS The Leaf and the affordable Pyramid Heights) or taking a room in a house on the Badha village side. On NoBroker on 30 October 2026, asking rents ran from Rs 6,000 for a single room to Rs 45,000 for a furnished three-bedroom flat; plan on a car rather than the metro, note that a 24x7 hospital lies about 0.3 km away, and settle the PIN code and the parking before the truck is booked.

Which societies can you choose from?
Fewer than the number of cranes suggests. Square Yards lists a handful of ready projects and several still under construction,, and the rest is township or village land.

What does rent cost in Sector 85?
It depends on the society more than the size. NoBroker carried these listings on 30 October 2026:

The Aster Court three-bedroom at Rs 18,000 sits far below its neighbours, so check the floor, the furnishing and the lease terms before taking it as a guide. Across the sector, Square Yards gives an average of about Rs 26 per sq ft, with listings from about Rs 14,000 to Rs 2.1 lakh. Magicbricks, in a guide dated 15 December 2025, put most flat rents between Rs 19,250 and Rs 49,000. Agree the deposit and its refund date in the lease.
Does a Pyramid Heights flat come with car parking?
Possibly not, and it is the first thing a car owner should ask. Pyramid Infratech sold the project under Haryana's affordable housing policy, and the 2013 notification sets out its parking terms plainly:
- one two-wheeler space for each flat, allotted only to flat owners;
- no car parking allotted to any apartment owner;
- any space left over may be marked as free visitor parking.
The policy has been amended since 2013, and a society may run its own arrangements for visitor bays, so ask the office in writing whether a car can be parked overnight and where. The same policy's rules on resale and on who maintains the complex are explained in the rules guide linked above.
Which PIN code goes on your papers?
Copy it from an electricity or maintenance bill for your building; the sources do not agree. NoBroker gives 122012, and so does Square Yards in its question-and-answer section, yet the opening paragraph of that same Square Yards page says 122505. India Post's directory, read through a public lookup, ties 122505 to the Garhi Harsaru sub post office and branch offices such as Budhera and Dhankot. It returned no record at all for 122012.
A third number turns up nearby. The CBSE record for a school in Sector 84 prints 122004, which India Post gives to the Narsinghpur sub post office and to branch offices including Kherki Daula and Sikanderpur. Who handles police and civic matters?
None of the four police district lists we read names Sector 85 directly. Gurugram Police's Manesar district list gives the Kherki Doula station Rampura, Sikanderpur and Sectors 76 to 81, and NoBroker shows Kherki Daula Police Station among places near the sector; neither is a statement that Sector 85 belongs there. Tenant verification is filed by the landlord at the station for the flat, as the police verification page explains, and it offers an online route and a lookup of station areas. Ask your landlord which station received the form, and keep a copy.
Civic services are similar. Municipal Corporation Manesar says that since a boundary change on 16 December 2022 the Dwarka Expressway divides it from the Gurugram corporation, and it names Sectors 83, 84, 88 and 88A among those it gained. Sector 85 is not on that short list, so ask the society office which corporation bills your property tax before you file a complaint about a road or a drain.
What are the travel options from Sector 85?
Mostly a car or cab. NoBroker puts Garhi Harsaru Junction railway station about 7.9 km away, Basai Dhankot about 10.7 km and IGI Airport about 30.5 km, and names bus stops at Dadi Sati Chowk, Badha Village and Sector 83. The nearest metro is the Yellow Line's Millennium City Centre, but the portals disagree on how far: Magicbricks says about 14 km and NoBroker about 19.5 km. Drive your office route at peak hour before signing.

Which schools are nearby?
Several within a couple of kilometres, by Square Yards' measure from its point for the sector:

The CBSE affiliation record for Euro International School gives its address as Antriksh Heights, Sector 84, shows it founded in 2018, and lists it as a senior secondary school. NoBroker also names The Bodhii Tree School and St. Xavier's High School among schools near the sector, but we could not find a published address for either, so visit before you count on a seat. Where is the nearest hospital?
Very close. Square Yards places Genesis Hospital about 0.3 km from its point for the sector, and the hospital's website advertises round-the-clock emergency and trauma care with an ambulance. NoBroker also lists SilverStreak Multispeciality Hospital, Aarvey Healthcare and Hayat Hospital. Ask your insurer which of them it pays directly, and save the emergency number in every family phone.
What are water, power and air like?
Mixed, by the residents' own account. Magicbricks reported in December 2025 that Orris Aster Court and Ganga Anantam had regular water supply, while internal stretches towards Badha Road had weak pressure in peak summer. Reviewers on NoBroker's locality page mention long power cuts in summer and construction noise, alongside praise for well-kept gated societies.
Air is the winter concern. Magicbricks put the sector's winter readings around 150 to 200 on the air-quality index. Stage I of the NCR's pollution plan has applied since 21 October 2026, All India Radio reported, and we found no higher stage by 30 October. Before signing, ask the office three questions: does the tower have a backup generator for lifts and taps, how is water stored, and does the maintenance bill include tanker water in a dry spell?
What should you settle in the first month?

What will the move itself cost?
For a move into Sector 85 from elsewhere in Gurgaon, our owner's indicative October 2026 bands, also listed on our Gurgaon city page, put a single-bedroom home anywhere in the sector at Rs 4,500–7,000, while 2 BHK moves run to Rs 8,000–12,500 and 3 BHK ones to Rs 12,000–15,000. From a Delhi home the same three sizes cost Rs 7,000–8,000, then Rs 10,000–13,500, then Rs 14,000–16,500. Larger homes and Vatika houses are priced after a survey.
A Delhi pick-up in the coming weeks also depends on a dated rule. Delhi's winter plan, announced on 28 September 2026, keeps vehicles registered outside the capital that fall short of BS-VI out of the city between 1 November 2026 and 31 January 2027, so the truck sent to your old Delhi home must be BS-VI, CNG or electric.
