Moving to Sector 58 usually means one of two very different homes: a flat in Ireo The Grand Arch, the sector's only finished housing complex, where NoBroker listings on 29 October 2026 asked Rs 75,000 to 95,000 a month, or a room or small flat on the Ghata village side, where rents started at Rs 7,000. Either way the metro, the nearest schools and the big hospitals sit 1.3 to 2.5 km off, so plan on short drives, and settle the PIN, the police station and the water supply in your first week.

That last point is less routine here than elsewhere. Sector 58 shares its land with Ghata village, and the post office, the police and GMDA each draw their lines a little differently. Everything below was checked on 29 October 2026; distances are straight lines on OpenStreetMap, measured from the Grand Arch boundary, so the drive will be longer.

What kind of home can you find in Sector 58?

Fewer homes than the skyline suggests. Square Yards lists one ready residential project in the sector, Ireo The Grand Arch, beside five office projects, and one new launch, Oberoi's Three Sixty North. The rest of the stock is in village buildings.

Kind of home What the source says Who it suits Ask before you sign
Ireo The Grand Arch 1,061 flats on 20 acres; towers of G+7, G+22 and G+29; 2 to 4 BHK, 1,375 to 2,896 sq ft (Square Yards) Families who want a gated complex with a club Monthly maintenance, power-backup charges and the move-in lift booking
Ghata village building Single rooms, 2 BHK and 3 BHK floors in standalone buildings (NoBroker) Single tenants, office staff, small budgets Separate meter, water source and how close a vehicle can get
Oberoi Three Sixty North New launch, 4 and 5 BHK (Square Yards) Buyers, not renters Possession is years away; our Sector 58 rules guide gives the registered dates

The office projects matter too. Square Yards counts Galaxy Magnum Towers, Galaxy Magnum Global Park, Good Earth Business Bay 1 and 2 and Splendor Spectrum One as ready in the sector, which is why so many single rooms here are let to people who work next door. If your job is in one of them, a room on the village side may be a short walk from work; try the route on foot before you sign.

What does a month in Sector 58 really cost?

It depends almost entirely on which side of the sector you pick. Square Yards' averages for the whole sector were Rs 78,100 a month for a 2 BHK, Rs 1,14,100 for a 3 BHK and Rs 1,34,850 for a 4 BHK. The listings NoBroker carried on 29 October 2026 show the two worlds more clearly:

Listing Rent a month Extra maintenance Deposit
Grand Arch, 2 BHK, 1,651 sq ft, fully furnished Rs 90,000 Rs 8,000 Rs 1,80,000
Grand Arch, 3 BHK, 1,900 sq ft, semi-furnished Rs 75,000 None stated Rs 1,50,000
Grand Arch, 3 BHK, 2,000 sq ft, fully furnished Rs 95,000 (negotiable) Rs 7,000 Rs 1,90,000
Ghatta Kanarpur, 2 BHK, 500 sq ft, semi-furnished Rs 13,000 None stated Rs 13,000
Ghata village near Dayma Market, 1 RK, 240 sq ft Rs 10,000 None stated Rs 10,000
Near Magnum Towers, 1 RK, 250 sq ft Rs 7,000 None stated Rs 7,000

The pattern is plain: in the complex, owners asked for two months' rent up front and some added maintenance; in the village, one month's rent covered the deposit. Read the page with care, because it also mixes in homes in Sector 55, Sector 61 and Sohna, and one Ghata listing gives an area of 3,500 sq ft for Rs 20,000, which may be a typing slip. Get the carpet area, maintenance, lock-in and notice period written into the agreement before any money moves.

Which PIN code should go on your papers?

The one on a recent bill for your building, because the portals disagree. Square Yards prints 122011, and India Post's directory, checked through a public lookup, gives that number to a single office: the Gurgaon Sector 56 sub post office, which OpenStreetMap places about 1.4 km from Grand Arch. NoBroker's locality page shows 122101 in its header and 122102 lower down; the same directory ties those to Badshahpur and to Bhondsi. Grand Arch listings on NoBroker add a further spread, one giving 122102 and another 122001.

The directory has no post office called Ghata anywhere in Gurgaon, so there is no village PIN to fall back on. Our Sector 59 newcomer guide describes the same tangle across the road. Ask the landlord or the estate office for an electricity or maintenance bill, and use the six digits printed there on your lease, bank and school paperwork.

Which police station handles your tenant verification?

That depends on whose land your building stands on. The Sector-65 police station's page lists "Sector - 58 to 67" in its area, along with villages such as Behrampur, Ullahwas and Kadarpur, and gives its own address as opposite Ireo Grand Arch, Sector 59. Gurugram Police's East district list, though, places "Sector 55, 56, 57 and Village Ghata" under the Sector 55/56 station, about 1.6 km from Grand Arch on the map.

So a Grand Arch flat most likely falls to Sector 65, while a room in Ghata village may fall to Sector 55/56. Your landlord files the verification; ask which station it went to and keep a copy. Save 112 on every phone for emergencies.

Is the water supply about to change?

GMDA says so. A PTI report carried by ThePrint on 29 September 2026 said a new boosting station in Sector 72 would be commissioned the following month, relieve the Sector 51 station of Sectors 58 to 80, and deliver 95 MLD to those sectors. GMDA had begun a trial of the 18 km feeder pipeline from the Chandu Budhera plant in July, with about 10 km tested at that point.

By 29 October 2026 we had found no report that the station was running. Until one appears, ask two things before you sign. In the complex, does the estate office buy tanker water when supply drops, and is that cost in the maintenance bill? In a village building, does the tank fill from a GMDA line or a borewell, and who pays for the pump? Square Yards lists rainwater harvesting and a sewage treatment plant among Grand Arch's facilities. Our Sector 61 newcomer guide follows the same switch from the next sector over.

How far are the schools?

Not inside the sector, on the map. These straight lines run from the Grand Arch boundary on OpenStreetMap:

School Distance
Shalom Presidency School about 1.5 km
Suraj School about 1.6 km
Pathways about 1.9 km
Suncity School about 2.3 km
Heritage Xperiential Learning School about 2.4 km
Scottish High International School about 2.7 km

Square Yards also names Megha Model Public School and a government secondary school as 0.3 and 0.4 km from its own point for the sector; neither is on OpenStreetMap, so visit before relying on them. For students, Sushant University is about 1.8 km away and IILM University about 2.4 km. Ask each school which bus routes reach the Extension Road gates, and whether a mid-year seat exists, before signing anything.

Where are the hospitals and chemists?

A short drive away. On the same map, Kriti Hospital lies about 2.2 km away and an eye hospital, Arunodaya Deseret, about 1.6 km; Surgicare Hospital is about 2.35 km off and Anand Hospital about 2.4 km. The largest name nearby, Marengo Asia Hospitals, gives a Sector 56 address on the Extension Road and advertises emergency services on its website. Artemis in Sector 51 is about 4.4 km away and Medanta about 5.8 km. The nearest mapped chemists are Medisca, about 1.8 km, and an Apollo Pharmacy at about 2.1 km. Check which hospital your insurer pays directly before you need one.

How do you get around without a car?

Mostly by the Rapid Metro and an auto. Sector 55-56 station, the last stop on the Golf Course Road line, is about 1.3 km from Grand Arch, and a bus stop beside it is mapped at about 1.4 km; Sector 54 Chowk station is about 2.3 km. Wikipedia's Gurugram Metro article reports that the plan to extend the line 35.5 km to Pachgaon had its detailed project report ready in September 2025, with Sectors 61 and 62 as the first new stops. It is not built, so do not choose a flat for it yet.

If you drive, Golf Course Extension Road will be your daily route, and it is due to be widened to eight lanes; the closures and junction plans that affect it are tracked in our rules guide linked above, and the rain record in our Sector 58 monsoon guide.

Where do you shop in the first week?

Close by for basics, a drive for a big shop. Square Yards places Navkriti Shopping Complex about 0.7 km from its sector point and lists a Mother Dairy and small general stores for daily needs. On OpenStreetMap, a convenience store at Sushant Tower is about 1.35 km from Grand Arch, Hong Kong Bazaar Mall about 2.3 km and SunCity Market about 2.5 km. For a plumber, an electrician or a cook, ask the estate office or your landlord for the people they already use.

What should you settle in the first month?

  • To do: Use the PIN from a bill, not a portal, on every document.
  • To do: Find out which police station got your tenant verification: Sector 65 or Sector 55/56.
  • To do: Get rent, maintenance, power backup and the deposit refund terms in writing.
  • To do: Ask how water reaches your tank until the Sector 72 station is running.
  • To do: Photograph both meters with the owner present on handover day.
  • To do: Reserve the service lift at the old and the new building for the same day.
  • To do: Register with a school and carry the transfer certificate yourself.
  • To do: Shift your LPG connection to a distributor near the new address.

What will the move itself cost?

The owner's indicative bands, fixed in October 2026, apply to a move into Sector 58 from anywhere in Gurgaon. Budget Rs 12,000–15,000 for three bedrooms of furniture, or Rs 8,000–12,500 for two; one bedroom comes to Rs 4,500–7,000. Moving in from Delhi, a single bedroom costs Rs 7,000–8,000, two cost Rs 10,000–13,500 and three cost Rs 14,000–16,500. A four-bedroom Grand Arch flat is quoted after a survey. In a tall tower, the lift booking moves the price more than the distance, as our Sector 58 local shifting guide explains.

We have no branch in this sector; crews come from our Sector 110 head office, and our packers and movers in Sector 58 Gurgaon page describes booking the lift and the loading bay as one slot. A village room usually fits in a small vehicle, and the household shifting page explains what a full packing day involves.

Key takeaway

Sector 58 offers two very different starts: a Grand Arch flat at Rs 75,000 to 95,000 a month with a two-month deposit, or a village room from Rs 7,000. Take the PIN from a bill, check which police station your landlord used, and ask how your water arrives until GMDA's Sector 72 station is confirmed running.

Once you have the keys and a date, send us both addresses with the tower and floor. This guide is general information from the sources listed above, all read on 29 October 2026. Rents, listings, PIN records, police areas and water schedules can change, so confirm each one before you pay a deposit.
