Moving to Sector 53: A Newcomer's Guide for Families and Renters

Moving to Sector 53 usually means renting or buying in a gated tower society off Golf Course Road, such as the DLF Phase 5 estates, Vipul Belmonte or TDI Ourania, with older homes on the Wazirabad side for smaller budgets. Families get a Rapid Metro station, Lancers International School and the local police station all within about 650 m of the sector's centre, while renters should budget for maintenance and a two-month deposit on top of rents that, in April 2026, ran from Rs 15,000 for a small 1 BHK up to Rs 1.5 lakh for three bedrooms.

Below is what matters in your first month: which part of the sector suits you, what a flat really costs each month, the PIN to put on your papers, and how far the schools, clinics, stations and shops are. We checked each source on 28 October 2026, and the distances are straight lines measured on OpenStreetMap, so the drive will be longer.

Which part of Sector 53 will you live in?

Mostly a gated society. On OpenStreetMap, the named residential estates inside the sector's outline include Vipul Belmonte, TDI Ourania, DLF's Exclusive Floors, Wellington Estate, Carlton Estate, Princeton Estate, Trinity Towers, Royalton Tower and West End Heights, plus a smaller colony mapped as Judge Enclave. Wikipedia also lists Sector 53 among the sectors on the land of Wazirabad village, and OpenStreetMap marks a bus stop called "Housing Board Colony Sector 53", so the sector is not all towers.

For the new towers, do not rely on a listing's possession date; portals we read gave different ones for the same project. What does a Sector 53 flat really cost each month?

More than the rent. NoBroker's locality page gave these bands as of April 2026: Rs 15,000 to 45,000 for a 1 BHK, Rs 45,000 to 85,000 for a 2 BHK, and Rs 85,000 to 1,50,000 for a 3 BHK. The society listings we read on its rentals page on 28 October 2026 show what sits on top:

Every one of those four owners asked for two months' rent as a deposit, and maintenance added roughly 5% to 11% to the monthly bill. Budget for both before you compare flats. Not every listing is reliable: the same page carried a four-bedroom house near South Point Mall at Rs 7,000 a month, which is almost certainly an error, and a two-bedroom house that was actually in Sector 56.

Have the agreement spell out who covers maintenance and power backup, whether the deposit is refunded in full, the lock-in, the notice period, and any fee the society charges for moving goods in.

Which PIN code should you use?

The one printed on a bill for your building. The Gurugram Police page for the Sector-53 police station gives its address as Pin 122002, and NoBroker's page header agrees. The same NoBroker page, a few lines down, says the PIN is 122022. When we checked that number against India Post's directory, through a public lookup, on 28 October 2026, no post office came back for it.

Two other numbers are real. 122003 covers the Gurgaon Sector 45 sub post office and a Wazirabad branch office, which may suit a house on the village side, and 122011 belongs to the sub post office in Sector 56, roughly 2.2 km away. Ask your landlord or estate office for a recent electricity bill, and copy its PIN onto the lease, the bank and school forms.

Which police station covers Sector 53?

The Sector-53 police station, in Gurugram Police's East district. Its published area takes in Sectors 52, 52-A, 53 and 54 and Wazirabad village, and on OpenStreetMap it sits about 0.55 km from the middle of the sector. If you rent, your landlord should file tenant verification there; ask for a copy of what was submitted. Save 112 for emergencies on every phone.

How far are the schools?

Close, for most families. These are straight-line distances from the centre point of Sector 53 on OpenStreetMap, measured on 28 October 2026:

IILM University is about 1 km away for older students. Arriving partway through the school year? Phone the admissions office before signing anything, ask about a seat in your child's class and which bus routes reach your gate, and carry the transfer certificate and report cards yourself rather than packing them.

Where are the hospitals and chemists?

On the same map, the nearest hospital is the one labelled Shalby International Hospital, about 0.56 km away; confirm what it is called now, and its emergency line, ahead of any need. Paras Hospital, whose address the district administration gives as C-1, Sushant Lok Phase-I, in Sector 43, is about 1.4 km away, and Medanta about 2.5 km. For everyday needs, an Apollo Pharmacy is mapped about 0.44 km from the centre and My Chemist about 0.7 km. How do you get around without driving?

By the Rapid Metro. Its nearest stop, Sector 53-54, which opened in April 2017, lies about 0.65 km from the sector's centre, and Sector 54 Chowk station about 1.2 km. Wikipedia gives the Rapid Metro's hours as 06:05 to 22:00, and the line links to the Delhi Metro at Sikanderpur. For buses, OpenStreetMap marks stops by the metro station (about 0.55 km), at Wazirabad (about 0.86 km) and at the Housing Board Colony (about 1.1 km).

Drivers will meet AIT Chowk daily; it joins Sectors 53 to 56. A GMDA plan for an underpass at the junction was reported by The Tribune in May 2025; we found no report of work starting by October 2026, so expect the signals, and the queues at office hours, for now.

Where do you shop in the first week?

South Point Mall is about 0.75 km from the centre on OpenStreetMap. Within about 0.8 km, the map also shows Le Marche, Epicure, Nature's Basket and a store mapped as Seela Mart K-Food. Ardee Mall, in neighbouring Sector 52, is about 1.6 km away. For a gas connection, a plumber and an electrician, ask your estate office for the names it already uses.

What should you settle in your first month?

• To do: Copy the PIN from a recent bill onto every form.
• To do: Confirm that tenant verification has been filed at the Sector-53 police station.
• To do: Get rent, maintenance, power backup and deposit terms in writing.
• To do: Photograph the meter reading when the keys are handed over.
• To do: Book the service lift for move-in day, at both the old and the new building.
• To do: For a new tower, see the occupancy certificate and the possession letter.
• To do: Register with a school, and keep the transfer papers with you.
• To do: Save the estate office, the hospital emergency line and 112 on every phone.
• To do: Move your LPG connection to a local distributor.

What will the move itself cost?

Coming from another Gurgaon address, a one-bedroom home sits in the owner's October 2026 band of Rs 4,500 up to Rs 7,000; with two bedrooms the band is Rs 8,000 up to Rs 12,500, and with three, Rs 12,000 up to Rs 15,000. Moves from Delhi have their own bands, topping out at Rs 8,000 for one bedroom (from Rs 7,000), Rs 13,500 for two (from Rs 10,000) and Rs 16,500 for three (from Rs 14,000).
