Area overview

Golf Course Road runs through Sector 53 on its way from Bristol Chowk to the Extension Road near Sector 56, according to MyGate's neighbourhood guide, which also places the Tulip Monsella community in Sector 53. The Sector 53-54 Rapid Metro station, opened in April 2017, serves the area. Wikipedia's list of Gurugram's tallest buildings shows several towers under construction here, among them Godrej Sora, Dalcore The Falcon and Tulip Monsella towers of up to 40 floors.
Height changes how a move runs. High up, every load is a lift trip, and the number of trips, not the distance by road, decides how long the day takes. So we count cartons and big pieces at the survey, ask the estate office how long the service lift can be held, and size the crew to fit that window. Long items are measured against the lift car before the day; a sofa or wardrobe that is too long is taken apart first.
Traffic is the other variable. AIT Chowk joins Sectors 53, 54, 55 and 56 and carries heavy flows from Cyber City, Golf Course Road and MG Road; in 2025 GMDA drew up a proposal for an underpass there to take out the signals. On the ground in Sector 53 Golf Course Road
We estimate how many lift loads your home will take and ask for a slot long enough for all of them, with a margin in case a resident needs the lift mid-move.
Long sofas, wardrobes and bed bases are checked against the service lift's car and doors in advance, and taken apart where they will not go in whole.
Before the first carton comes down, the lift walls are padded and the lobby floor is covered, so the building is left as we found it.
We load early or in the midday lull, so the truck is not sitting in the queue at AIT Chowk when offices open or close.
Moving into one of the new towers? We ask the site office which lift and ramp residents may use, and at what hours, well before the date.
Leaving one high-rise for another? We fit the day inside both buildings' hours and lift bookings, so neither end keeps the truck waiting.
Finding your way
On this stretch, drivers find a tower by the school, station or neighbouring towers beside it rather than by the sector number.
Wikipedia places Lancers International School in DLF Phase 5, Sector 53. We keep the truck off its approach road at the start and end of the school day.
One stop south of the Sector 53-54 station, Sector 54 Chowk opened on 31 March 2017. The Rapid Metro runs from 06:05 to 22:00, so family members heading ahead to the new flat while the crew loads can rely on it until late evening.
Just across in Sector 54, Wikipedia's list of tall buildings shows DLF Park Place (11 towers of 30 floors, 2014) and DLF The Crest (3 towers of 38 floors, 2017). A move between one of these and a Sector 53 tower is short by road but long in lift time at both ends, so we book both lifts for the same window.
Homes we move
Not every Sector 53 society is a single tall block. Square Yards lists Parsvnath Exotica, on Golf Course Road, as 18 towers across 27 acres with 786 homes of three to six bedrooms, completed in 2017. On a campus that size, the walk from the tower door to where the truck may stand can take longer than the lift ride, so we ask the estate office where the truck should wait for your tower and put a second trolley team on the path.
Homes of four bedrooms and more mean more lift loads and more large pieces: king beds, full-height wardrobes, dining tables for eight, and sometimes a piano or a home gym. We list these at the survey, decide which come apart, and crate the glass and stone tops so they can stand upright in the lift.
On the ground
We send the estate office the crew's names, ID copies and the truck number a day ahead, so the guard can check them against a list instead of phoning your flat for each person.
Some towers ask for a refundable deposit when you book the service lift. Ask the estate office the amount and how it is refunded when you book the slot, and keep the receipt.
MyGate notes that Golf Course Road has many office complexes. For an office move from one, ask facility management for the goods lift, the loading bay and the permitted hours in writing, and we schedule the shift around them.

When to move
After heavy rain in September 2022, The Tribune reported jams at AIT chowk among more than a dozen junctions, and Golf Course Road was on the paper's August 2025 list of stretches that flood every monsoon. A truck queued at the junction can miss the society's lift slot, so from July to September we start later and ask the estate office whether the slot can move.
Summer brings the opposite problem. The weather office warned of heatwave to severe heatwave conditions in Gurugram for 16 to 21 May 2024, with highs forecast up to 45 °C. In May and June we work early, keep electronics and candles out of the parked truck until the last load, and finish before the afternoon heat.
