Sector 113: towers still rising at the border

Sector 113 is one of the last Gurugram sectors on the Dwarka Expressway before Delhi. Smartworld describes its One DXP as sitting right at the Delhi–Gurugram border and, when we checked, said construction was at an advanced stage, under two HARERA registrations. M3M has two more projects here, both still listed as ongoing: M3M Capital, registered in three phases from 2022, and M3M Mansion, registered in March 2024. The old village of Bajghera lies on this side as well, part of the South Dwarka corridor that HSVP is building out over Sectors 112 to 115.

So a move to this sector is usually a first move into a brand-new building. Lifts, power backup and parking may only just have been commissioned, and the facility team is still setting its own move-in routine. Before you fix a date, get the handover letter, the lift booking and the permitted truck hours in writing, then share them with us. We plan packing at your current home to finish the day before your slot.

Access is improving but not finished. Swarajya reported in June 2026 that 7.5-metre service roads were being laid along both sides of the expressway, with box drains against waterlogging and a September 2026 target. Birla Estates lists the Najafgarh–Bajghera Road among the local links and Yashobhoomi Dwarka Sector 25 metro about 5 km away. See also Sector 112 and Dwarka Expressway.

How a First-Possession Move to Sector 113 Works

Keys, lifts and roads may all come together at the last minute, so we plan with some slack.

  1. Paperwork before the date

    Keep the possession letter, the society's move-in approval and the lift booking to hand. The guard at a new gate may ask to see them.

  2. Storage if possession slips

    If the handover moves after your lease ends, we pack your current home and keep the goods in our warehouse until the new flat opens.

  3. A morning slot in a busy tower

    Early in a project's life many owners can be moving in and fitting out at once. An early slot gives the crew room before contractors fill the lift.

  4. Roads still being finished

    Service roads and drains along the expressway were still under construction in mid-2026. We confirm the open approach to your gate a day or two before the move.

  5. Room-by-room placement

    In an empty new flat, we mark each carton with its room and set beds and wardrobes where you want them, so you can sleep there that night.

Border Roads and Planned Links Around Sector 113

Sector 113 meets Delhi where the expressway crosses the state line, and most of its reference points face that way.

  1. The border stretch of the expressway

    The Week reported that the Delhi section's second stretch runs 4.2 km from the Dwarka Sector 21 rail underbridge to the Delhi–Haryana border, where it meets UER-II. Dwarka addresses are therefore a short drive once a truck is past the border.

  2. A planned South Dwarka metro stop

    Wikipedia's Bajghera article notes plans to extend the Airport Express to a South Dwarka stop in Sector 114. Until it is built, the stations nearest to Sector 113 remain on the Delhi side.

  3. Bharat Vandana Park and Dwarka Golf Course

    M3M lists both about ten minutes from Capital. They are handy Delhi-side landmarks when you are guiding a driver toward the border from Dwarka.

What the Sector 113 Projects Mean on Moving Day

Smartworld sells One DXP as 3.5 and 4.5 BHK homes in several variants with large decks, and plans two clubhouses. Deck furniture, planters and outdoor sofas are bulky and do not like rain, so we pack them as a separate lot that goes straight to the deck at the new flat.

M3M Capital mixes 2.5 and 3.5 BHK flats with commercial space and is registered in three phases, the third on 16 May 2024. In a phased project the first owners may move in while later phases are still being built, so a truck can share the site roads with construction vehicles.

Papers to Have Before Moving Into a New Sector 113 Tower

  • The occupancy certificate

    Under section 11(4)(b) of the RERA Act, the promoter must obtain the completion or occupancy certificate and make it available to allottees. Ask for a copy before you book the move; it is the document that shows the tower is cleared for living in.

  • The two-month window

    Section 19(10) asks every allottee to take physical possession within two months of the occupancy certificate. Count back from that date when you fix packing at your present home.

  • Who writes the move-in rules

    The Act also requires the promoter to form an association of allottees within three months of most units being booked. Until that body takes over, move-in rules are likely to come from the developer’s facility team, so ask which office issues your permit.

When to move

When Will Sector 113 Be Easier to Reach?

Drainage is the main fix still under way. In December 2023 The Tribune reported that GMDA had invited bids for about 7.5 km of RCC box drains in Sectors 112 to 115, feeding the master Leg-1 drain with a pumping station near it in Sector 115, on a nineteen-month schedule. Ask us to check how far that work has got before you book a monsoon date.

Until it is complete, July to September remain risky months. The Tribune wrote in May 2026 that roads across Sectors 99 to 115 face severe waterlogging in the rains, so a first move into a new tower is easier to schedule between October and June.
