Moving In or Out of Sector 113: Society Rules, Permissions and Timings

In October 2026 we could not find a single Sector 113 housing society with its moving rules posted online. Your shifting hours, lift booking, deposit and gate paperwork therefore come from whichever office runs your tower, so ask for each one in writing. What the public record does show is who runs each project, what Gurgaon societies typically charge for a move, and the city and border rules that a truck from this sector meets.

Sector 113 is a young sector at the Delhi border. One estate is lived in and has a residents' association; the others are still being built or are only just being handed over, so the person who signs your move-in can change from one tower to the next. Which Sector 113 societies publish moving rules?

None of them, when we looked. This table shows who answers for each project and what the public record says:

"None found" covers only what is online. A facility desk may still hand out a printed notice or a move-in form, so ask for it and keep a photo.

Who signs the move-in at Tata La Vida?

Two bodies may be involved, so ask both. In its 7 October 2026 report on Sector 113's roads, Hindustan Times quoted the president and the general secretary of the residents' welfare association at Tata La Vida. A residents' body therefore exists, and it is the natural place to ask about move hours and deposits. Day-to-day gate passes, though, may still be issued by a facility office.

The estate's history explains why the answer can differ by tower. HARERA's proceedings on the La Vida Phase 2 registration give its location as Sector 112/113, Village Bajghera, and record that the town planning department approved the project in two phases, with the developer splitting each phase into two parts. Tata Housing lists the whole estate at 12 acres. Towers finished in different years can sit under different arrangements, so name your tower when you ask.

Two practical points follow. Because HARERA uses both sector numbers, a map app may place the address in 112; give the driver the gate name, not just the sector. And if you are a tenant, ask your landlord to tell the office about your move first, since the owner is usually the member of record.

Who gives permission in a tower that is still being built?

Usually the developer, until the residents' association takes over. Our area page explains the RERA duties around the occupancy certificate and the association; what matters here is which company you are dealing with.

M3M's project page says M3M Capital is being developed in phases by Union Buildmart, an M3M subsidiary, together with two other companies, and gives its address as Sector 113 in the Manesar Urban Complex. Its first two phases were registered on 28 September 2022 and the third on 16 May 2024. Smartworld lists two registrations for One DXP, and M3M Mansion was registered in March 2024.

So in Sector 113 the first question is not "what are the rules?" but "whose rules?". Ask, in writing:

1. Which office issues the move-in permit for my tower and phase?
2. Is the service lift running, and does it have set hours for residents as against fit-out contractors?
3. Does the gate need the possession letter, the permit, or both?
4. What does the move cost in fees or deposit, and who approves the refund?

If the answers arrive late, tell us the slot as soon as you have it: we plan the packing at your current home so it is done by the eve of the lift booking.

What do Gurgaon societies usually charge for a move?

There is no fixed figure for the city. NoBrokerHood, which sells software to housing societies, wrote on 18 September 2026 that shifting fees in Gurgaon communities may range from around Rs 500 to Rs 5,000 or more, with refundable security deposits of roughly Rs 5,000 to Rs 25,000 where they apply. It said such charges can cover lift use, security, vehicle entry, time slots and protection of common areas.

None of the Sector 113 projects publishes its own figure. Treat those ranges as a guide to the questions to ask, not as your society's rate: get the amount, the refund terms and a receipt before moving day.

When can the truck run on Gurgaon roads?

Outside the city's two no-entry windows, and inside whatever hours your society sets. The traffic police's Digi Pass note, hosted on a GMDA server, bars commercial vehicles from designated roads between 8 am and 10 am, and again between 5 pm and 9 pm. A society's own window is often narrower, so plan the day around the tighter of the two.

What changes when the truck crosses into Delhi?

Three things, each with its own date:

The Tribune's report gave car rates, not rates for goods vehicles, so ask rather than guess. The Hindu's report describes a winter rule announced in advance, and its dates or exemptions can change, so check it in the week of a November to January move. What about a house in Bajghera village?

No society, so no permit, but more neighbours to agree with. Wikipedia describes Bajghera as a village bordered by Dwarka to the north, where the state's urban development authority, HSVP, has acquired over 800 acres for the new sectors. A village lane has no booking office, so the useful steps are simple: tell the families who share your stair and lane the date and hours a few days ahead, and agree where the truck will stand. What should you ask the office before fixing a date?

Put these questions to the office at your old address and at the new one, and save every reply:

• To do: Which body approves my move: the RWA, a facility office or the developer?
• To do: Do I need a move-in form or a gate pass, and how far ahead must I apply?
• To do: What loading hours apply, and does Sunday count?
• To do: Which lift can be booked, for how long, and is it shared with fit-out crews?
• To do: What fee or deposit is charged, and when and how is the deposit returned?
• To do: Must dues be cleared, or the possession letter shown, before the pass is signed?
• To do: Which gate do goods vehicles use, and where may the truck stand?
• To do: For a Delhi address: is the border toll in the quote, and is the truck BS-VI?

What if the old and new homes allow different hours?

Work to the narrower window.
