Moving to Sector 113: A Newcomer's Guide for Families and Renters

Sector 113 is a new sector on the Delhi border, where most homes are still being built, so a newcomer will be living in one of the few finished towers or moving into a new one. Daily life leans on Palam Vihar for schools, the hospital and shops, and on Dwarka, across the border, for the metro.

This guide covers what you will need in the first week: which societies are here, the PIN code, how to get around, and where the nearest schools, hospital and markets are. Which societies are in Sector 113?

Four names come up most, and only one of them has finished homes. This is how each listed itself when we checked in October 2026:

Square Yards also names Sidhartha Luxuria Residency as ready to move, and Smart World 113 as a new launch. Tata Housing says La Vida keeps 80 per cent of its land open, with a clubhouse, pool and tennis court, so families renting there get the full set of amenities from the first day. Elsewhere in the sector, expect building work next door for some years.

What is the PIN code, and which address should you use?

Use 122017. Tata Housing prints it in La Vida's address, and Square Yards and Wikipedia's Bajghera article give the same code. Palam Vihar shares it, so a courier needs more than the PIN. Write your address in the same order everywhere: flat, tower, society, Sector 113, Bajghera Road or Dwarka Expressway, Gurugram 122017. The same order on your rent agreement, bank account and Aadhaar update saves trouble later.

How do you get around from Sector 113?

By road for most trips, and by metro from the Delhi side:

• Metro. Wikipedia puts Yashobhoomi Dwarka Sector 25 about 5 km away and Dwarka Sector 21 about 7 km away. Both are on the Airport Express line, and Sector 21 also connects to the Blue Line for central Delhi. A South Dwarka stop in Sector 114 is planned, not built.
• Airport. Square Yards gives about 11 km to IGI Airport, a short run for anyone who flies often.
• Roads. The Dwarka Expressway runs past the sector, and Birla Estates names the Najafgarh–Bajghera Road as the other local link. Square Yards puts DLF Cyber City about 12 km away.

Which schools are close to Sector 113?

The nearest established schools are in and around Palam Vihar, which Wikipedia names as Bajghera's neighbour on the Gurugram side:

• DPSG Palam Vihar. The school's own page gives its address as 951, Major Sushil Aima Marg, Sector 1, I Block, Palam Vihar, and describes it as a CBSE and IB PYP school.
• Swiss Cottage School. Its website places it at Salahpur-Bijwasan, opposite Sector 23 and Palam Vihar, CBSE-affiliated, from pre-nursery to Class XII, with admissions open for 2026–27.

Square Yards also lists Jai Vision Public School about 1.8 km from the sector. Before the move, ask each school for its bus routes. A new sector with few residents may not be on a route yet, and that can decide which school suits you.

Where is the nearest hospital?

Manipal Hospitals gives its Gurugram address as Block F, Gol Chakkar, Palam Vihar, and lists it as open 24/7. Birla Estates puts it roughly 2.83 km from Sector 113. Save its number on every phone in the house before moving day, and work out the route from your gate once, in daylight, so nobody has to find it at night. Square Yards notes that the larger multi-speciality hospitals in Dwarka and Palam Vihar are 15 to 20 minutes by road.

Where do you shop in the first week?

Inside the sector, very little yet; the shops are a short drive away:

• Daily needs. Birla Estates lists Palam Vihar Vyapar Kendra and the HUDA Sector 23 Market for groceries, chemists and repairs.
• A bigger shop. The Ansal Palam Triangle in Sector 23A, and Pacific D21 Mall in Dwarka about 4.17 km away, by Birla Estates' count.
• Banking. Square Yards marks an HDFC Bank branch 0.4 km from the sector.

Do a first stock-up on the way in: drinking water, bulbs, cleaning supplies, a few days of food and an extension board. Unpacking goes faster when nobody has to leave for basics.

What paperwork should renters do in the first week?

Three things, in this order:

1. Police verification. The Gurugram Police let a tenant's details be submitted on the Harsamay portal, or on a form handed in at the local police station with documents. Do it with your landlord in the first days, and keep a copy.
2. Society registration. Give the facility office your rent agreement, ID and vehicle numbers for gate passes and parking stickers.
3. Address updates. Change your address with your bank, employer and gas supplier, using the order above, so deliveries and KYC letters find you.

Families with domestic staff can use the same police page to verify a cook, driver or helper.

What is it like to rent here?

Square Yards gave an average rent of Rs 31 per sq ft a month on its page updated 15 September 2026. As plain arithmetic, a 1,500 sq ft flat at that rate would be about Rs 46,500 a month, but with so few finished towers, single listings can sit well above or below the average. Because most of the sector is still a building site, renters should ask three questions before signing: is the society's occupancy certificate in place, are the lifts and power backup running full time, and does construction next door start early in the morning.

What should be on your first-week checklist?

• To do: PIN 122017 and the full address written the same way on every form
• To do: Manipal Hospital, Palam Vihar saved in every phone, with the route tried once
• To do: School bus routes confirmed for your tower
• To do: Police verification filed through Harsamay or the police station
• To do: Gate passes and parking stickers from the facility office
• To do: Metro plan: Yashobhoomi or Dwarka Sector 21, and how you reach them
• To do: First grocery run done at Palam Vihar or Sector 23

How much does the move itself cost?

Coming from elsewhere in Gurgaon, budget by home size on the owner's October 2026 ranges: Rs 4,500–7,000 (one bedroom), Rs 8,000–12,500 (two), Rs 12,000–15,000 (three).
