Moving to Sector 112 means moving to the Bajghera edge of Gurugram, where Experion's Windchants is the main finished society and Delhi's Dwarka begins at the boundary. Newcomers here rely on a car for most errands, on Dwarka for the metro and a large hospital, and on the estate office for answers about water and lifts.
This guide is about the first weeks after the truck leaves: which society you are in, the PIN to use, how to get about, where the nearest school and hospitals are, and what renters should settle early. For the move itself, our Sector 112 packers and movers page covers duplexes, lift bookings and Delhi-side timing.
Which societies and homes are in Sector 112?
A small number of projects make up most of the housing. This is what each source said when we checked in October 2026:
| Project | What it is | Status we found | Worth knowing |
|---|---|---|---|
| Experion Windchants | 563 homes on more than 23 acres, in seven towers: apartments, duplex villaments, penthouses and villas | Listed as ready to move | Club Windchimes, a skywalk on the seventh level, and provision for private elevators |
| Windchants Nova | One tower, two homes to a floor, registered as Windchants Phase C | HARERA registration dated 21 October 2024; the developer posts construction updates | Not ready for occupants yet; expect building work beside the finished towers |
| Zara Rossa | A group housing project by Deluris Buildtech India, at Bajghera | HARERA registration 82 of 2017, dated 23 August 2017 | Realty Hunting calls it the affordable end of the sector, with 2 BHKs from about Rs 61.5 lakh |
Realty Hunting also lists a plotted scheme by True Habitat, with plots of 120 to 179 square yards, so some homes here are houses on plots rather than tower flats. Bajghera village itself sits inside the new sector plan: Wikipedia records that HSVP acquired over 800 acres in and around it for Sectors 112 to 115.
Portal project lists for "Sector 112" can include projects from other sectors. Go by the sector printed on your allotment letter or lease, not by a search filter.
Which PIN code should you use?
Use 122017. The HARERA record for Zara Rossa gives the address as Sector-112, Gurgaon, Bajghera, Haryana 122017, which is the strongest source we found. Wikipedia, Magicbricks and NoBroker give the same number. Square Yards is the odd one out: its overview text says 122006, while its own FAQ says 122017.
For couriers, write the society and tower before the sector, and add "Bajghera" or "Dwarka Expressway" as a landmark. A delivery rider may know the village name better than the sector number.
How do you get around from Sector 112?
By car for most trips. In NoBroker's resident reviews, a tenant and a visitor both say you need your own vehicle because autos and buses are hard to find. The details:
- Metro. There is no station in the sector. NoBroker puts Yashobhoomi Dwarka Sector 25 about 4 km away; Wikipedia says about 5 km, and about 7 km to Dwarka Sector 21, where the Airport Express meets the Blue Line. Yashobhoomi station opened on 17 September 2023, per PIB. The South Dwarka station mentioned for Sector 114 is still a plan.
- Local roads. NoBroker names the Najafgarh–Bajghera Road, Rana Road and Badusarai Road, with bus stops at Bajghera Village, Haryana Potteries and Palam Vihar.
- The expressway. Experion lists Windchants as 0 km from Delhi. But not every sector road joins the expressway yet: in January 2026 Swarajya listed the 109–112 road among those still unlinked, so test your daily route once before your first working day.
If someone in the house works in Delhi, read how Dwarka and the Dwarka Expressway compare for daily travel.
Where can children go to school?
The nearest school we could confirm from its own website is ORCHIDS The International School at Tata Housing, Sector 113, Bajghera, on the expressway. Its Gurgaon page lists it as CBSE, from pre-nursery to Grade X, with school hours of 8 am to 3 pm and monthly fees of Rs 8,333 to Rs 11,250 for that branch, and shows admissions open for 2026–27. The same group runs a branch in Dwarka Sector 19, across the border.
Square Yards also marks several small schools and a daycare between 1.2 and 1.6 km from the sector. For anything beyond Grade X, or for a board other than CBSE, expect to look further, in Palam Vihar or Dwarka. Ask every school two questions before you commit: whether its buses come to your society gate, and how long the morning run takes.
Which hospitals are closest?
Two are worth saving on every phone in the house:
- Venkateshwar Hospital, Sector 18, Dwarka. Its website lists 500 beds, 125 ICU beds, and a 24 x 7 emergency, pharmacy and blood bank. It is in Delhi, so for a Sector 112 household it may be the shorter drive.
- Manipal Hospital, Palam Vihar. On the Gurugram side, Manipal's contact page gives Block F, Gol Chakkar, Palam Vihar, and lists the hospital as open 24/7.
Drive to both once in daylight during your first week, so the route is known before anyone needs it at night.
Where do you buy groceries and run errands?
Plan on a short drive or on deliveries. Square Yards lists "very limited local amenities nearby" among the sector's drawbacks and marks an HDFC Bank branch about 0.6 km away. In NoBroker's reviews, a tenant says grocery delivery works well, while a visitor found few restaurants or grocery shops within reach. Before the truck arrives, order a first delivery of drinking water, cleaning supplies, bulbs and a few days of food, so nobody has to go out while the boxes are being opened.
What should you ask about water and power?
Water first. Square Yards lists "water supply tanker dependent" among the sector's concerns. In June 2024 The Tribune reported that many societies along the expressway had depended on water tankers for about a decade, until GMDA extended its supply network. Ask the estate office three things: is your tower on the piped supply, how much storage does it have, and how are tanker costs, if any, charged to residents.
Then ask about power backup for your flat and the lifts, and what it costs per unit. In a tower with private elevators, as Windchants advertises, also ask whether the private lift may carry furniture or only people.
What should renters sort out in the first week?
Rents here vary more than portal averages suggest:
| Source | Rent figure | What it tells you |
|---|---|---|
| Square Yards (page updated June 2026) | About Rs 33 per sq ft a month on average | A broad average across very different homes |
| Realty Hunting (30 September 2026) | About Rs 85,000 a month for a Windchants 3 BHK, deposit Rs 1.7 lakh | Large finished flats sit far above the average |
| NoBroker (January 2026) | Rs 7,000 to Rs 22,000 a month | Too low to reflect the large homes here; treat with care |
Then the paperwork:
- Police verification. Gurugram Police accept the tenant form online or at the police station concerned. Its list of stations under DCP West includes both Bajghera and Palam Vihar, so ask your landlord which one covers your society.
- Society registration. Hand the facility office your lease, ID and vehicle numbers for gate access and parking.
- Address changes. Update your bank, employer, gas supplier and any school applications with the same address order you give couriers.
The same police page covers verification of a cook, driver or other domestic help.
Your first-week checklist
- To do: PIN 122017 and one fixed address format, with Bajghera as the landmark
- To do: Venkateshwar (Dwarka) and Manipal (Palam Vihar) saved, and both routes driven once
- To do: Water source, tank capacity and power-backup charges confirmed with the estate office
- To do: Police verification filed, and the covering police station noted
- To do: School bus route to your gate confirmed
- To do: Daily commute tested, including the metro leg from Yashobhoomi if you use it
- To do: Gate passes and parking stickers collected
What does the move into Sector 112 cost?
For a move from elsewhere in Gurgaon, the owner's indicative ranges (October 2026), largest home first, are: three bedrooms Rs 12,000 to 15,000; two bedrooms Rs 8,000 to 12,500; one bedroom Rs 4,500 to 7,000. Many Windchants homes are larger than three bedrooms, and a duplex with an internal staircase needs more hands, so expect a written quote after we have seen the home. Our Gurgaon charges guide explains what moves a price, and for a load coming over the state line, see moving between Delhi and Gurgaon.
Key takeaway
Sector 112 is a quiet, car-dependent sector on the Delhi border, built around Windchants and a few newer projects. Use PIN 122017, save Venkateshwar and Manipal before you need them, and ask the estate office about water, power backup and lifts in your first week.
