Moving to Sector 110: A Newcomer's Guide for Families and Renters

Moving to Sector 110 means arriving in one of two quite different places that share a sector number: the plotted lanes of New Palam Vihar, where many of the homes listed for rent are builder floors, or one of the group-housing societies along the Dwarka Expressway. Either way, daily life leans on neighbouring Palam Vihar for schools and the main hospital, and often on a car, although Gurgaon railway station is closer than many listings suggest.

Which half of Sector 110 are you moving into?

Start here, because the two halves bring different first weeks. Square Yards describes the sector as mainly multistorey apartments, many under the affordable housing scheme, and lists these as ready to move when we read it on 25 October 2026: Indiabulls Enigma, Diplomat Golf Link, Ompee Homes 14, Ompee Drona Floors, Ompee KS Residency and Satya Studio Apartments. Portals blur the sector's edges. Square Yards also files M3M Crown under Sector 110 as under construction, yet the same portal's list for Sector 111 includes it too. If you are renting in a new tower, check the sector printed on the agreement and on the gate pass, not the one on the listing. What will rent cost?

It depends far more on which half you choose than on the street. Two dated readings:

These are asking rents, not agreed ones, and a handful of listings is a small sample. The two high builder-floor figures may reflect furnishing or a larger floor, so ask what the rent includes. Before you sign, ask about the deposit, maintenance and power backup charges, and who pays for water tankers if supply runs short.

How far is the railway station, really?

Closer than one portal says, and further than a straight line. Measured on OpenStreetMap, the centre point of Sector 110 is about 2.1 km from Gurgaon railway station as the crow flies. The road figures differ:

• NoBroker: Gurgaon station about 4.5 km "through Bajghera Road", and Bijwasan station, on the Delhi side, about 5.2 km.
• Square Yards: Gurgaon station 13.5 km, a 22-minute drive.

The gap probably comes from the route each one chose, so drive it yourself once, at the hour you would travel. For the metro, NoBroker lists Yashobhoomi Dwarka Sector 25 at about 5.6 km, Dwarka Sector 21 at about 8.1 km and IFFCO Chowk at about 9.2 km, and names three bus stops: New Palam Vihar, Bajghera Chowk and Sector 110. Its list of drawbacks includes peak-hour traffic on Bajghera Road near the main junctions. Which nearby schools can you check for yourself?

The portals name many schools, and few of their lists agree. Square Yards picks out two as the best for the sector, and NoBroker lists a "Maurya Public School" close by, probably the first of them. We checked both against the CBSE affiliation register:

Both are in Palam Vihar, not in Sector 110 itself, so ask each one whether its buses cover your gali or society and at what time. Square Yards also lists two smaller schools within a kilometre, Sri Sai Prerna School and Institution and Kalpataru International School and Daycare; we could not confirm them on an official register, so visit before you rely on them (check). Which hospital is which?

NoBroker lists Manipal Hospital, Metro Hospital and Heart Institute, Columbia Asia Hospital, Kalyan Hospital and Chirag Hospital near New Palam Vihar. Two of those names are probably one building. Columbia Asia ran a hospital in Gurugram when Manipal agreed to buy the chain, IndiaMedToday reported on 2 November 2020, and Wikipedia records that the purchase went through in 2021 and that all Columbia Asia hospitals were rebranded as Manipal. If a map app sends you to "Columbia Asia, Palam Vihar", expect a Manipal sign (check on the hospital's site).

Closer to home, Square Yards puts Kalyan Hospital about 0.5 km from the sector; we found no official page giving its services or hours, so call before you count on it for an emergency (check).

Where will you shop and bank?

Mostly in the colony's own market lanes, with malls a drive away. NoBroker names the local market streets and Pacific D21 Mall in Dwarka, plus Conscient One, Ansal Plaza and M3M Capitalwalk further off. Square Yards lists Canara Bank, Axis Bank and Indian Bank in the locality, with an Axis Bank ATM about 0.5 km away. On moving day itself, order groceries, drinking water and a few bulbs to arrive an hour after the truck, so nobody has to leave while the beds are going up.

Which paperwork comes first?

Three things in the first week:

1. The address. NoBroker and Houssed give PIN 122017, the same as on our head office. Palam Vihar shares it, so write the phase, block and gali, or the society and tower, in full.
2. Electricity. If your builder floor has its own meter in your name, or needs one, DHBVN's e-connection portal takes applications for a new connection online. In a society, the office usually handles the meter; ask how backup is billed.
3. Police verification. Landlords in Gurugram register tenants with the police; our Sector 111 guide links the official page. Do it together in the first days.

Your first-week checklist

• To do: Emergency hospital chosen, its number saved and the route driven once
• To do: School bus stop and timing confirmed for your gali or gate
• To do: Station or metro route driven at rush hour
• To do: Rent agreement signed, with deposit, maintenance and backup charges written in
