Moving to Sector 106 nearly always means a flat in a gated high-rise on the Dwarka Expressway, most often in Paras Dews, Godrej Meridien or 106 Golf Avenue, with more towers still rising around them. In the first week you will lean on a car or cab, look to Sectors 109 and 110 for schools and to Palam Vihar for a round-the-clock hospital, and write PIN 122006 on your forms.
This guide is about settling in. How the truck reaches your tower and how the lift slot is booked are on our Sector 106 packers and movers page, and the rain and heat are covered in our Sector 106 monsoon and summer guide.
Which societies are lived in, and which are still being built?
About half and half, among the names you will see on listings. The table sets out what each source says, as checked on 17 October 2026.
| Project | What the source says | What it means if you move in |
|---|---|---|
| Paras Dews | 724 homes of 2 to 5 BHK, 1,385–4,500 sq ft, on 13.76 acres; ready since July 2021; HARERA 118 of 2017 (Square Yards) | The most settled address here; large flats and many families already in |
| Godrej Meridien | 1, 2 and 3 BHK homes, possession from January 2025 (Godrej Properties) | Neighbours may still be doing interiors, so expect drilling by day |
| 106 Golf Avenue | Registered with HARERA on 21 February 2019, promoter Empire Realtech (HARERA) | We could not confirm its handover stage; ask the owner for the occupation certificate |
| Elan The Presidential | 3 to 5 BHK homes and penthouses on 12.767 acres, HARERA 101 of 2022, under development, inside a township of about 50 acres (Elan) | A building site for now; relevant if your tower faces it |
| Sobha Altus | Possession shown as 2030 (Magicbricks) | Another long construction phase nearby |
| MRG Crown | A low-rise gated community with private terraces, per a July 2025 Tribune advertorial | Stairs rather than lifts once it is ready |
Living beside active sites is the main trade-off. One resident reviewing the sector on NoBroker in September 2025 complained of dust and noise, and Square Yards' overview also notes that building work carries on across the sector. Before you sign, stand on the balcony on a weekday morning and ask the estate office which hours contractors may work.
What does it cost to rent, and why do the portals disagree?
Because they count different stock. On 17 October 2026 the three big portals gave figures that barely overlap:
| Source | What it showed for Sector 106 rentals |
|---|---|
| NoBroker | Average Rs 8,500 for 1 BHK, Rs 16,700 for 2 BHK, Rs 25,000 for 3 BHK |
| Square Yards (sector page) | Rs 17,999 to Rs 1,00,000 a month; average about Rs 31 per sq ft; 266 homes listed |
| Square Yards (Paras Dews page) | Estimated rent Rs 39,700–45,100 a month |
| Magicbricks | 19% of rental listings at Rs 55,000–60,000 and 13% at Rs 45,000–50,000; 3 BHK the most common size |
The housing itself explains most of it. Magicbricks counts 93% of homes for sale here as apartments in multistorey towers, and Square Yards says the rental supply is mainly 3, 4 and 3.5 BHK flats while demand runs strongest for 3 and 2 BHK. A 3 BHK in a 2021 tower with a clubhouse will not rent at a village-lane rate, so NoBroker's lower averages are probably drawing on different homes. Set your budget from listings in the exact society and tower, and treat one-bedroom flats as scarce.
Which PIN code and address should you write?
Use 122006, unless your documents say otherwise. Both Square Yards and NoBroker give it for the sector, and India Post's list of offices for 122006, as served by the Postal PIN Code API, includes the Daultabad branch office alongside Basai, Gurgaon Village and the Railway Road sub-office.
The trap is the neighbours. Schools and societies just east of you print 122017, which India Post ties to the Palam Vihar sub-office, so a form copied from a Sector 109 or 110 letterhead will carry the wrong number. Magicbricks also names Panwala Khusropur as a village inside the sector, a name that can turn up on older land papers. For couriers, put the society, tower and flat first, then "Sector 106, Dwarka Expressway, Gurugram".
How will you get to the office, the metro and the airport?
By road. The two portals that publish distances agree on the shape of things but not on every number:
| Destination | Square Yards | NoBroker |
|---|---|---|
| Nearest metro | Dwarka Sector 21, 7 km | Yashobhoomi Dwarka Sector 25, 7.6 km |
| IGI Airport | 15 km | 17.6 km |
| Gurgaon railway station | 10 km | 3.4 km |
| Cyber City | 11 km | 14.7 km |
| Udyog Vihar | 9 km | not given |
The railway figures cannot both be right, so check any trip on a map at the hour you would make it. For buses, NoBroker names stops at Daulatabad village and Sector 109.
Two things catch newcomers out. First, the sector roads: Swarajya reported in January 2026 that two sector roads touching 106, the 103–106 and 106–109 links, still did not reach the expressway, so a cab may take a longer loop. Second, tolls: on 12 November 2025 The Tribune wrote that NHAI had started charging at the Bijwasan plaza, putting a one-way car trip between Delhi and Gurugram on the expressway at Rs 220 and a return at Rs 330 without a monthly or annual pass. Rates change, so check the current fee before you plan a daily Delhi commute.
Which schools are close enough for a daily run?
None that we could confirm sits inside the sector, but two published schools are a short drive east and south:
- Royal Oak International School, New Palam Vihar, Sector 110. The CBSE affiliation register lists it as a senior secondary school, first opened in 2001, with an affiliation period from April 2027 to March 2032.
- Gyaananda School, Sector 109. Its website showed "Admissions Open 2027–28" when we checked on 17 October 2026.
Square Yards also marks an unnamed senior secondary school about 0.5 km from Paras Dews; ask the society office which one it is. For schools further west, our Sector 107 newcomer's guide covers the options in Sectors 108 and 109.
Before term starts, sort out the transport side:
- To do: Does the school bus come to your society gate, or only to the main road?
- To do: What pick-up time does the school give for your sector, allowing for the detours above?
- To do: Has the school recorded your new address with PIN 122006?
- To do: Are the school-leaving certificate and latest report card in the bag you carry yourself, rather than in a sealed carton?
Which doctor or hospital should you note down first?
For a quick consultation, Square Yards puts Dev Hospital about 0.4 km from Paras Dews, and NoBroker lists it among the sector's landmarks. Phone it in your first week to ask which specialities it covers and whether a doctor is there at night.
For a full emergency department, the nearest we could confirm is Manipal Hospitals in Palam Vihar, at Block F, Gol Chakkar, which lists round-the-clock service on its contact page. Square Yards puts Palam Vihar about 4 km from the sector.
Tip
On day one, store the hospital's phone number, plus your tower and gate, in every family member's phone. A cab or ambulance driver on the service lanes at night finds a building by its gate far faster than by its sector.
Where will you shop in the first few days?
Mostly online, at first. HARERA lists Plaza at 106 as a registered project in the sector (record), and Magicbricks showed its shops as under construction in October 2026, so it is not yet a place to buy milk. NoBroker's resident summary itself says more retail options could be developed. Order a few days of groceries for delivery on moving day, ask the estate office which in-society shops are open, and keep a bag with breakfast, tea and phone chargers in the car with you.
What goes on your first-week list?
Paperwork, mostly, done while the move is fresh:
- To do: Register with the estate office: access cards, car sticker, intercom number and the hours for deliveries
- To do: In a newly handed-over tower, ask which hours fit-out crews may drill, so you can plan calls and children's naps
- To do: Apply for tenant verification in the citizen-services section of the Gurugram Police website, and get a driver or domestic helper checked as well
- To do: If you will drive to Delhi most days, look into a FASTag pass before the Bijwasan tolls add up
- To do: Update your bank, employer, gas and school records with the PIN you settled on
- To do: Buying into a project still under construction? Look up its registration on the HARERA site before you pay the next instalment
What should your movers know about a Sector 106 home?
The society, the tower, the floor, and whether your lift is shared with interior crews. Our head office in Sector 110 is roughly 2 km east of the sector, and as our area page says, we fix the crew and vehicle from a video walk-through rather than the tower name.
For a move from another part of Gurgaon, the bands below are our owner's, fixed in October 2026 and published on our Gurgaon city page:
| Home you are moving | Example in Sector 106 | Indicative band, within Gurgaon |
|---|---|---|
| 1 BHK | A one-bedroom at Godrej Meridien | Rs 4,500–7,000 |
| 2 BHK | A two-bedroom at Paras Dews or Meridien | Rs 8,000–12,500 |
| 3 BHK | The size Magicbricks finds most often here | Rs 12,000–15,000 |
A 4 or 5 BHK in Paras Dews, or a penthouse, falls outside these bands and is priced after a survey. Our household shifting page explains the packing and unpacking steps. If you are still weighing the area against its neighbours, our side-by-side look at Sectors 106–109 and 110–113 lays the two groups out together.
Key takeaway
Sector 106 is high-rise living with building sites next door: settled towers such as Paras Dews, newer ones such as Godrej Meridien, rents that vary by society far more than the portals suggest, schools in 109 and 110, and a 24/7 hospital in Palam Vihar. In week one, fix your PIN at 122006, register with the estate office and file tenant verification.
When the keys are in hand, send us both addresses and your date.
Read this guide as general information, drawn from the dated sources named above and correct to our knowledge in October 2026. Rents, tolls, school admissions, hospital services and construction timetables move on, so confirm each point with the landlord, school, hospital or developer before relying on it.
