Moving to Sector 111 means settling into one of four quite different kinds of home: a compact flat in an affordable-housing society, a finished mid-size or large apartment, a villa, or a tower that will not be handed over for years. Daily life here runs on the car and on Palam Vihar next door, which supplies the nearest 24-hour hospital, a railway halt and most of the shops.

This guide is about the first week after the truck leaves. Lift slots, possession dates and storage for a delayed handover are on our Sector 111 packers and movers page; for rain and heat on moving day, read Moving in Sector 111 in the Monsoon and Summer Heat.

Which kind of home are you moving into?

Start here, because each kind brings a different first week. This is how Square Yards' list of Sector 111 projects described them when we read it in October 2026:

Kind of home Examples (Square Yards) Sizes listed Status listed First-week question
Compact affordable flats Lotus Homz: 812 homes on 5.5 acres 1 BHK from 385 sq ft; 2 BHK up to 696 sq ft Ready to move Will your furniture fit the rooms?
Finished apartment societies Kashish Manor One: 890 homes on 14.8 acres; Tashee Capital Gateway; Puri Diplomatic Greens Phase I: 460 homes 895 sq ft (1 BHK) to 5,450 sq ft (4 BHK) Ready to move Which tower gate, and which parking slot?
Villas Puri Diplomatic Greens Villas; Kashish Manor One Villas 5 BHK, 5,600 to 8,700 sq ft Ready to move Who maintains the garden, pump and backup?
Towers still being built M3M Crown: 1,332 homes on 16 acres; Puri Diplomatic Residences: 692 homes; M3M Elie Saab: 336 homes 1,555 sq ft (3 BHK) to 4,655 sq ft (4 BHK) Possession given as January 2028, March 2032 and February 2032 Not ready for a move-in yet

Two caveats apply. Square Yards is a sales portal, so its sizes may include common areas and its dates are the ones given for sale, not guarantees. And possession dates can move: Realty Hunting noted on 4 October 2026 that handover dates from late 2026 to January 2028 were circulating for Crown alone.

If you are renting in Lotus Homz, which Realty Hunting says was built under Haryana's affordable-housing policy, measure the bedroom and the lift door before the move. A king-size bed, a three-seater sofa or a large fridge bought for a bigger flat may not fit a 1 BHK of under 450 sq ft, and it is cheaper to sell such pieces before moving day than to bring them in and find no room.

What will rent cost?

Two dated sources give a range rather than a single figure:

Source and date 1 BHK 2 BHK 3 BHK
NoBroker, as of May 2026 Rs 18,000–28,000 a month Rs 35,000–55,000 Rs 55,000–90,000
Realty Hunting, October 2026 n/a n/a About Rs 54,500–65,000 in Puri Diplomatic Greens, deposit around two months' rent

The spread is wide because the homes are. A 1 BHK in an affordable-policy tower and one in a large society are not the same product, and a furnished villa sits outside both tables. Ask the landlord what maintenance, power backup and parking cost on top of the rent, and get the deposit terms in the agreement.

How do you get around?

By car for most trips, with a train, a metro and buses within reach. NoBroker lists these distances:

  • Train. Palam Vihar Halt is about 1.9 km away, the closest rail link, and Gurgaon Railway Station about 7 km. Check the timetable for the trains you need before relying on the halt.
  • Metro. Yashobhoomi Dwarka Sector 25, on the Airport Express, is about 6.5 km away, and Dwarka Sector 21, an interchange with the Blue Line, about 8 km. Both are in Delhi.
  • Buses. NoBroker names the Ram Mandir Palam Vihar, Haryana Potteries and Bajghera stops.
  • Roads. Besides the Dwarka Expressway, it names Chauma Road, Old Gurgaon Road, Dundahera Road and the Najafgarh–Kapashera Road.
  • Airport. IGI is about 13 km away.

NoBroker's five resident reviews, posted between March and May 2026, gave traffic the lowest score of any category, 3.6 out of 5, and listed peak-hour congestion on the expressway and public transport that is "still developing". Five reviews are a small sample, but they agree with what the list of roads suggests: drive your work route once at rush hour before the first day. If someone in the family commutes to Delhi, Dwarka vs Dwarka Expressway compares daily travel on both sides.

Where is the nearest hospital, and where do children go to school?

For emergencies, Park Hospital's contact page lists its Palam Vihar branch at H Block, Chauma Village, Sector 1, Palam Vihar, as multi-specialty with a 24/7 emergency and outpatient hours of 9 am to 8 pm. Save the emergency number from that page in every phone in the house. Manipal Hospital in Palam Vihar is the other large option; our Sector 112 newcomer guide gives its details.

For schools, NoBroker names ORCHIDS The International School, Jai Vision Public School, Wisdom Star School and Maheshwar Public School among those in and around the sector. We could not confirm every listing from a school's own website, so treat the list as a starting point. The ORCHIDS campus at Tata La Vida in Sector 113 is described in our Sector 112 guide, and DPSG Palam Vihar and Swiss Cottage School in the Sector 113 newcomer guide. Whichever you pick, find out where and when its bus would collect a child from your society.

Where do you shop?

Mostly a short drive away. NoBroker's reviewers mention Global Foyer Mall, the M3M SCO 113 market and Pacific D21 Mall in Dwarka, and its retail list adds The Emporium. The same reviews list "fewer established local markets within immediate vicinity" as a drawback. Plan the first evening around it: book a grocery delivery for the hour after the truck is due, with bottled water, a mop, spare bulbs and enough food for two days, so nobody has to go out while beds are being assembled.

What is it like living beside a building site?

For the next few years, part of the sector will be under construction. With possession for three large projects given between 2028 and 2032, expect trucks, cranes and dust near some towers. NoBroker's reviewers mention "dust issues due to continuous infrastructure work" and say ongoing development causes temporary inconvenience in some pockets.

Before you sign, find out which side of your tower faces a site, whether work starts early in the morning, and whether the society restricts construction vehicles to one gate. A flat facing the internal garden is quieter than one facing a boundary wall with a project behind it.

Which paperwork comes first for renters?

Three things:

  1. Police verification. The Gurugram Police tenant verification page explains how a landlord registers a tenant, cook or driver. Do it together in the first days.
  2. Facility office registration. Hand in your agreement, ID and car numbers for gate passes and stickers.
  3. The right PIN. NoBroker and Houssed both give 122017, which Palam Vihar and the nearby sectors also use, so write your society and tower on every form.

Your first-week checklist

  • To do: Park Hospital, Palam Vihar emergency number saved; route driven once
  • To do: School bus pick-up point and time confirmed for your gate
  • To do: Work route driven at rush hour; train or metro option worked out
  • To do: Police verification started with your landlord
  • To do: Gate pass, parking sticker and intercom set up with the facility office
  • To do: Maintenance, backup power and water charges understood
  • To do: First delivery of groceries and basics arranged for moving day

How far is Sector 111 from the sectors around it?

Very close. Measured between the points OpenStreetMap uses to mark each sector, Sector 110A is about 0.9 km away, Sector 113 about 1.1 km, Sector 112 about 1.5 km and Sector 110, where our head office is, about 2.3 km. That makes the next sector a sensible place to look if you cannot find the right flat in this one.

If your old home is elsewhere in Gurgaon, our owner's October 2026 indicative figures start a one-bedroom move at Rs 4,500 and top it out at Rs 7,000; two bedrooms run from Rs 8,000 to Rs 12,500, and three from Rs 12,000 to Rs 15,000. What pushes a figure up or down is set out in our Gurgaon charges guide. Weighing Sector 111 against the sectors further along the road? Sectors 106–109 vs 110–113 compares the two groups, and once the address is fixed, send it to us for a quote.

Key takeaway

Sector 111 mixes small affordable flats, large finished societies, villas and towers due as late as 2032. Know which you are moving into, budget rent from the dated ranges, save Park Hospital's emergency number, and plan around a car, Palam Vihar Halt or the Delhi metro.

This is general information drawn from the portal, hospital, police and map pages in our source list, read in October 2026. Project dates, rents and services change, so check with the society, school or hospital before you rely on them.
