Moving to Palam Vihar in Gurgaon usually means renting a floor or a whole house in the old Ansal plotted colony near the Delhi border, where NoBroker listings on 5 November 2026 asked roughly Rs 12,000 to 35,000 a month for two bedrooms. In your first week you will need the right block on every form, the right one of two police stations, a school seat, a hospital you can reach in minutes, and a plan for the commute, because no metro station has opened inside the colony yet.
This guide is for living here once the truck has left. For how we load a truck on your block, see our page on packers and movers in Palam Vihar Gurgaon. We read each source cited here on 5 November 2026, except where another date appears.
Is Palam Vihar the same as New Palam Vihar?
No, and the difference follows you onto every form. Three names sit close together on the map:
- Palam Vihar is the lettered colony, Blocks A to K, built by the Ansals around the Gol Chakkar and Ansal Plaza.
- New Palam Vihar is a separate plotted colony to the west, mostly in Sector 110, which our Sector 110 newcomer guide covers.
- Palam Vihar Extension is the label listings use for Dharam Colony and the lanes near it.
Rental portals blur them. On NoBroker's Palam Vihar search, several listings were in Ashok Vihar, Dharam Colony or Chauma village. Before a visit, ask the owner for the block letter and house number, and check the pin on a map.
Addresses inside the colony add one more layer. The CBSE register writes Red Roses Public School as "D Block, Sector 2, Palam Vihar", and NoBroker listings use labels such as "Pocket F, Sector 2" or "F Block, Sector 1". Those inner sector numbers are local labels, not the city's HUDA sectors. Give delivery apps, the gas agency and your employer the block, pocket and house number together.
What kind of home will you rent, and for how much?
Most of what is offered is a floor in a plotted house, either an original Ansal kothi or a newer stilt-plus-four building put up on an old plot. A few apartment blocks also appear in the listings, such as Cosmos Executive Apartment in Sector 2 and the flats at Global Foyer. NoBroker's locality page averages rent at Rs 16 to 27 per sq ft a month, and the listings inside the colony looked like this:
| Home type, NoBroker listings read 5 Nov 2026 | Asking rent a month | Size |
|---|---|---|
| One room or one bedroom | Rs 15,000 to 19,000 | 300 to 600 sq ft |
| Two bedrooms, A Block standalone building | Rs 12,000 | 630 sq ft |
| Two bedrooms, Cosmos Executive Apartment | Rs 20,000 plus Rs 3,000 maintenance | 860 sq ft |
| Two bedrooms, Global Foyer apartment | Rs 29,000 plus Rs 800 maintenance | 650 sq ft |
| Two bedrooms, houses in Pocket F and Sector 1 | Rs 24,000 to 35,000 | 750 to 1,557 sq ft |
| Three bedrooms, houses and floors | Rs 30,000 to 75,000 | 1,400 to 3,000 sq ft |
We left out one 300 sq ft room asking Rs 6,000 whose block was not given. The top of each band was usually furnished. Deposits ran from one month's rent to two, so one Rs 60,000 three-bedroom house asked Rs 1.2 lakh up front.
One check matters more here than in a tower sector: is your floor approved? On 19 March 2026 Ghar.tv reported that town planners (DTCP) had ordered unauthorised dwelling units in C2 Block sealed and their utilities cut. A month later, ThePrint described a drive from 18 to 22 April 2026 that touched around 140 houses in Block A, Sector 2, and took down some 70 to 75 guard rooms across Palam Vihar. Ask the owner how many units the building is approved for, and whether any notice has been served on it, before you pay the deposit.
Which PIN, post office and police station are yours?
The PIN is 122017. The India Post directory lists the Palam Vihar (Gurgaon) sub post office and a branch office at Carterpuri under it, and NoBroker places the sub post office in B Block.
The police station depends on your block letter. The West district list from Gurugram Police splits the colony between two stations:
| Your address | Police station named in the list |
|---|---|
| Palam Vihar Blocks A to F | PS Bajghera |
| Palam Vihar Blocks G to K | PS Palam Vihar |
| Spanish Court, Vyapar Kendra, Choma and Carterpuri villages, Sectors 21 to 23A | PS Palam Vihar |
| Dharam Colony | PS Palam Vihar |
The Rajendra Park station's list also has an entry simply called Palam Vihar, so if your landlord names that station, check which address was given. Tenant verification is the landlord's job, so learn which of the two stations received it and keep a copy with the lease.
Which schools are close?
Several, and four carry CBSE senior secondary affiliation with a Palam Vihar address. Two of them we checked for this guide:
| School | CBSE register details |
|---|---|
| DPSG Palam Vihar | Affiliation 530101; year of foundation 1987, first opened as this school on 3 March 2008; affiliated 1 April 2024 to 31 March 2029 |
| Narayana e-Techno School | Affiliation 531635; C-1 Block; founded and opened in April 2018; affiliated 1 April 2024 to 31 March 2029 |
The other two, The Maurya School in F Block and Red Roses Public School in D Block, are described in our Sector 110 guide linked above. OpenStreetMap also marks Chiranjiv Bharati School, run by the Ansals, about 0.9 km from its Palam Vihar point; we did not check its board. A seat mid-year is the hard part, so phone the admissions office before the move and carry the transfer certificate by hand.
Where are the hospitals and markets?
Two large hospitals are inside the colony or on its edge:
- Manipal Hospitals Gurugram, at Block F, Gol Chakkar, lists its working hours as 24/7 on its contact page.
- Park Hospital, Palam Vihar, at H Block, Chauma Village, Sector 1, says on its own page that its emergency and trauma department runs 24x7 and gives a figure of 225+ beds. BioSpectrum reported on 30 June 2026 that a 100-bed addition, to be called Park Hospital Platinum, was due to open in November 2026.
Pick one, and save its emergency number in every phone in the family on the first evening.
For shopping, Wikipedia places Ansal Plaza near Rezang La Chowk in Sector 23, launched in 2007, and on the map it is about 0.5 km away. For everyday needs, OpenStreetMap marks a Reliance Fresh at a similar distance, Palam Vihar Vyapar Kendra at about 0.6 km, the Palam Triangle market at about 0.7 km and the HUDA Sector 23 market at about 1.2 km. NoBroker's map also names an H Block market.
How will you get to work and to the airport?
By road, mostly. These are straight-line distances from OpenStreetMap's Palam Vihar point; real routes are longer:
| Destination | Distance as the crow flies |
|---|---|
| Palam Vihar bus stop (GMCBL) | about 0.4 km |
| Gurgaon railway station | about 3.5 km |
| Yashobhoomi Dwarka Sector 25 metro | about 4.5 km |
| Udyog Vihar Phase 4 | about 4.7 km |
| Dwarka Sector 21 metro (Blue Line and Airport Express) | about 5 km |
| Cyber City (Rapid Metro) | about 5.4 km |
| IFFCO Chowk metro (Yellow Line) | about 5.6 km |
| IGI Airport Terminal 3 | about 6.9 km |
One city bus route runs through the colony. YoMetro, a third-party site, lists GMCBL route 222C from Gurugram Bus Stand to Ram Mandir Palam Vihar, with its first bus leaving at 7:00 am and stops at Palam Vihar Block C1, Krishna Chowk, Carterpuri Village, Columbia Asia Hospital and Cosmos Executive Apartment, about 35 minutes end to end. GMCBL's own site did not confirm it for us, so ask at the stop. OpenStreetMap also shows a Palam Vihar railway halt, but we found no reliable timetable for it; do not count on it for a daily commute.
The metro is coming, slowly. Wikipedia's Gurugram Metro entry routes the second phase, Sector 9 to Cyber City, through Palam Vihar Extension, Palam Vihar and Sector 23A. Its builders, GMRL, invited bids for that stretch on 5 October 2026; by 23 October no main civil contract had been signed. Our Cyber City newcomer guide explains why that is a years-away station, not a reason to pay more rent now.

What does moving into Palam Vihar cost?
Our owner, Radhe Shyam, set indicative bands in October 2026 for a move that starts elsewhere in Gurgaon: a Palam Vihar arrival with three bedrooms falls within Rs 12,000–15,000, a two-bedroom one within Rs 8,000–12,500, a one-bedroom one within Rs 4,500–7,000. The same bands appear on our Gurgaon city page. An old kothi with heavy furniture and a storeroom needs more crew than a compact flat, so it tends towards the top of its band, and anything bigger than three bedrooms is priced after a survey.
Coming from Delhi? Between the two cities the bands rise to Rs 14,000–16,500 (three bedrooms), Rs 10,000–13,500 (two) and Rs 7,000–8,000 (one). UNI reported on 26 October 2026 that Delhi bars outside-registered vehicles below the BS-VI standard between 1 November 2026 and 31 January 2027. If your goods are loaded in Delhi this winter, ask whether the truck meets BS-VI. Our Delhi and Gurgaon moving guide covers the paperwork for that crossing.
Our head office is close by in Sector 110, in Phase 2 of New Palam Vihar (E-94, Gali No. 1A). Our phone line is staffed 8 am to 9 pm from Monday to Saturday; on Sunday the office stays shut. What the crew does on moving day is listed under household shifting, and if you are still weighing the colony against Sector 23 next door, our Sector 23 page covers that side.
Key takeaway
Palam Vihar is the lettered Ansal colony, Blocks A to K, not New Palam Vihar. Expect to rent a floor in a plotted house at roughly Rs 12,000 to 35,000 for two bedrooms, use PIN 122017, file verification at Bajghera for Blocks A to F or Palam Vihar for G to K, and check that your floor is an approved unit. Two 24-hour hospitals and four CBSE schools are close; the metro is still at the tender stage.
Once you hold the keys, share both addresses with our team, with the block, pocket and floor at each end. Please read this as general information reflecting the cited sources on 5 November 2026. Rents, bus timings, police boundaries and enforcement drives change, so confirm them again before you sign or pay.
