Moving to Sector 46 usually means renting one floor of a rebuilt HUDA plot, or a flat in Greenwood City, in a large old sector about 3 km from Millennium City Centre metro station; two-bedroom homes listed on 5 November 2026 asked Rs 18,000 to Rs 42,000 a month. Before you arrive, fix one PIN for your papers, find out whether your tenant verification goes to PS Sector-50 or, in Greenwood City, PS Sector 40, and check a school's CBSE record before paying a fee.
This guide is about your first weeks as a resident, not the moving day. How our crew handles the lanes, the market and the vehicle is set out on our page about packers and movers in Sector 46 Gurgaon, and the permissions you need are in our Sector 46 rules guide. We read each source listed at the end on 5 November 2026, except where a different date is shown.
How big is Sector 46, and which part will you live in?
Large, and mostly plotted. The Tribune described it in September 2024 as one of the largest sectors in Gurugram, with more than 30,000 residents. An older count, from a June 2017 CitySpidey report, gave 3,200 plots and about 5,000 families. That report also showed the sector's RWA allotting sheds to the ironing vendors and holding them to a fixed rate list, a sign of an active residents' body.
Your address will fall in one of three kinds of pocket:
- The HUDA plotted blocks. Plotted houses, now largely let as builder floors, around the HUDA market. Listings call this area "Huda Colony".
- Greenwood City. A colony shared with Sector 45. When the Municipal Corporation of Gurugram took over its roads, water, sewers, parks and streetlights in August 2022, the Times of India's report (republished by Prithvi Estates) quoted residents describing six blocks, with separate RWAs speaking for different blocks.
- Jal Vihar Colony. Reached by the road that runs from behind the HUDA market towards Sector 51, according to the Tribune's 2024 report. A member of its own RWA was quoted by the Tribune in April 2025.
Square Yards, read on 5 November, also lists a handful of apartment projects, Shapoorji Pallonji's The Dualis among them. For most renters, though, the choice is a floor.
What kind of home can you rent, and at what price?
A builder floor, in most cases. In Square Yards' rental data, builder floors make up 74% of the homes offered for rent here, PG rooms 17% and apartments 9%. For real asking prices, we read the NoBroker listings that its Sector 46 rental search returned on 5 November 2026. Of the 21 we could read in full:
| Home | Listings read | Asking rent a month | Typical deposit |
|---|---|---|---|
| One room (1 RK) | 4 | Rs 7,500 to 16,000 | One or two months |
| One bedroom | 2 | Rs 15,000 and Rs 25,000 | One month |
| Two bedrooms | 8 | Rs 18,000 to 42,000; most Rs 30,000 to 36,000 | One month in five listings |
| Three bedrooms | 7 | Rs 33,000 to 50,000; most Rs 42,000 to 49,000 | Two months in six listings |
Eight of the 21 added a monthly maintenance charge, from Rs 500 to Rs 3,000. The cheapest two-bedroom, at Rs 18,000, was a house in Block F near Manav Rachna; the dearest, at Rs 42,000, was a 1,100 sq ft flat in Huda Colony. NoBroker's own summary gives a narrower Rs 19,000 to 32,000, so treat it as a rough guide and the live listings as a better one.
Have the floor, the parking spot, any lift and the water bill arrangement set down in the lease before signing.
Which PIN should go on your papers?
Probably 122003, but check, because the records disagree:
| Record | PIN given for Sector 46 |
|---|---|
| India Post directory | 122003, filed under Gurgaon Sector 45, a sub post office; Jharsa, Smaspur, Wazirabad and Gwal Pahari are branch offices on the same code |
| NoBroker locality page | 122003 in the header, 122022 in its FAQ |
| Square Yards overview | 122003 in its FAQ, 201301 (a Noida code) in its text |
| CBSE record, Amity International School | 122002 |
| CBSE record, Manav Rachna International School | 122001 |
Read the code off your house's electricity bill and give that one number to the bank, Aadhaar, the employer and the school. Add the block and house number every time; "Sector 46" alone is too big for a courier.
Which police station covers you?
It depends on the pocket. Gurugram Police's East zone jurisdiction list gives PS Sector-50 "Sector-46", together with Sectors 49, 50 and 51 and the villages of Ghasola and Samaspur. The same list names Green Wood City separately, under PS Sector 40, alongside Sector 45 and South City-1.
So a house in the HUDA blocks most likely files with PS Sector-50, and a Greenwood City flat with PS Sector 40, even in the blocks that carry a Sector 46 address. Jal Vihar Colony is not named, so ask. OpenStreetMap marks a station labelled "Sec 51" about 0.9 km from the sector's centre point and the Sector 40 station about 1.6 km away. Have the station confirm your address before the form goes in.
The Gurugram Police verification page puts the duty on the owner: tenant details and documents go to the station covering the property, and an online route exists. Agree in the rent agreement who files it, keep the acknowledgement, and do the same for a cook, driver or other help before they start.
Which schools are close, and are they recognised?
Two senior secondary schools with Sector 46 addresses are on the CBSE register:
| School | CBSE affiliation | Founded (CBSE record) | Affiliated until |
|---|---|---|---|
| Amity International School, Sector 46 | 530535 | 2004; first opened 1 April 2005 | 31 March 2029 |
| Manav Rachna International School, Greenwood City, Sector 46-C | 530699 | 2008 | 31 March 2028 |
On OpenStreetMap, measured as straight lines from the sector's centre point, Manav Rachna is about 0.3 km away, Amity Global School 0.5 km, iDiscovery School 0.6 km and Delhi Public School in Sector 45 about 0.9 km. Amity Global School is a separate school from Amity International; we did not check it, or the others, against a register. Ask any school for its board, recognition and bus routes before you pay.
Where are the hospitals and shops?
Close, by Gurgaon standards. From the same OpenStreetMap centre point:
- Hospitals. Jain Hospital about 0.8 km, Cloudnine Fertility Hospital about 1 km, CK Birla Hospital about 1.4 km, Artemis about 1.4 km and Park Hospital about 2 km. We have not checked their emergency cover or hours; save one emergency number before the move.
- Shopping. The HUDA market is inside the sector. Mall Fifty One is about 1 km away, HighStreet 52 about 1.3 km and Raheja Mall about 2.3 km.
How will you get around?
By road for now, with a metro stop promised. Straight-line distances from the sector's centre point on OpenStreetMap:
| Destination | Straight-line distance |
|---|---|
| Millennium City Centre (Yellow Line) | about 3 km |
| IFFCO Chowk (Yellow Line) and Sector 53–54 (Rapid Metro) | about 4.3 km |
| Sector 55–56 (Rapid Metro) | about 4.8 km |
| Sikanderpur | about 6.1 km |
The new line will pass through. Wikipedia's Gurugram Metro article lists a Sector 46 station on Phase 1 between Sector 45 and Sector 47, with civil work started in November 2025 and 2028 given as the opening target. The article's text calls the stop between Sectors 45 and 47 "Cyber Park". Do not count on a date; plan the first year around the Yellow Line, cabs and autos, and the stop named "Sector 46" that OpenStreetMap marks on Netaji Subhash Chandra Bose Road.
What should you ask about water, power and the street?
Ask before signing, because residents do raise these. A NoBroker reviewer, writing in September 2025, complained of low water pressure. Square Yards' review summary lists waterlogging in the monsoon and broken roads among the downsides, and the Tribune's 2024 report covered rain-damaged inner roads.
Questions for the landlord:
- Is the water municipal, and is there an overhead tank and a booster pump?
- Does a backup inverter cover the pump and the lift?
- Whose name is the electricity meter in, and is the last bill paid?
- Where do you park, and who else shares the staircase?
- In Greenwood City: are any old maintenance dues owed on the flat?
What should you finish in the first month?
- To do: A single PIN, copied from a bill, used on all forms
- To do: Tenant verification filed at PS Sector-50, or PS Sector 40 for Greenwood City, with the receipt kept
- To do: School seat confirmed in writing; affiliation checked on CBSE's register
- To do: A hospital picked and its emergency line stored in each family phone
- To do: Photos of the electricity and water meters at handover
- To do: Delivery apps updated with block, house number and a nearby landmark
- To do: The RWA of your pocket (HUDA blocks, Greenwood City block or Jal Vihar) told who you are
What will the move itself cost?
The size of the home sets the band. Radhe Shyam, our owner, gave these indicative ranges in October 2026, and they are also printed on our Gurgaon city page:
- One bedroom: expect Rs 4,500–7,000 inside Gurgaon (Rs 7,000–8,000 if the old home is in Delhi).
- Two bedrooms: expect Rs 8,000–12,500 inside Gurgaon (Rs 10,000–13,500 from Delhi).
- Three bedrooms: expect Rs 12,000–15,000 inside Gurgaon (Rs 14,000–16,500 from Delhi).
A whole plotted house with a roof store is priced after a survey. For the Delhi figures, one dated rule matters: Delhi's winter order, as UNI described it on 26 October 2026, keeps out any vehicle from outside Delhi that is not BS-VI compliant, from 1 November until the end of January 2027. Ask for a BS-VI truck if your goods are loaded in Delhi.
Of our offices, the South City II branch in Sector 49 is nearest. Calls are taken from 8 am until 9 pm, Mondays through Saturdays; the office does not open on Sundays. What a full home move includes is listed under household shifting, and if the new floor is still being readied after your old lease runs out, storage can hold your goods. If you are still weighing Sector 46 against its neighbour across Ambedkar Chowk, read our Sector 51 newcomer guide.
Key takeaway
Sector 46 is a big HUDA sector of rebuilt floors, plus Greenwood City and Jal Vihar Colony. Two-bedroom homes asked Rs 18,000 to Rs 42,000 on 5 November 2026. Use one PIN from your bill (usually 122003), have the tenant form filed at PS Sector-50 (PS Sector 40 for Greenwood City), and check Amity (530535) or Manav Rachna (530699) on CBSE's register. Millennium City Centre metro is about 3 km away; a Sector 46 station is planned for 2028.
Once the lease and the date are settled, tell us the old and new addresses, including block and floor, and we will send a written quote. Treat everything above as general information, taken from the listed sources as they read on 5 November 2026. Rents, postal records, police boundaries and metro dates do change, so recheck them before signing a lease or paying a fee.
